Love the location of this property. Right next to downtown Dunedin. Fireworks in your backyard from the ball field. Office staff is so friendly. Aleasha, Angela & Bernadette. Gwen who takes care of the grounds is so Friendly and does a great job as well. Larry maintenance quick and prompt on any work orders / needs and always saying hey passing by. I know the names of all listed because how friendly and helpful the staff is. Property does something for residents almost once a a month. Donuts , ...

cookies , plants. I have never rented from an engaging apartment like this one. Neighbors near are all quiet and to themselves. The price is great for the area. Older apartments but the upgrades are a nice touch. Overall would recommend to anyone interested

Front office and maintenance people are nice. Be prepared for nearly 200.00 in additional fees for water, sewer, trash, gas, common area electric, pest control, pet rent, and (2) random "service" fees. I did not feel well informed regarding how much these fees would add to the monthly so I want to make sure others are aware. The property is well managed and the location is great so in the end it might be worth it but I really think transparency in pricing is more ethical and I'm personally ...

This place is in my top 2 of places we looked at. Met a very nice maintenance guy Travis that probably pushed us closer as he seemed very knowledgeable and was down to earth and super nice. It’s hard to find a truly friendly maintenance person. Grounds were great and very nice place and meeting Travis really put it over the top

Just moved in last week to these apartments. Couldn't have been happier with all the accommodations Aleasha made for my move. Maintenance took care of the few needs I had immediately and within 20min. The location is absolutely perfect Couldn't be happier thanks guys

Dunedin is a great little community and the Promenade at Edgewater is located close to everything. Some of the apartments have been remodeled and some are still waiting to be remodeled. The staff at the office (Aleasha & Samantha) and the maintenance crew (notably Adam!) have been awesome about responding to questions, requests, and any issues that have come up. I love sitting on the screened-in balcony overlooking the ponds and watching the ducks and birds. The apartments are quiet and ...

peaceful and spacious - and comfortable with central air and affordable electric bills due to the construction. You should definitely come take a tour!

Dog pee leaked through my ceiling from upstairs dog peeing on the floor! Wow! Unbelievable! I just moved in and signed a 13 month lease and this is what I have to deal with! I’m a clean person and this to me is dirty! This property is poor because I live on the 2nd floor and only have lived here for not even a month and I had dog pee leak through my ceiling from the above apartments dog peeing on the floor. My rug and mattress was soaked in pee. I soaked up massive amounts of dog pee on paper ...

towels from my rug and mattress trying to clean it up! I looked up at the ceiling and I saw the pee dripping through my ceiling. I was at the office in a minute to express my concern. After a while I had to call Aleisha the property manager back because she failed to keep me up to date. She told me she confirmed that the above dog peed on the floor. She told me the tenant above was keeping the dog out of the room until the problem gets fixed which was a lie because I went upstairs to talk to the above neighbor and the dog was in the room. Alesha also told me that the maintenance guy was above working on the floor that same day which was a lie because I asked the maintenance guy after waiting for him for 6 hours to come clean the pee off my ceiling and he said no that he was not upstairs fixing the floor and that is not even his job. So I got lied to a couple times. Alesha made me wait 3 days until the carpet people came to clean my rug. And they cleaned my rug before fixing the problem itself. It took more than 3 days to fix the flooring upstairs and my ceiling wasn’t even looked at to see if it needed patch on my end. If pee comes leaking through my ceiling again I am going to freak out! I would have never guessed in a million years that was even possible. I had many other problems within the first few days of moving in. When I first moved in here the paint was still wet and got on my couch. I had to breathe in those fumes for 3 weeks which gave me a headache. They didn’t allow enough time to let the paint dry. The kitchen sink was leaking underneath too and you could tell the bathroom sink was too die to water damage under the sink. The screen had a whole in it. The toilet paper holder and towel holder in the bathroom fell off the wall. Oh and I can’t forget the filter was still dirty and not replaced before I moved in. This property is not well taken care of at all. It’s dirty and a dump. I’m a very clean person. I thought I moved to Dunedin.

Relocating long distance is a difficult task, then add a pandemic to that for an even more challenging job. I was able to negotiate and secure via long distance a rental at Edgewater after contacting several rental facilities in Florida from my prior home of North Carolina. The ease and friendly manner with how the Edgewater rental agent made this process for me made me realize that my long distance search was over. I reached out to other rental facilities but they just did not have the same ...

Grounds are sub par. Upgraded apartments may look nice but fall apart. When something does go wrong youll wait months to MAYBE fix it or your work order will just become a project to never see light it day. Its close to the ocean so thats nice. If you have low expectations then this is the perfect place for you.
