Avoid!
June 11, 2023This place is an absolute joke. Moved here in April 2023 and it has been nothing but issues ever since the application process. Severe shower leak that took 3 maintenance requests to fix. Found mold that took over a month to even be addressed. And the only reason I was contacted about it was because I called the city inspector to come inspect the unit. The regional manager is absolutely awful and rude. Speaks to you like it is some giant inconvenience that I have mold in my apartment they are now ...forced to fix. If you have issues here make sure you take the proper steps to document all your issues and contact the proper people to make sure this property and their management company, LR Management, is forced to fix issues such as mold and others since it seems like it is the only way to make them take action. Also contact an attorney if you feel like they are not taking care of your issues appropriately. Because I can guarantee you that is the only way they will take steps to try and fix it. September 30, 2022A half star is more accurate and that’s only because this place provides shelter from the outdoors -can’t drink the water, it’s nasty, I fill water bottles at my job -hope you don’t like showering cause the drains don’t work so you get to stand in your own bath water, how fun -dishwashers are garbage, they don’t even clean your dishes -the laundry rooms are a joke, you’re better off going to a laundry mat but be expected to still pay for that amenity in your rent -rent is WAY too high for all ...the problems I’ve had and I already know when my lease is up they’re going to jack it up even more -literally no insulation so your electric bill will be insane -maintenance takes at least 3-5 months to fix things unless you hold back your rent -all the units are infested with spiders and gnats -there’s dog poop EVERYWHERE and no one changes the dog stations so they’re pointless -if you have pets there’s broken glass all over too so good luck going on a safe walk -the kids in the neighborhood are unhinged, they just run loose and cause havoc I haven’t even lived here a full year and I can’t wait to leave. Horrible management
September 16, 2022Do not get distracted the prices you see at this place. There is constantly serious issues with plumbing. Over the course of 3 years the toilet and bathtub have flooded with sewage 5 times. 3 of those times were significant enough to reach onto a large amount of carpet. They do not care to invest the money into seriously fixing plumbing. They have cameras in the mail room to give the illusion that they monitor stealing but they do not actually work. Your items will be stolen at some point. They ...are horrible at communicating with their tenants. All too often they will have important notice letters such as building inspection next week but they will not give you the letter until the morning of. If sadly are on month to month rent they will try to tell you that they are raising your rent ~5 days before the 1st and will expect you to pay the increased price immediately. Terrible Customer Service
September 6, 2022My boyfriend and I lived there for a year. They never kept up with maintenance requests and when we tried calling they rarely picked up the phone. When we were looking to upgrade to a two bedroom they told us we couldn't apply until our lease was up. Once our application was approved they would not call us back. Don’t do it
August 1, 2021Come live at Arbor one apartments! You’ll be treated to convenient dumpsters (with trash all around them, beautiful lawns (covered in trash), fully functioning facilities (broken doors and mailboxes), and amazing flooring (weeks to replace flooring but no other effort to improve the apartments as a whole). As an added bonus, you also get all the abandoned vehicles you could possibly hope for, people driving 50 MPH down the road (fun for kids and pets alike!), and office staff so up to date with ...the complex they don’t even know what the apartment numbers are! July 15, 2021FOR THE LOVE OF ALL THAT YOU BELIEVE IN, DO NOT RENT WITH ARBOR ONE APARTMENTS!!! I DIDN'T EVEN GET TO MOVE IN!!! This place is INSANELY shady and the office workers are very rude and unprofessional. Not worth what seems like an awesome deal in the Ypsi/Ann Arbor Area! I would give 0 stars if possible. I had signed a lease and was keeping somewhat regular contact with the leasing office... couldn't get a hold of anyone via phone. The day before my move in was scheduled, I emailed the office ...just to confirm/ask if everything was okay... THEY HAD ME IN THE SYSTEM FOR A DIFFERENT MOVE-IN DATE THAN MY SIGNED LEASE SAID SO THEY TOLD ME THE DAY OF MOVE-IN AT 9AM VIA EMAIL THAT THEY DIDN'T HAVE AN APARTMENT FOR ME. THAT'S IT. DIDN'T GIVE ME ANY OPTIONS. What if my previous apartment's lease had ended that day? Besides having 90% of my possessions packed into my car at that point, I also had changed my address with my bank, the post office, got new car insurance, etc., etc. and had to find a new, different appointment THAT DAY and decided to stay out-of-state since the job I was moving for is remote. I physically went into the leasing office later that day with a written letter to cancel as stated as being allowed in my lease since they did not give me the promised accommodations and the leasing agents started giving ME attitude when it was their faults I could have so easily been homeless. I am actually now so thankful I was able to break my lease due to all of this nonsense as stated in the lease and that I still had my own apartment until the end of the month - I feel like I got out of an abusive relationship before it really started. I did end up getting a refund for my security deposit and first month's rent (a good total of ~$1500) TODAY when my scheduled move-in was June 1st - it took them a month and a half to get it to me and I had to go through the actual company (LR Management based in Troy) rather than just Arbor One to get it. Overpriced!
June 8, 2021My apartment has the address listed on the wrong building, and the buzzer is also on the wrong building, and they keep saying they can fix it when it's clear it's not fixable, yet they did not continue the discount I was given on my rent for this inconvenience. It took an entire month for maintenance to light the pilot light for me heat this winter, and that was after new management. When projects are done in the hallways, often notice is not given, and I was trapped in my apartment for 2 days ...while they were doing the floors with no notice whatsoever. When painting is done, the tape and wet paint signs remain for 2 weeks after paint is dry. They will say your rent is one thing but beware!
