Between the constant maintenance problems, the repeated leaks, the black mold, the lack of communication, and the neglect toward my pet’s safety, I would strongly advise anyone considering moving here to look elsewhere.     Colonial Grand is by far the best complex I have rented from, and I have moved around a lot! The grounds are well-kept; I feel very safe, even at night.     amazing! I have someone at my door within 24hrs of logging a request, every time, and that is unique to this complex for sure. You won't find that level of service anywhere else. Renting has changed over the last 10 years and the same quality you are used to living in costs twice as much these days. That's just life now; it's like that everywhere. But this place is the best value you will find in the Birmingham area. Keep your expectations realistic and you will be pleasantly surprised here.

    Pretty good. Water bill way too high since it is split up by building. The gym is way too small and missing weights. Quiet apartments. Maintenance usually fixes issues quickly.

    Good - increase in bugs over the past month. Had to request pest control come inside the apartment to spray. Do not like the new billing system that went into affect last month. A fee is charged to make a payment online now. I began taking a check to the front office but received an email this month stating MAA was ?paperless? payment now. Guess they have stopped accepting checks and I will have to pay the debit card fees.
