What They Don’t Tell You Before You Move In
May 27, 2026 - Review from Apartments.comMontanosa used to be a prime apartment complex, but it’s nothing like it used to be. Over the years, the property has steadily gone downhill. I’ve personally dealt with rats, roaches, and water bugs, and it’s obvious the property isn’t being cared for the way it once was. The appearance and upkeep have declined significantly. Garage doors are patched together, many don’t even match, and the overall complex is starting to look run down. What’s frustrating is that management seems more focused on ...policing residents than improving the property itself. You can’t even personalize your patio anymore without getting constant emails or text messages. Hanging a hummingbird feeder or a simple wind chime somehow becomes an issue because of “patio police” complaints. Honestly, one of the only consistently good things about living here was the maintenance team, and now most of them are leaving too. Meanwhile, rent keeps going up around 10% every year, leaving long-term tenants with two choices: move or pay it. To make matters worse, new tenants are often paying significantly less than residents who have lived here for years and always paid their rent on time. Loyal Resident Dissapointed
January 30, 2026 - Review from Apartments.comLiving here has been an ongoing lesson in misplaced priorities. The noise from my upstairs neighbor is excessive and constant, making it nearly impossible to relax or work in my own apartment. Despite repeated complaints and attempts to resolve the issue through the proper channels, the community relations office has been completely ineffective at addressing it. What does get immediate attention, however, is anything related to money or minor cosmetic rules. While legitimate quality-of-life ...issues are ignored, management seems far more concerned with policing items on my balcony and ensuring payments are collected on time. It’s incredibly frustrating to live in a place where serious, ongoing disturbances are brushed aside, but trivial issues are treated as urgent. For the amount of rent charged, I expected a basic level of support and accountability. Unfortunately, this complex has shown that tenant comfort comes second to appearances and profit. Doesn't Deliver
April 16, 2021 - Review from Apartments.comWe had high hopes for Montanosa. The management, aside from the maintenance team, doesn't deliver on their promises and has no interest in being honest or courteous with the residents. They will nickel and dime you and charge you extra fees when you try to move out. They are out to get as much money from you as they can while you are there. They have no interest in respecting their current tenants because they have military families moving in and out all the time so that is their bread and ...butter. The units are older, with a couple new coats of paint to cover up the mold in the bathrooms that have little to zero exhaust fans sucking out the air. The appliances are a bit older, unless you pay extra for updated ones, and the exhaust fan in the kitchen is non existent. Montanosa's management team doesn't deliver once you sign the lease. Hidden Fee's Galore, and Poor Business Practices.
September 28, 2020 - Review from Apartments.comRetention is not their goal. Draining you of money on hidden fees is. DO NOT GET INTO A LEASE HERE. Not a rant from an angry tenant since I loved my time living there... At one point in time I gave this business four stars. Then I saw the Essex businesses model in its true colors. Despite amazing staff navigating the property, the company itself is diabolical. Hidden charges and extra fees galore!! Dealt with mold issues, rats, and roaches. Poor quality units. Everything is falling apart with ...just a coat of paint covering it. They charge everyone who moves out for new carpeting. Regardless if it's needed or not. This is their standard practice. I also saw them charge tenants for broken a/c units that went out because they were from the 1980's. I couldn't be happier to be out from their umbrella and would WARN ANYONE TO RETHINK SIGNING PAPERWORK WITH THEM!! During the COVID-19 pandemic they used the moratorium as a gentle way to kick tenants out. Charging astronomical amounts to these individuals behind the scenes. Instead of working with tenants they used the moratorium to save themselves legal fees and move everyone out. Their fees came after "settling" deals with Essex's collection team. Some tenants had to pay their lease break fees while some were allowed to waive it. Others had rental increases. There was no consistency, or formula to how they treated people. Only trying to figure out how they could get as much money as possible while vacating units then highly increase their price. The staff was helpful and kind. The company is terrible, and will strong arm you into so many things you won't get the pleasure of discovering until you move out. Good luck.Read More

Management is horrible and you would think for the amount that you pay for rent, that they would respond to issues you have with your apartment right away. Also they have a huge rodent problem. After coming home from vacation, a giant rat had made its way into our fireplace from a hole in the roof and died. April 20, 2017 - Review from Apartments.comWe work in the early AM and the pool and hot tub closes at 10 pm but often doesn't get locked so there are many LATE night hot tub parties on work nights. We call the security as we've been told to and it takes 45-60 minutes for them to show up to get the people out. So our warning is to not live anywhere near the pool when you are looking to move here if you want a restful sleep. And the security is a joke, don't bother calling them. Otherwise it's a cool place to live.
