Colts Run has been a great place to live.
February 6, 2026I’ve been here since mid-2022, and from my first visit I felt welcome. Savannah, then a leasing agent, now the complex manager, greeted me with a smile, answered all my questions directly, and was genuinely kind. I was going through a tough time, and everyone at Colts Run was patient, helpful, and kind. They made the process stress-free, which I appreciated. The office staff is friendly and approachable. Whenever I’ve had a question or concern, they’ve always listened and never dismissed me. I’ve ...seen them treat other residents with the same care and respect. Before moving here, I looked at many apartments around Lexington. Regarding cleanliness: Some places had walkways and stairs covered in months of leaves and trash, but Colts Run is always well kept. The grounds are clean, green areas maintained, and common areas presentable. The dumpsters are convenient and discreet. Unlike some complexes with one overflowing dumpster, Colts Run has multiple dumpsters and recycling stations, and trash is picked up regularly. Maintenance has been great. Every request is handled quickly and professionally. In January 2026, my heat went out on a Friday morning. They came right away, provided space heaters for the weekend, and fixed the heat Monday morning. That responsiveness really matters. Noise is minimal. I don’t hear TVs, voices, music, or appliances from neighbors. Aside from occasional steps upstairs, it’s very quiet—unlike many other places I toured with paper-thin walls. I love the apartment layouts and design. Big windows let in plenty of light, 9-foot ceilings make the space feel open, and ceiling fans are easy to use from the wall switch. My apartment was clean and move-in ready. About apartment care: Some issues, like mold, can be caused by building structure or ventilation, but everyday habits matter. Like any home, if the person living there doesn’t care for it daily, problems can happen. I’ve lived here for years and haven’t had mold issues, thanks to good maintenance and sensible basic care on my part. Other features I enjoy: the complex has reasonable standards for exteriors and balconies, so there are no broken blinds, makeshift curtains, or cluttered balconies; extremely quiet dishwashers with double sprayers, rare two- and three-bedroom units with two-car attached garages, two-story buildings that feel open, gas appliances (great during power outages), and a fireplace! Corporate Crap - No support
December 8, 2025Colts Run (Bayshore Properties) are owned by an out of state corporation and the staff on site are complicit and powerless to fight the corporate BS in getting things handled. My apartment had mold and needed repairs that caused over $15,000 in damages to my personal items. After nearly a year of maintenance requests, involving Code Enforcement, writing emails and letters to corporate and talking to the manager Savannah directly multiple times, I was told “do what you need to do”. After 9 ...months of hell, I was let out of my lease in an email by someone I have never spoken to with 30 days to move, no rent back and no remediation for my damages. Good property, if you like the heat
August 29, 2024Over the years I've lived here the property has generally been acceptable. Hope you like boiling though, maintenance insists an 83-degree apartment is normal and refuses to help. Highly NOT recommended
August 27, 2022Very disappointing experience and extreme dissatisfaction. Highly NOT recommended. It started when we moved in. We had to struggle with Mice for at least two months. We had to buy mouse traps ourselves (caught myself two dozen of them, almost everyday). The service was so poor that we sometimes had to wait for a week until someone will come. The apartments are old... one night we woke up at the sound of water leaking from the ceiling flooding our apartment and damaging our furniture. Our ...neighbor had to call the fire department because they were not answering the call and only came after three hours. When we desperately needed to extend the lease for only two months before we leave Kentucky, they charged us double the rate (paying two months rent each month) and we really regretted that because they sent us another bill for damages (more than a month rent). What really pissed me off is that when I mistakenly paid at the beginning of the month extra one month rent (through autopay system) and asked them to return it, they said we cannot do that it would be credited for the next month. Awesome place to live!
May 10, 2022I love living here at Colts run! The staff is incredible and are very responsive to any problems residents have. The pool is lovely plus the amenities are fantastic. The walls are thick, and we never hear any of our neighbors. Initially we talked to Kendra, and she was very informative and answered all of our questions and then some! Great place to live

Look closely before you move here
January 13, 2021These apartments are old and basically falling apart. We have had rats in our ceilings and walls for over two months!!! They have had maintenance here multiple times and pest control. After rats chewed various holes in our bedroom walls and nonstop chewing we’ve had it!! Very poor excuses have been give to us each excuse different. Please don’t move here! The upstairs apartments are so hot in summer, the windows are ready to fall out, steps are crumbling. Overall a messProperty Manager Responded

A great place to live
September 23, 2020Having lived at Colts Run for quite a few years, I can verify that it’s a great place to call home. The property is quiet and safe, and the friendly staff do their very best to keep things running smoothly. The green spaces are well maintained, and when I have a question or concern, the staff responds promptly. The swimming pool and fitness center are great pluses.Reseña de Apartments.com

Colts Run Poorly Reacts to Fire Victims
October 28, 2019Hello. I want to tell you about my experiences with Colts Run Apartments. Up until September 21st, 2019, my experience was good; however, on this dreadful day, the true light shined on this apartment complex. What happened? On September 29th, 2019 at 4:30 AM ET, I was awakened to a smoke-filled room where the apartment adjacent to mine was on fire. When I opened my eyes and began coughing, I saw the red lights of the fire engines out front. I panicked. The apartments’ built-in smoke detectors ...were not sounding, but I made it through the bedroom and out the front door where I was greeted by the police asking me to evacuate. After gathering my cat, we were both safe. Thank goodness to the smoke waking me up under such a dangerous situation. I am also relieved that all human life was spared, but unfortunately, a pet owner lost one pet in the fire. It was on this day, I found out how I would or would not be treated as a resident. This is where this review begins… My apartment did not suffer any fire damage, but it did suffer significant smoke damage. Even more, than a month later, I can still smell the smoke. I have had to throw out one couch and cleaning walls, carpets, and floors are not helping. When I contacted the office, I was told: “call your insurance.” The office is not doing anything to help me. When I asked about moving to an apartment like mine, they did not have any available on the first floor, such as my apartment, but they would put me on the waiting list. When I asked about getting out of my lease, they denied it. And finally, when I asked about moving into a larger apartment on the bottom floor, like mine, I was told yes, but I would have to pay the higher rent amount. Again, the front office is doing nothing to help me. In times like this, you find out how these apartment complexes react and in my case, very poorly.Property Manager Responded

Currently we are working with local agencies and all affected residents to accommodate their needs, and are restricted with what we can do based on available apartments. We ask all affected residents to contact their renter's insurance carrier as they are the ones to provide restitution for smoke and other damages.
