Junk amenities, bed bugs, mold rude staffss

The amenities are junk. Rusted dishwasher, rotting wood in balcony, odor heavy refrigerator, bed bugs and staffs. Then you have to deal with construction and neighbors told me they were doing it every year. They also cut corners on everything. Felt weird that 90% of their staffs all live there as well. Its a very poorly run place.

I had a very disappointing experience living here and cannot wait to move out. The apartment frequently felt humid and swampy, and I often experienced strong, unpleasant odors coming through the ceiling vents. The constant construction around the property has been extremely disruptive and has significantly impacted my quality of life as a resident.

difficult to enjoy any peace and quiet. Overall, the building environment felt uncomfortable and poorly maintained.
I also experienced multiple maintenance-related issues, and my interactions with maintenance staff were frustrating and, at times, felt retaliatory rather than helpful. After dealing with ongoing problems and a lack of satisfactory resolution, this has been one of the most stressful rental experiences I have had.
Based on my experience, I would not recommend this property even though i can get 500 dollars.

I cannot recommend living here. Despite the claims of being "under new management," the experience remains fundamentally the same because the property continues to employ the same problematic management and staff, even after multiple ownership transfers over the last two years.

ongoing mold and mildew issues within the buildings. Despite constant, year-round construction projects every year, these core structural problems were never effectively resolved.
Furthermore, the environment felt unprofessional and uncomfortable, exacerbated by the high number of staff members who reside on-site. Given the combination of these health hazards, the lack of genuine management improvement, and the inconsistent service, the rent is simply not worth the experience. I truly hoped to see actual change so we wouldn't have to leave, but unfortunately, there has been no meaningful progress.

I can't wait to move out of Morada Apartments. My experience has been disappointing due to the overall condition of the property and ongoing management concerns.
During my time here, there has been frequent construction that has made it difficult to enjoy living in the community. The property has also gone through multiple ownership and management changes, yet many of the same on-site staff have remained, and I have not noticed meaningful improvements in ...

I also experienced recurring maintenance and property-related issues that took away from what I expected when I moved in. While every resident's experience may be different, mine has been consistently frustrating.

Fake property, recurring issues

One of the main challenges during my residency was how maintenance requests were handled. Several repair tickets were submitted, but in some cases issues appeared to remain unresolved after the ticket was marked complete or closed, sometimes without any follow-up. In particular, windows and balcony sliding doors remained unfixed even after requests were closed. When I followed up, I was told the matter had been documented, and in a review response management reiterated that it was “documented,” ...
even though the issues had not been repaired.
As a resident, I was primarily seeking timely and effective repairs. Repeated closures of requests without a clear resolution made it feel like the focus was more on closing tickets than fully addressing reported concerns.
In addition to maintenance concerns, the overall living environment had ongoing issues that affected day-to-day comfort. These included occasional noise and other disturbances from neighboring units that impacted the general quiet enjoyment of the property.
There were also recurring odor issues in common areas and at times within the apartment through the ventilation. Specifically, there were heavy, unpleasant non-food odors transferring from neighboring units. These concerns were reported, though they continued over a period of time and were not consistently resolved.
Extended construction activity around the property also contributed to additional noise and disruption during the lease term.
Overall, a combination of maintenance delays, recurring environmental concerns, and ongoing construction affected my experience. I ultimately chose to move out at the end of my lease.
For anyone considering this property, do yourself a favor, DON'T!

Low Quality Maintenance, Staff, and Construction

I lived here for 3 years, and it has been an exhausting experience. It is hard to find any sense of stability when the building goes through a constant turnover of ownership; it feels like the property changes hands about 4 times a year.
Management always uses the excuse that the construction is just a short term project but it has been an ongoing, daily nightmare for all three years I’ve been here. You can never truly relax in your own home. Between the endless, nerve-wracking drilling with ...
tractors, the roaring rooftop AC units, and the piercing train horns and rail noise right outside, my peace of mind was completely destroyed.
The property is cutting every corner possible at the expense of residents. The leasing staff is so blatantly overworked that you see the same office people struggling to handle vacuuming, trash duty, and groundskeeping themselves. Because they refuse to invest a single dime into the building, maintenance is completely non-existent. When you bring up distressing issues like mold, poor water quality, or pests, they don't help you. Instead, they get defensive and completely dismiss you. If a fix requires actual money, they completely delete your maintenance tickets from the system to pretend the problem doesn’t exist.
Because the staff is stretched to a breaking point, basic human upkeep is entirely forgotten. The common areas are filthy and only cleaned once in a blue moon. Even simple, promised community comforts; like a functioning coffee station; are left empty and abandoned for weeks on end.
The building's ventilation is a disaster. The hallways, elevators, and balconies constantly reek of heavy weed smoke and deep trash odors. Worse, inside the apartment unit itself, there is a very stale smell, and the air feels incredibly heavy and damp like living in a swamp even during the months of March and April without turning on the heater, which is absolutely not normal. It ruins your quality of life because you can't open your windows or step onto your balcony to air it out without being choked by the strong cigarette and weed smells outside.
Home should be a sanctuary, but the atmosphere here is incredibly tense and uncomfortable. The management team always looks completely miserable, glaring and frowning at residents. It makes you feel like an absolute burden for asking for basic, livable conditions.
After three long years of watching this place fall apart through endless corporate handovers, my best advice is to stay far away.

