This room is perfect for local travelers, individuals between stable housing, or anyone looking to save money without compromising security or cleanliness. About the Home: You’ll be renting a private room in a home occupied by the homeowner. There’s a full-size bed in the bedroom. While the homeowner lives on-site, your privacy will be respected with limited interaction unless requested. Entry and exit must be through the private basement back door—no exceptions—to ensure discretion and comfort for all. Flexible payment methods accepted: Cash CashApp PayPal Zelle Direct bank transfer No lease is required and covers 1 occupant (no exception to one occupancy policy for children, second room must be rented if you have a child); rent is paid on a monthly basis by the 5th of each month (for example, 4/5/25, 5/5/25, 6/5/25). 3 months to 6 month agreements are available if requested. Pricing Structure: Short-Term Stay (1–14 days): \$90 per day Long-Term Stay (15+ days): \$700 per month, including all utilities. $700 is non-refundable and due in full prior to move-in. There’s a second room available if needed-requires an additional $300 per month, or $50 per day. Second room has a full-size bed and a closet. There is a half-finished bathroom in the basement with a toilet and shower. One washer and dryer are available and appear as they are pictured. If rent is not received by the 5th of the month, the renter is required to remove all personal belongings and vacate the premises within 2 business days. If moving out, all personal belongings must be removed by the 5th of the following month (for example, if not staying past April, you must fully vacate by May 5). Renters must return any borrowed items and relinquish all electronic lock passcodes provided during the stay. Private access information, including electronic passcodes, must not be shared with anyone under any circumstances. All policies are subject to enforcement by local law enforcement authorities when necessary. Included Amenities: Comfort & Connectivity: The room includes high-speed Wi-Fi to keep you connected for work or leisure, and the entire home is equipped with central air conditioning to ensure a comfortable living environment year-round. Street and Private Parking: Free street parking is available, along with one designated off-street space in the back. Patio Access: Enjoy a finished patio on the side of the house—a quiet spot to relax. On-Site Laundry: Washer and dryer available. A bleach cycle must be run before and after each use. Dedicated Fridge: Keep your groceries in your own fridge space in the basement. Storage: Plenty of secured basement storage with two private entrances. Public Transit: Convenient access—0.21 miles to the CHOP/Temple bus route, 0.5 miles to the Blue Line, and 0.8 miles to the SEPTA Regional Rail. Nearby Essentials: ShopRite: Just 0.4 miles away. Cleanliness is Mandatory: All clothing must be heat-treated in our professional-grade bed bug heat chamber upon arrival. Tenants must be obsessively clean. This includes spotless kitchen cleanup, keeping personal areas neat, and a monthly cleaning fee is included. Expectation is for renter to collect all trash throughout the house and placing it in the trashcan on the patio by 11 PM every Wednesday, unless it is necessary to do so sooner. Additionally, the tenant must take the trash to the curb by 11 PM every Thursday. No odorous food waste (such as crabs, bones, scraps, or similar items) may be left inside the house at any time to maintain cleanliness and prevent pests. Dress Code: Shirt and pants/shorts must be worn in all shared spaces. Respect Property: No property damage or misuse. Respect for others and their belongings is non-negotiable.
