June 25, 2026 - Review from Apartments.comI recently reported them to Consumer Financial Protection Bureau, FDCPA, and Texas AG. Highly recommend avoiding this place. In addition to basic maintenance issues and poor property management, I've had a horrible experience with their financial handling of my account, which was always paid on time and in advance. Upon move out, I confirmed with the Community Director, Mary, that my account was in good standing. One year later I discovered I was reported to collections for payment issues. They ...never called, emailed, or contacted me about my account to clear it up before reporting it to collections. Once I discovered the issue, getting in touch with someone to work through it has been a challenge and I'm jumping through hoops. The office manager is always gone or unavailable, phone calls are never answered and emails take weeks to be responded to. I have just finally received their ledger records of my payments and they have false transactions and have mismanaged the accounting records. They are also unable to provide any proof of communication to me about the account issues before pursuing collections. At this point, I have reported them to Consumer Financial Protection Bureau, FDCPA, and Texas AG.Read More
Terrible maintenance and management
November 17, 2025 - Review from Apartments.comSince moving in, we had issues with plumbing (both of our toilets in our 2B2B apartment would not flush all the way or flush at all) and then our washer would not spin the water out of our clothes correctly so it would be sopping wet and then the dryer wouldn't dry the clothes. We had put in a maintenance request to fix the toilets, but even the maintenance guy didn't even know how to fix the issue. He even suggested that we flushed something down that would make it not flush all the way, but we ...literally just moved in and it didn't work off the bat. We had only flushed toilet paper to realize it didn't flush. At least one of our toilets kinda worked so we were really down to one toilet to use while the other toilet took 3-6 flushes to flush down a small piece of toilet paper. Then, during our initial move in week, we noticed the washer and dryer didn't work. We put in a maintenance request, but nobody came. They keep saying they're coming the next day to fix it and then it still isn't fixed. They even marked the request as completed when the washer and dryer STILL ISN'T FIXED. We had even went to the leasing office to notify them that the request is not completed despite it being marked off as completed because it STILL DOESN'T WORK. It has now been 5 WEEKS without a washer and dryer. We have to put out money to go to a laundromat to wash and dry our clothes even though this apartment complex advertises a washer and dryer in unit. DONT EXPECT IT TO WORK. The amount of trouble this apartment complex has given us since moving in has been ridiculous. There hasn't even been any sort of compensation, and we're expected to pay rent, community fee, and the water and sewage utilities?? What a joke. I would never recommend anyone to live here. I would recommend investing your money somewhere else with an efficient maintenance team, management team, and a freaking working toilet, washer, and dryer!!!Read MoreProperty Manager Responded

They've improved a lot
April 24, 2025 - Review from Apartments.comI've been living here for about two years, during which there has been substantial improvement. There have been three different management teams. For the first 1.5 years: first two management teams: three stars (4 stars for the first team, 3 stars for the second team). (issues related to friction at the front desk, unnecessary fines, failure on follow up due to turnover). For the last 4-6 months: five stars for the third team. The most important change that has been made in the past 4-6 ...months has been a change in management. The new staff: Maryam, Erica, gloria, Jessica, and Leo are all nice to be around (just got done talking with Maryam in a pleasant conversation). The new manager, Leo, is presumably bringing up people's spirits at the front desk (which might be why the interactions with the new workers Maryam, Gloria, and Erica have been pleasant, but it could also just be that they are nice), and the culture at the front desk is noticeably more cheery. I go there for coffee a lot, an it is always nice to walk in there. Even if everything is not perfect, I can tell that they are trying to change/improve things, and it is noticeable. When they were switching the wifi, the wifi went on and off repeatedly, and that sucked. Some other reviews mentioned, that. However, It is the new company they signed up with, and there was a "transitional phase" where they were installing new services for the 5G wifi. I am much happier with the front desk now, and issues are dealt with in a more transparent way. I can also see Leo and the other team when I go to the front desk problem solving issues with the maintenance team. I think the other two teams, while they were trying to deal with issues, were experiencing burnout to some extent due to the pressure. But with this team, I can see Leo problem solving with people, and I might be wrong, but I think that is going toward reducing the stress/burnout. Another reviewer mentioned the pool closure situation due to the parties, but come on: They have to remove the glass in the water, and they had someone working on it every day. The towing company thing is also due to people parking under the "cover". I hope that this team continues the current culture, and does not succumb to burnout, and I think they can probably do it. They have Gloria, who has been there for the longest, and she has provided a lot of guidance to people I think. I gave a 60 notice to move out and because management changed they still charged me to leave. Absolute horrible place to live. My first 3 weeks moving in my ac was out and I was forced to use a wall into in my window. The water is always cut off for no reason and you will get a back charge for that too.Property Manager Responded

Shared Living For Students!
November 20, 2023 - Review from Apartments.comMy best friend and I recently toured at Estates at East Riverside and we love the Shared Space option! The leasing team was able to explain the leasing process for us with ease. We did not feel rushed like we did at other locations. We love the access to downtown and the airport! We can also catch a ride to the campus on the bus! We are so excited to make our home here!!

Cool area to live in

I work from home twice a week and needed a decent location to be able to work a few hours. When looking for an apartment this go around I was looking for open work spaces and a nice fitness center. I personally have experienced friendly office team members and enjoy the common areas.

I moved from Georgia nervous and anxious at the same time. Phil there leasing agent made everything from being interested to making me fill right at home. Phil was the nicest leasing agent I spoke with while on my search for my new home, and I spoke with many properties in the area. Moving out of state was so draining until I fell upon this property!!! October 30, 2023 - Review from Apartments.comI have struggled in the Austin area to find a place that works for my roommate Paige and I however recently we stumbled across Estates during our last tour of the day. I was honestly so impressed with all of the amenity spaces provided and how well kept everything seemed. I sometimes work from home and needs an extra space to step away, they have these work spaces available next to the gym and I can’t wait to be able to separate myself from just my apartment. The overall feeling just felt right. ...The staff was so friendly and I was honestly surprised that Angela their manager was even in the office. Now days it seems like you don’t see managers present, but it came to our surprise that she was actually the one who took us on tour.
