Great staff, good value
March 31, 2026The manager here is the most on-the-ball person I've ever seen-- stuff gets taken care of, and quickly, and that's a fact. She's friendly and witty and kind (*and* easy on the eyes-- boy, if I was ten years younger...). The maintenance guy is great, knows his job, in and out like a flash, and when he fixes it, it stays fixed! I've never had to call him back twice for the same issue, The downside is the parking (or lack of it), and the 3rd party-run laundry room that requires an app (?!) to wash ...your clothes (I just go to a laundromat). March 30, 2026I’ve had a great experience living at River’s Edge in Carmichael. The community is always clean and well-kept, which makes it a really comfortable place to come home to. The management team is friendly, responsive, and genuinely cares about the residents, and the maintenance staff is always quick to handle any issues that come up. I also really appreciate that it’s a gated community—it adds an extra sense of security and peace of mind. The pool area is a great bonus too, especially during the ...warmer months. Quiet and well maintained
March 30, 2026I’ve loved living here for a little over two years. Fairly quiet and located near just about everything I need on a day to day basis. The rent pricing is fair for what is offered. Maintenance issues are handled quickly. Just about everything is. The office is managed by a very friendly woman who is easy to talk to and doesn’t have that “what are you doing here?” sort of attitude I’ve encountered at other complexes I’ve lived at. There is plenty of parking that is included in the rent pricing. ...There are multiple washers and dryers in different laundry rooms throughout the property. July 1, 2025I've been living here for a year now and I really enjoy it. The property manager and maintenance keeps this place well-maintained and presentable. They are making continuous improvements to the property and working to build a community here with monthly events. I also feel very safe here! Quiet and maintained
January 21, 2025I’ve lived at this apartment complex for six years, and I’ve seen some great improvements. The complex is quiet, affordable, and well-maintained, which is a big plus. We have onsite maintenance, and the manager makes sure that to address any issues that come up. One of the things I appreciate most is that it feels safe here. There’s rarely any trouble with homeless individuals, drugs, or criminal activity, which has been a concern in the past. The new manager is approachable, friendly, and seems ...to care about the residents and the buildings. Overall, this is a solid place to live. Don't move here, from 5 year tenant.
March 9, 2021Horrendous, hot water would be out for day's if not weeks at a time even had to call code enforcement at one point to light a fire under the company to do something as well for the roaches.. Drug dealers, constant fights, no parking they even purposefully undersized rear parking to fit more spaces leaving cars to be hit constantly. They talk trash on occupants to other occupants daily. Dog crap everywhere. They are more concerned with keeping people in apartments rather than safety of current ...residents. Lived there 5 years and watched it steadily decline in safety. Rent through the roof with no central heat or AC no washer or dryers not even patios. Dont try to get ahold of management to contest the amount they automatically charge off on your credit cause they won't even answer IF you can get the right number. August 3, 2015I live here at the River's Edge it is a nice place we have a pool and bbq area which is nice. We are so close the river another good thing I go allot.
