A Warning to Look Elsewhere for a Place to Call Home

I moved into TAVA Waters 16 years ago, back when it was proudly known as The Breakers, one of Denver’s premier luxury communities. At that time, it lived up to the promise — quiet, upscale, and well-managed. Sadly, the property has since undergone a dramatic decline, and I recently made the decision to leave. What was once peaceful and refined is now noisy, chaotic, and visibly neglected. Poor tenant screening and weak management have eroded the sense of community and stability. Safety is a ...
major concern: tailgating through gates is rampant, clubhouse parties are out of control, and there have been incidents so serious they required police, SWAT, and fire rescue. Yet management offers no clear answers about preventing firearms misuse or protecting residents from harm. High rents should come with safety, care, and accountability — instead, residents face dismissive communication, slow maintenance, and indifference. Scripted apologies from staff only mask the reality: management has abandoned its responsibility. Even on my last day, the leasing agent’s indifference underscored how little they value residents. I never imagined I’d feel this way in a place I once called home. If you’re seeking a secure, well-run community, please look elsewhere.

Over the past year we experienced persistent, disruptive noise disturbances from the pool and community areas next to our unit, often all day and nearly always late into the night. Some folks in the community categorize them as “ragers” with upwards of 30-50 people drinking and playing unreasonably loud music. We personally documented several of these incidents through written complaints, videos, and direct reports to both TAVA management and their contracted security service, Oculus Security. ...
Despite this extensive record, management repeatedly failed to act in any way to limit the noise and impact on us personally and others as residents. TAVA consistently responded with excuses, claiming it was “difficult to identify residents after hours,” “a staffing issue,” “supposed to have pool attendants but didn’t get any”, or “outside normal business hours.” Meanwhile, as a property they should have full access to badge data showing exactly who enters the pool, community center, and grilling areas during these times along with what can be assumed are CC TV in these locations. Even with this information, they rarely followed up & never enforced any of their own rules. When we became fed up in August, we were advised by management to file a formal lease release without penalty request due to these ongoing disturbances. We did exactly that, submitted detailed documentation, timelines, and evidence, only to have our request ignored for nearly a month after repeated written follow ups. We personally had to visit the Resident Services office multiple times just to get acknowledgment that the request was even reviewed, then had to push to have it escalated to Michelle (Community Manager). When a response finally came on Oct 3rd, our request to terminate the lease without penalty was denied. To make matters worse, we later learned in a follow conversation that Michelle (Community Manager) falsely noted in our resident file that we were offered a different unit as a “fair resolution” and that we (my wife and I) denied that offer. This is categorically false. At no point were we offered, verbally or in writing, a transfer or alternative unit. It’s prudent to note that we have recorded every in-person conversation with a resident services or leasing agents, and none contain such an offer. Importantly, this false documentation was then used as justification for denying our lease release without penalty and they still would assess us the $2,285 penalty fee.

Save Yourself a Headache - Don’t Rent Here

I’ve only had to live here 3 weeks to find out how badly managed this place is. It takes about 2 weeks for a maintenance request to be completed, and even then, they’re likely to not closely read the issue and mark your maintenance as done without ever looking into it. My bathroom sink has leaked since I moved in. When maintenance finally did show up (while I was away), they only checked the kitchen sink even though it clearly stated bathroom. original key didn’t work for any of them. When I finally got a “working” key and confirmation on which mailbox actually was mine, low and behold the key still didn’t work. The front office never answers phone calls or returns calls if you leave a message. The apartments themselves are nice, but it’s not at all worth the headache of trying to get the staff to do anything for you here.

I like living here. I enjoy the amenities however I feel that this community has changed over the years. It makes me sad because it is very beautiful & no care. I never see the security people drive around to ensure our safety. I can’t blame management if people don’t pick up dog poop or keep their area clean. There are enough bag dispensers around the community. Be an adult!! Overall I am happy here.

$300 fees and poor management

Any time I tell people what I'm paying for what (and where) I've got, they look at me like I'm crazy. Which I am, and moving out was the best decision I made. Management is terrible, never once returning a phone call, maintenence is a pain, they add on hundreds of dollars worth of fees for services that aren't even rendered. Go elsewhere.

My six years of living at Tava Waters has been beyond my expectations in living, amenities and lease renewals are exceptional!! . I do not believe I could have found a better place to call home. Safe and well maintained. I look forward to another year of activities and enjoying the nature of the community. I can travel and know that my home will be safe. Biking, swimming, paddle boating, fishing an onsite restaurant, trips to the casino, what more could one ask for in a community.

I moved into TAVA Waters in January 2023. The leasing experience was pleasant, but everything quickly went downhill. The communication is atrocious. My HVAC system has been on the brink of failure, and despite multiple maintenance requests, they refuse to fix it. The maintenance personnel lie about the system’s performance, misleading residents. The neighborhood is extremely unsafe, with multiple shootings and police raids since I moved in. The amenities are a joke. Pools and hot tubs are ...
often filthy, boat rentals are non-existent, and homeless people sleep in the gym. The place looks beautiful around the leasing center, but common areas are dirty. They bait-and-switch, showing pristine model units, but delivering trashed apartments. The pools are often filled with unsupervised children and large groups leaving behind beer cans and broken glass. They advertise a gated community, but the gates are always broken and left open. When residents bring up issues, the management rudely blames them instead of addressing the problems. It took them three months to send a contractor for a ceiling leak. Despite advertising as “luxury apartments,” they fail to provide even minimum services. There's also a serious mouse problem they refuse to acknowledge. If you want anything done, you have to threaten legal action or pay for repairs yourself. Avoid TAVA Waters at all costs. Find a better place to live.

Don’t move here

so here we go again with this "luxurious" gated community. My boyfriends car was stolen out of this GATED community and when we asked if we could please obtain any video footage from both gates we were told " oh they don't work"... uhhh what do you mean they don't work ?! isn't that the whole point of living in a GATED community ?! fast forward we buy a new car the old one is found and we have it parked in front of our apartment as we try and work the details out for selling it. here's the real ...
cherry on top of the cake ... the car gets BOOTED for non movement, we were told that someone patrols the area and noticed the car hasn't moved ( funny how you have enough people to patrol the area for non movement of vehicles but you don't have enough security to monitor the car theft that goes on here) ANYWAY, this car is still registered to the apartment complex as one of our vehicles, as a resident who pays a pretty penny to live here and also pays for a bunch of amenities we don't even have access too (valet trash service, smart home features) we SHOULD have been notified. shame on this apartment complex and shame on the property managers who run it. I can confidently say we will not renew our lease and I will never refer anyone to move here.

Good safe place to live.

Finding somewhere to feel like home is a hard thing to do but at TAVA Waters they make it easy. From crazy amazing amenities, to be able to walk your furry friends around a safe neighborhood and have plenty of places for them to play. There is no other place like this community in Denver. PS you get to say you have a fun lake and beach in your back yard. PPS. Free paddle boarding and kayaking in the summer provided by your new home.
