June 16, 2025I have been a resident of this apartment complex for over seven years. In the beginning, it was truly a gem in Dekalb County, featuring minimal noise, beautiful scenery, and excellent customer service from property managers Cindy and Susan. However, shortly after they left, the property began to decline. This decline led to issues like car break-ins, instances of domestic violence, and I frequently heard fights occurring. The eviction rates were alarmingly high, with residents’ belongings often ...left on the side of the street. During my time here, my car was broken into twice, and no specific action was taken to prevent such criminality. The current property manager, Kathy S, has been the most unprofessional individual I have ever dealt with. Over the last few months of my residency, I endured a lack of working air conditioning because Kathy failed to replace the AC unit despite several repair requests. My lease ended on April 29, and I was expecting a final bill. Instead, it was sent directly to a collection agency without any notification to me or my roommate. I provided Jordan with my forwarding address, email, and phone number for communication purposes. It wasn’t until the collection agency contacted me that I learned the bill had been forwarded to them. Kathy eventually sent the bill on June 13, 2025. She has yet to respond to the disconnect in communication. I rarely make complaints or leave negative reviews, but their behavior has been profoundly unprofessional. If I could rate this experience zero stars, I would. I do not highly recommend this complex.Property Manager Responded

You will not regret your Move!!!!
March 27, 2020The ladies/ maintenance men are amazing Cindy and Susie are the best, they literally will bend over backwards to make sure you are happy! Maintenance request are completed promptly,I submitted a request at work and it was done by the time I got home that evening! The guys are really polite and go the extra mile to keep the community beautiful. I like how the maintenance personnel rides around the community in the morning when he gets in for the day, going the extra mile per usual! The property ...is well maintained, I've never saw the trash compactor out of order, valet trash would be nice(hint, hint, wink, wink). The front gate has never been broke and that says a lot about the community! Oh have I mentioned the "Wine Down Wednesday" gathering, its amazing. We have raffles and other community engagement activities.The other residents are friendly and considerate. I will be renewing my lease! Hope to see you soon neighbor!!!Property Manager Responded

August 2, 2019Everything at Edgewater Vista is immaculate; from the rent office to the dumpster! Cindy and Susie are amazing, professional and very helpful. The maintenance staff is responsive and always on top of any problem the occurs and they are always well dressed. The apartments are clean, spacious, quiet and you feel safe. There aren't any noise disturbances from kids or noisy neighbors. The property is always well managed and the rent office is always festively decorated per whatever holiday it is! ...They are always having a party followed by a giveaway to show tenant appreciation. The dumpster is never over ridden with trash. The gates are always working to ensure safety and the location is great due to it being near I-285 and I-20. It's truly a hidden gem. I love living here and the rent is reasonable. When you move here it will actually feel like home. I am being completely honest with you because I believe in telling the truth and not misleading people because karma is real. 4 years in and I couldn't be happier
August 2, 2019I love my management team here at Edgewater Vista. Cindy, Susie, Ben, and Bobby are super sweet and gets things done in efficiently. The grounds are always kept up and maintenance always get things done asap. The gates always work and amenities are always in great shape. I love that our small community is never an embarrassment when visitors come. When you spend your hard earn money to live somewhere you are very proud of your community which I always am. I work within property management and ...have very high expectations and they are always met. Cindy and Susie amazing interpersonal skills makes all of my neighbors love and respect them. Between the both of them no issue is bigger or smaller than another and they always make sure to be responsive with any issues or concerns and deal with them accordingly . Year Two
August 1, 2019When we first began looking for a new home last year, Edgewater Vista wasn't even on our radar. I just happen to come across it and decided to visit with my daughter. Needless to say I was pleasantly surprised by the look of the apartment and the property as a whole. Of course I wish there was a pool and the gym was a little bigger, but Suzie and Cindy are great and I can always count on them to resolve any issues I have, which have been far and few between. You'll be pleasantly surprised
November 28, 2017The management and maintenance are so nice and helpful. Every problem I've had, they have had it taken care of quickly. I've lived here since June, and I still love my apartment. When I first moved in, Cindy was super sweet and even had a nice air freshener plugged in so it would smell nice when I got my keys. I once called maintenance on a cold Friday night because I thought I heard something, and even though it wasn't a life threatening emergency, he came and inspected everything, even took ...boxes outside to make sure he didn't see anything. The complex is also pretty quiet, and I've never had a security issue. The complex is pretty quiet and secure, and the apartments are nicely updated, especially for the space and price. The complex is clean. You'll love how big it is and how close it is to 20 and 285. I can get downtown in 20 minutes!Property Manager Responded
