Security Deposit Alternative — Qualification Requirements Qualified applicants may move in with less upfront cost by paying a non-refundable fee equal to 5% of one month’s rent instead of a full security deposit. To qualify, applicants must meet all of the following: Income: Gross monthly household income of at least 3× the monthly rent (for voucher/subsidy holders, applied to the tenant-paid portion). Credit: Minimum credit score of 650. Bankruptcy: No bankruptcy, or bankruptcy discharged more than 4 years ago. Collections: No non-medical collections; no collections from a previous landlord or utility company. This optional program does not cover damages — tenants remain fully responsible for any damage beyond normal wear and tear.