Construction, Maintenance and Upkeep Left Much to Be Desired

I lived here for four years. When I first moved in, the experience was acceptable but the quality of living declined steadily over time, and I would not recommend this property to prospective residents without serious reservations due to yearly constructions.
The apartment units themselves are poorly designed : awkward layouts, inadequate ventilation, and persistent moisture and mold issues that management was slow to take seriously. The level of moisture in the units is not normal and is ...
something I have not experienced in other apartments. This is a significant concern and something prospective renters should ask about directly and inspect carefully before signing a lease.
Construction was a constant presence throughout my time here, and it became clear the building has underlying issues that go beyond cosmetic wear. Hallways and elevators frequently smelled of mildew, which points to deeper moisture and airflow problems throughout the building.
Common areas were poorly maintained — the clubhouse coffee machine was out of service for months at a stretch, and restrooms regularly lacked basic supplies. Smoking policy was essentially unenforced, leaving persistent cigarette and marijuana odors throughout shared spaces, made worse by inadequate ventilation.
Maintenance was unreliable. Work orders would sometimes disappear from the resident portal entirely, meaning repairs simply never happened unless you caught it and resubmitted. Given the building's structural shortcomings, this was particularly concerning.
Management was reactive at best: proactive communication and consistent follow-through were rare.
After four years, I chose not to renew. I'd encourage anyone considering this property to inspect units carefully for signs of moisture and mold, ask current residents about their experience, and weigh their options carefully before committing.

Horrible place to live

I had a very disappointing experience living here and was relieved when I finally moved out. During my time as a resident, I encountered multiple ongoing issues that negatively affected my quality of life including bad maintenance services, rude staffs, ongoing construction every year disrupting residents. While others may have had different experiences, mine was unfortunately very poor. I sincerely wish the staff and future residents all the best.

Okay place, worse since buyout

Mirada was bought by Morgan properties back in February maybe. They have been making improvements, which is great, but the way they have been going about it is extremely frustrating. They often will give EXTREMELY short notices about things that residents need to do like moving their cars for parking lot repairs, or clearing off their front porch. More so, when they went to repair the parking lot, there were no more valid spots to park in so I had to park 20 minutes away and walk.

I am glad to be leaving after living through what felt like years of ongoing construction and disruption. In my experience, construction and maintenance projects seemed to be a recurring issue, often affecting parking and the overall living environment for extended periods.
One example that stood out to me was the property's approach to exterior maintenance. The buildings were regularly power washed, but balconies and windows were not washed. Given the recurring pest issues I experienced, ...
including fruit flies, mosquitoes, beetles and bit ants, it was frustrating to see effort put into improving the property's appearance while areas that directly affected residents seemed to be overlooked. At other apartment communities where I have lived, balconies and windows were routinely cleaned as part of exterior maintenance.
While the property's appearance and leasing office make a positive first impression, I felt that the condition of the apartments and common living areas did not match that image. I experienced persistent musty and mildew odors due to poor ventilation in the building, recurring pest concerns, and ongoing disruptions from construction and maintenance work.
For me, it often felt like more attention was given to maintaining curb appeal than addressing issues that affected residents' day-to-day quality of life. After several years, I decided it was time to move on and find a community that better met my expectations.

My experience living here was mixed, and ultimately I decided to move out.
There were ongoing concerns during my stay, including occasional odors in common areas and issues that suggested the building’s ventilation and air circulation were not very effective in my unit.
I also found communication with management and leasing staff to be inconsistent at times, and I was not always satisfied with how resident concerns were handled.

Wonderful Place To Live

I first moved into Mirada back in 2018. It's a great community within minutes of food and shopping. The school district is impeccable and the amenities including the pool, dog park, grills and sand volleyball court are well maintained. A brand new 6' pool fence was just installed, the building exteriors are currently being fully repainted and the clubhouse just got all new flooring. The improvements really make Mirada pop!
