If you’re one of the many would-be Californians who can’t imagine not living close to the water, then Stockton’s Seaport area is well worth a good, long look. This neighborhood was once known for its shipping roots and busy industrial docks, but now it’s a laid-back haven for blue-collar types.

Some of the perks of living here include small bungalows along quiet streets, soothing views of the San Joaquin River, and the sight of tugboats skirting the horizon. Expect practical housing, like converted duplexes and small apartments, all just a short drive away from downtown. It’s everything there is to love about waterfront living without the stress-inducing rents.

2. Brookside

If you’ve got your heart set on a neighborhood that’s polished and appealing without being out of your reach financially, Brookside just might be a fit. Situated right near Brookside Country Club, residents enjoy prime access to walking trails, golf courses, and idyllic tree-lined streets.

And yes, there are luxury homes here, but you’ll find plenty of apartments and small properties sprinkled among them, as well as the nearby fairways. Just 15 minutes away from downtown, Brookside is easygoing and comfortable.

People jog here. They walk their dogs here, often waving at neighbors as they pass by, offering an accessible way to experience the best of Stockton without paying through the nose for the privilege.

3. West Stockton

Even if you’ve never been here before, this neighborhood feels familiar and steady in a way that truly makes you want to live here.

Who lives in West Stockton? You’ll find long-time locals and retirees living right next door to smiling families. Everyone here takes impeccable care of their yards and porches, and downtown is just a quick 10- or 15-minute drive away, so commutes are pretty painless.

West Stockton isn’t a fancy place to live, but it does offer a unique sense of space and authenticity that’s as appealing as it is affordable.

4. Country Club Pacific / Valley Oak / Outer Valley Oak

Holiday Park is far from a household name if you’re new to Stockton, but trust me when I say locals consider it a hidden oasis for those in search of truly affordable housing in Stockton. Granted, it’s nothing flashy. But you will find plenty of comfortable homes, quiet streets, and trees here. Holiday Park is a place to slow down a bit, and that’s exactly how its residents like it.

Most Holiday Park homes are older postwar-era homes, but that fact is reflected in their price tags. Take your pick of multiple duplexes, apartment options, and single-family dwellings at some of the most reasonable prices in the entire city.

6. Akers

Akers is honestly one of those blink-and-you’ll-miss-it places, but don’t let that fool you. It’s also the type of neighborhood that quietly wins its residents over with its comfort and consistency. No, you won’t find the bells, whistles, and flair associated with some of the trendier Stockton districts, but you’ll love what you get for your money.

Akers is a primarily residential area filled with modest mid-century homes. Commuters enjoy fast, easy access to major roadways and shopping opportunities. Families and parents love the access to schools and other everyday must-haves. In other words, Akers is a gem that’s just right for those looking for someplace simple, affordable, and easy-going to live.

7. University District

This is a highly stable, well-established part of Stockton with a community spirit to match, and it’s only 10 minutes from bustling downtown. Head to nearby Pacific Avenue – one of my favorite areas to grab a bite or hang out – for convenient access to amazing shopping and dining opportunities.

Wandering into the Magnolia feels a lot like stepping back in time in the very best way. Quiet side streets, majestic mature trees, and unique older homes make it a favorite for renters who are looking for a place with character that doesn’t come attached to eye-watering rents.

Magnolia is far from a high-traffic area, but that’s exactly what makes it a wonderful place to live and simply exist. The people here take pride in their community. You’ll see them walking their dogs in the evenings or tending their gardens in the mornings. But Magnolia is still close enough to the area’s main roads to make commuting convenient.

Take a look at Magnolia if you’re looking for slow mornings, juxtaposed with a strong sense of community and price tags that won’t leave you in tears.

10. Weberstown-Kentfield

This is another neighborhood where most of the apartments and homes date back a few decades, which gives the entire area a really appealing “lived-in” feel. Everything you need is just minutes away, the people are friendly, and the rents actually suit a budget-friendly lifestyle.

As you can see, Stockton is the type of place that brings a little something to the table for everyone, making it California living at its best at a cost people can actually afford.
