  • Management hides dysfunction behind fake professionalism

    Ignore the polished, “professional” reply they will inevitably post to this. That tone is a facade and not how tenants are actually treated. This property is poorly managed and the problems are systemic. A package with my name was marked as picked up by the office and was never recovered or meaningfully investigated. Staff communication was consistently dismissive and passive-aggressive, with calls and messages often ignored. There were undisclosed pest issues, including a nearby unit being ...
    sprayed for roaches and later seeing roaches in my own unit. Common areas were frequently unsafe or neglected: package room and gym doors repeatedly broken or unsecured, unsupervised children running through the gym and breaking glass, people shouting in common areas and the dog park with dogs left unattended, frequent water outages, screaming domestic disturbances, and regular police presence. The neighborhood environment felt tense and unsafe, with a lot of anger and instability. Maintenance responses were slow and often poorly executed: a broken stair took weeks to fix, a dryer vent repeatedly came loose and I had to fix it myself, appliances were low quality, and a towel rack failed because it was mounted into drywall and then “repaired” by patching and drilling straight back into drywall again. Management also changed the payment system and imposed ridiculous fees. Leasing practices were dishonest, including delays and refusal to honor advertised deals when attempting to transfer units. Fees were poorly explained, utilities billed in arrears, and move-out charges included wall repair, extra cleaning, and a disputed carpet replacement that consumed the deposit, followed by contradictory billing notices. For clarity, my issues are with management, not individual maintenance staff. The consistent pattern here is deflection, bureaucracy, and lack of accountability hidden behind a carefully managed professional tone.

  • Great Staff with new management

    Since the new office staff came in last year this place has really picked up! I feel like we are actually being heard and the apartments are really turning around. The only bad thing would be that the locker room door is always getting stuck and management (PM & APM) is always busy but it's ok as the leasing staff is very helpful too!

  • Worst Apartment Complex

    Arbor creek in beaverton is a terrible apartment complex. I lived there for 2 years and during that time span a roofer fell through my ceiling into my apartment, got insulation all over my apartment and my child’s toys, no one ever came from the apartment complex to check and see if we were okay or if the roofer was ok. We were told that they would professionally clean our apartment twice and this was never done. We had a huge crack in the ceiling, black mold in EVERY window, the property manager ...
    never returns your call. I’ve called the managing company 5 times in one day and no one ever returned my calls/voicemails, when submitting work orders they take weeks to respond and do not care about their tenants whatsoever. I also had an issue with a woodpecker that was pecking on the metal part of the gutter, this went on for over 3 days, I left voicemails and called the office multiple times and the issue wasn’t resolved for over 3 days, and they didn’t care that my child, who is under 2, was not able to sleep due to the woodpecker pecking right above her room. After moving out of the apartment complex I was then charged for carpet cleaning, even though I was told the carpet was clean when I moved in. That was a complete lie. I hired my own carpet cleaning company and when they clean the carpets in my unit the water was completely black each time they cleaned over the carpet. The water never changed from black or got lighter. I was then told by security properties that I owe them $167 for the carpet cleaning fee. I told them that I would like to speak to the managers at arbor creek to discuss this charge and I still have yet to get a phone call from them. But I continue to get emails saying I owe them money. I then was still never removed from their Amazon hub account and was emailed and texted about packages that came which ended up not even being mine. And the cherry on top of everything is when I went to arbor creek today to see if this package was mine and I stood outside the office for over 10 minutes until a maintenance worker saw me and had asked if I had been helped. In conclusion, this was the worst experience I’ve ever had living at an apartment complex. They do not care about their tenants at all.

    Moving into Arbor Creek was the best decision I made in my massive search of apartment homes. I honestly looked at dozens and dozens of properties in making my final decision, and I could not be happier here. It does not feel like an "apartment complex"- it feels like a community.     Is a great apartment community to live in, I love the green areas as well the access to almost everything I need when it comes to hanging out with my son. Is always clean and everything is always getting fix or is under construction which shows the apartments are always of great quality to live in.

    I absolutely love this apartment so far. They keep the grounds VERY kept up and clean. I feel like it is more of a home, instead of an apartment. The wood-burning fireplace and washer and dryer are a big plus for me. The neighbors I have met have been here for years, that to me says a lot about a community.
