Just moved to Orlando, looking for apt/townhome/rentals. My credit was ruined by an ex. Score too low, keeps being denied. I make $43,000 per year. Do I have to live in a cardboard box? I'm not the only person with poor credit. Any suggestions. I'm willing to pay a month security deposit.

The best thing to do is to call the apartments you are interested in and explain your situation. Some communities will have different options for people in your situation. It may be a co-signer, it may be a higher deposit, it could be first and last months rent or a number of other solutions. The only way to know for sure is to contact them directly and inquire. This is a question that only the community that you are applying will be able to answer. In most cases, some type of proof of income will be required however. Some communities will allow you to pay several months in rent or a higher deposit, but most require some sort of proof of income whether it is your past 3 pay stubs or a letter from your employer stating your income. If the court order states that you will be getting money from another source, they may require the other sources proof of income. Best of luck on your search!

What you will want to do is use our "Find Apartments" tab at the top of the screen to search for apartments in Washington DC. As this information can differ from community to community, once you find a few that you like, give them a call and ask them about their current rates and lease terms. Best of luck on your move!

Help!!Have to Move New Co. came in they r ok but still a big mess too too too many kids for me. Trying to move in Feb or Mar of 2010.. I have startin it looking around and driving around too. Alot of folks tell me i am looking to early.My credit is not good (bankruptcy due to medical and personal things) but I have a good renting history (4yrs never late and good standing with the apt.) would my renting history help me and when is the best time to go look on the inside of a apt. or do i have any luck in finding anything cause of credit rating....

A good rental history can help you when renting an apartment if the community that you are trying to find a place at holds that information in high regard. Resident requirements will vary from community to community, so do a search for communities that you like...then give them a call at the number provided and explain your situation. It's always better to be upfront about your credit and rental history.

This is my first time renting, I've always owned my home. I told management about not knowing anything about renting. I know feel that was a big mistake. I learned from living here the past 9 months that I should have done more research on the rentals in the area and about renting all together. I lost my house, had 5 days to move out. I feel like I've been taken full advantage of. Where and whom should I talk or contact to help figure out if I can break my lease, etc.

Renters do have rights and there are ways of dealing with unscrupulous leasors. Contact an attorney or a legal aid society for help on braking your lease. Also, may landlords will make addendums to the lease if you explain your situation. Check that first.

Because it's a legal binding contract, your best bet when dealing with a lease is to contact an attorney for legal advice. They should be able to tell you where you stand and if you have any type of claim.
