February 2, 2021I have lived at this property for two years! And LOVE IT its such a beautiful complex SUPER modern which is hard to find in the dallas area! You are 10-15 minutes away from the Shops of Legacy, Legacy West, and The Star! 2 minutes away from a walmart and 5 minutes away from a target! If you want LA vibes, modern designs, NO CARPETS, open concepts, a beach 9 minutes away this is the PLACE TO BE! They have apartments with up to 4 bedrooms perfect for young professionals or a small family! Also next ...to a beautiful park perfect for walks or bike rides! Super pet friendly with a talk park a quarter mile walk away! Trust me you wont regret living here!Property Manager Responded

Awesome Experience Finding a Home Here!
December 21, 2020I am currently a new tenant at Overlook by the Park and have had an awesome experience with getting my home set up here! It had been years since I moved so I had a ton of questions and requests. From the beginning Tamika was helpful, attentive, and was happy to spend time explaining all about the property and answering my questions. She heard me out and made sure I got taken care of, especially when the move-in deal changed midway through my leasing process. She even went above and beyond by ...spreading my pet deposit out over two months instead of one initial payment. That was a nice unexpected treat and it made my life way easier since I’m having to move right at Christmas time! She just was so flexible about everything and that really makes all the difference when you’re talking about moving costs. When I picked up my keys and welcome packet last weekend, Jenniffer was so great about giving me all the info, including tips and tricks about mail, trash service, the gym, etc. I appreciate her not rushing through and really putting a personalized touch on my move-in experience. All in all my encounters with everyone in the office were positive, communication was stellar, and the whole process went smoothly! For the apartment itself, let me just say the units here are AMAZING. Coming from an apartment complex where everything felt dated and things were in really bad shape, it is so refreshing to be in a place where everything is new and modernized. The counters are all granite, the appliances all stainless steel, and the patios here are HUGE. I have an extended patio and I think my dogs have more room here than in a yard. Its crazy! My last apartment was also in Frisco, and I was paying the exact same amount of rent for a ridiculously grungy place. I don’t know why I didn’t move here sooner. Also a couple bonuses.. you are assigned a covered parking spot in the parking garage at no extra charge (no hail damage over here), McCord park is right behind the complex and has walking trails/fishing/disk golf, they are very pet friendly here, the gym is probably 5 times the size of a normal apartment gym, and they have great move-in specials. I apartment shopped for quite a while, and I can say without a doubt that these are some of the nicest units around! Highly recommend stopping by and checking them out!Property Manager Responded

Excellent Apartment Home
September 30, 2020We have lived here now for a little more than 3 years. Honestly, no place is "perfect", but my wife and I have lived in apartments more than half our life and in different areas of the country. Overlook by the Park and CAF Management do an excellent job at creating a wonderful living experience. We have found the staff to be friendly and the property manger and assistant property manager have always made time for us when we have a concern or something that needs to be addressed. They lead the ...maintenance team and they have been incredible throughout our time here. They respond within 24-48 hours on maintenance requests and have communicated with us if it will take longer to address. We couldn't be happier with our time here so far. don't waste your time and money
October 9, 2019My experience here has been dreadful! The staff is very unprofessional and very dismissive to my concerns. I've been complaining for awhile about the same issues and they have given me yet again the same response, which is to call the police. My neighbors are very rude and throw their garbage onto my balcony, and when i say garbage i mean dog poop, cigarettes, banana peels etc. Not only that but they smoke pot and i have children which make me worry about them smelling it. But not only that ...people who don't even live in the building continue to enter the pool area which is residents only, they leave their trash and are very loud! It's overall a very bad experience because i was promised a safe environment for my family and myself, yet the staff has done no such thing in keeping there promise!! So do not waste your time, because you will only deal with headaches and unprofessionalism!Property Manager Responded

August 26, 2019I've lived here for over a year now and am so confused about the bad reviews!! This place is PERFECT!! I absolutely love the freedom that is provided and how this actually feels like your own home. The office isn't constantly trying to come into your apartment like at the last place i lived. Everything is a choice here! Pest control is in your monthly rent and you get to choose whether or not you want it! You just tell the office whenever you're having problems and they get it fixed for you, and ...that goes for everything! OH and VALET TRASH, like WHAT! That is the B E S T thing ever. I never have to take my trash out, its so convenient especially whenever i get home from work and i am so tired. Plus, they provide a trash can for you! The maintenance team has always been on top of everything and complete my requests within 2 days (its usually same day or next day) which is also a huge step up from the last place i lived. I have a great view of the park/pond area and it makes me feel like my home is a getaway. Its private and secluded, and my pup loves to hang out on my balcony. This place is a resort literally, from the huge pool to all the cabanas and huts.. and a TANNING SALON!!! its the best of both worlds. All the girls in the office are amazing, and are so welcoming. The current management team has made huge changes in the last year about the water bills, and the property look overall. They also hold resident events monthly and its so nice to feel catered to! June 28, 2019I wish I could say my experience has gotten better in the 6 months since I moved in. My first impression of this apartment complex was NOT GOOD (as my first review showed). This complex is more like a motel than a home. Its the kind of place that makes you appreciate working AC (mine has broke not once but twice now in this 6 month span also during 95 degree heat). Its the kind of place that makes you appreciate hot water for your ENTIRE shower, as well as your bathroom towel rack not falling ...every time you so much as look at it. Oh well right at least the tub has jets! Oh wait that's right they don't work.. just like the air conditioning! The complex is ALWAYS overflowing with trash even after pickup on trash days. I can smell the overflowing dumpsters from my living room. Rotting mulch bags were left outside my building for multiple weeks ( I left for 4 weeks came back and they were still there smelly, soaked from the rain, and covered in bugs) ! I have summited yet another service request we will see how long it takes them to "fix" it this time. The last "fix" barely lasted a month!Leer MásReseña de Apartments.com

February 4, 2019Worst leasing office ever! I moved here to be closer to family and work. I wish I would have kept my commute! I am a pretty level headed person I understand that this is their work and that they have limitations to what they are able to do. When I first came into the office for my tour I was privileged to have AnnMarie ( From Corporate) sign me! Unfortunately everything has been down hill from here... I have lived here for 2 months and my dial pad is still connected to the previous resident ...causing issues when I originally moved in or when I have my dog walker come I have asked 4 different employees to attempt to fix this with no care or solution. When sent my original ledger I was over charged by $2,000 for the 11 days of that month this issue was fixed by the one and only good employee attached to the complex AnnMarie! On my move in date the previous resident moved out a week before I moved in. I hired movers to move me in and when I arrived at 9:30am I picked up my keys and their cleaning person was in my apartment. I decided to give them the benefit of the doubt and did not say anything at first I assumed they would be there for maybe and hour tops... 2 hours later I called the front office to ask an estimate on when they would be finished since I was still paying movers during this time. I was told they would send someone to check.. we sat outside the apartment for 2 additional hours. I had to pay 4 additional hours for my movers because the cleaning of my apartment was not taken care of within the week the other resident had moved out. January 19, 2019Great place to live!!! Apartments are beautiful, location is amazing, and staff is always friendly. I see a lot of complaints about the water bills, and yes, they are a little high but before I moved here I lived at the complex next door and my water bills were about the same.
