    I lived here for 3 years, and it has been an exhausting experience. It is hard to find any sense of stability when the building goes through a constant turnover of ownership; it feels like the property changes hands about 4 times a year. Management always uses the excuse that the construction is just a short term project but it has been an ongoing, daily nightmare for all three years I’ve been here. You can never truly relax in your own home. Between the endless, nerve-wracking drilling with ...
    tractors, the roaring rooftop AC units, and the piercing train horns and rail noise right outside, my peace of mind was completely destroyed. The property is cutting every corner possible at the expense of residents. The leasing staff is so blatantly overworked that you see the same office people struggling to handle vacuuming, trash duty, and groundskeeping themselves. Because they refuse to invest a single dime into the building, maintenance is completely non-existent. When you bring up distressing issues like mold, poor water quality, or pests, they don't help you. Instead, they get defensive and completely dismiss you. If a fix requires actual money, they completely delete your maintenance tickets from the system to pretend the problem doesn’t exist. Because the staff is stretched to a breaking point, basic human upkeep is entirely forgotten. The common areas are filthy and only cleaned once in a blue moon. Even simple, promised community comforts; like a functioning coffee station; are left empty and abandoned for weeks on end. The building's ventilation is a disaster. The hallways, elevators, and balconies constantly reek of heavy weed smoke and deep trash odors. Worse, inside the apartment unit itself, there is a very stale smell, and the air feels incredibly heavy and damp like living in a swamp even during the months of March and April without turning on the heater, which is absolutely not normal. It ruins your quality of life because you can't open your windows or step onto your balcony to air it out without being choked by the strong cigarette and weed smells outside. Home should be a sanctuary, but the atmosphere here is incredibly tense and uncomfortable. The management team always looks completely miserable, glaring and frowning at residents. It makes you feel like an absolute burden for asking for basic, livable conditions. After three long years of watching this place fall apart through endless corporate handovers, my best advice is to stay far away.

When I first moved in, the experience was acceptable but the quality of living declined steadily over time, and I would not recommend this property to prospective residents without serious reservations due to yearly constructions. The apartment units themselves are poorly designed : awkward layouts, inadequate ventilation, and persistent moisture and mold issues that management was slow to take seriously. Common areas were poorly maintained — the clubhouse coffee machine was out of service for months at a stretch, and restrooms regularly lacked basic supplies. Smoking policy was essentially unenforced, leaving persistent cigarette and marijuana odors throughout shared spaces, made worse by inadequate ventilation. Maintenance was unreliable. Work orders would sometimes disappear from the resident portal entirely, meaning repairs simply never happened unless you caught it and resubmitted.     I had a very disappointing experience living here and was relieved when I finally moved out. During my time as a resident, I encountered multiple ongoing issues that negatively affected my quality of life including bad maintenance services, rude staffs, ongoing construction every year disrupting residents. While others may have had different experiences, mine was unfortunately very poor. I sincerely wish the staff and future residents all the best.

    Mirada was bought by Morgan properties back in February maybe. They have been making improvements, which is great, but the way they have been going about it is extremely frustrating. They often will give EXTREMELY short notices about things that residents need to do like moving their cars for parking lot repairs, or clearing off their front porch. More so, when they went to repair the parking lot, there were no more valid spots to park in so I had to park 20 minutes away and walk. The actual ...

    I first moved into Mirada back in 2018. It's a great community within minutes of food and shopping. The school district is impeccable and the amenities including the pool, dog park, grills and sand volleyball court are well maintained. A brand new 6' pool fence was just installed, the building exteriors are currently being fully repainted and the clubhouse just got all new flooring. The improvements really make Mirada pop!

Unauthorized Entry On at least one occasion, my unit was entered without what I believed to be proper notice, which was deeply unsettling. For the rent being charged, this complex falls far short of a clean, safe, and professionally managed living environment. Residents frequently smoke often late at night or early in the morning and there is often a strong weed smell that travels directly into neighboring apartments. It gets so bad that I cannot open my windows without the smell and smoke coming inside. The gym also frequently smells like smoke, which even carries into the restroom. At times, the engine noise is so strong that it shakes the ceiling and creates a grinding sound. There are also pest issues, with ants and other insects frequently seen throughout the premises, which raises additional concerns about cleanliness and upkeep. The hallways also smell very stale, possibly due to mold or mildew, which further adds to concerns about ventilation and overall building maintenance. Maintenance issues are not taken seriously and often go unresolved, and management appears to be unaware of ongoing problems.     I’ve had a very disappointing experience living here due to ongoing maintenance and management issues that consistently affect quality of life. There have been persistent pest problems (roaches, ants, spiders, fruit flies) that don’t seem to be effectively addressed. Maintenance appears limited in scope, with noticeable cost-cutting in basic upkeep—such as landscaping being delayed until grass is overgrown, along with increased pests around those times.     balcony doors, also do not function properly. There are ongoing concerns with mold and mildew in parts of the building, as well as ventilation issues that contribute to unpleasant odors in common areas. Water quality has also been an issue at times, with an unusual odor that makes it difficult to use comfortably. Utility costs have also been unexpectedly high at times, even during periods when the unit was not occupied for extended stretches and minimal to no appliances were being used, which raised concerns about billing consistency. Common areas are often affected by smoke and strong odors due to hallway ventilation use by residents. Shared amenities are also unreliable, including frequent long-term outages of equipment and inconsistent stocking of basic supplies. Communication with management and maintenance has often felt dismissive rather than solution-focused, which makes it difficult to see real improvement. Frequent ownership changes over a short period may also be contributing to the lack of consistency in upkeep. Overall, the living experience has fallen well below expectations, and I would not recommend this community.
