Read Before You Sign - Our Experience at Rosewalk
March 12, 2026We're sharing our experience to help future renters avoid what we went through. We submitted our application on January 9th and were excited to move in. Prior to our original move-in date, we were told the unit needed "extensive maintenance" and were asked to delay to February 4th. We agreed, trusting the extra time meant the apartment would actually be ready. It was not. Upon move-in we found mold on a bathroom window, a bedroom patio door that doesn't close properly (creating a draft and ...security concern), a broken refrigerator shelf, rusting hardware throughout, a stained toilet seat that was never replaced despite multiple requests, and gate access that never worked properly. Paint was still wet and fumes were overwhelming—we were asked not to move in large furniture because it hadn't dried. We exercised the 30-Day Satisfaction Guarantee within our first week. During our move-out inspection on February 15th, the Leasing Manager explicitly confirmed we would only pay for the days we occupied the unit. Based on that assurance, we returned our keys and vacated that day. Weeks later we discovered we were charged for the entire month of February—including days we did not occupy the unit. When we questioned this, management admitted the verbal promise was made but claimed the manager "didn't have authority". Corporate customer service has not replied to my email explaining the full timeline and why these charges are wrong. Here's the problem: nowhere in the lease or on their website does it clearly state that the 30-Day Satisfaction Guarantee still requires paying a full month's rent after vacating. It wasn't until we exercised this guarantee that management updated their website and added a 200% charge to “early termination” in their additional charges sheet. The guarantee is marketed as a simple promise—if you're not satisfied within 30 days, you can leave. There is no transparent disclosure about additional rent obligations, especially when the unit was delivered in poor condition through no fault of the tenant. What future renters should know: get every promise in writing. Verbal assurances from staff—even managers—may mean nothing later. Tour your actual unit before move-in. Take dated photos and video of everything. Do not accept keys until all maintenance is completed. And if something feels off during the leasing process, trust your instinct. This place sucks.
July 2, 2025The apartment complex generally is not safe. Cars have been broken into including my own. People regularly jump over the fence. There are usually people parked near the exit gates and then enter through the gates when someone drives out. Generally you are paying a lot of money for the complex to make sure you aren't actually secure. The apartment staff is notorious for being on lunch break for 2 hours at a time and doing everything in their power to be unreachable or difficult to ...reach. Also I've had to have my kitchen sink repaired 4 times because every time it gets fixed it breaks again 2 weeks later. If you are tired from your job or from the rest of your life and want apartment staff that take advantage of this fact to hassle you whenever they get the chance, these guys definitely fit the bill.Property Manager Responded

Fantastic maintenance staff
February 21, 2024The maint staff has always been responsive for any issue I had if I put in a ticket. But what really stood out was when I had a broken water line to the toilet. I knew they were slammed with some stuff going on the complex that day and they still had somebody out within an hour, replaced the entire line and I was good to go within 15 minutes. They even taught me how to shut off water to my entire unit in case of emergency. Could not ask for better service.Property Manager Responded

Management has always responded to my requests, and maintenance goes above and beyond. Set yourself up for disaster
March 14, 2022We've dealt with a lot of trauma the past year living here from the roaches when we first moved in, broken washer for over a month without receiving any sort of response until we reached out to follow up, spider bites causing me to go to the ER, seeing people fight/jump a person and stab them in the parking lot the first night of living here, Domestic violence from the neighbors around us almost every other night, Crime impacting the safety of our vehicles. 2 FBI police raids to our neighbors at ...4-5am within the second and third month of living here. Crack heads going through the garbage every night, coming to our doors and knocking at all hours of the day trying to get in, Neighbors constantly blasting music and being disruptive, witnessing a resident escape getting kidnapped by a car full of guys, 3 incidents where vehicles in the property have been vandalized by crackheads. The staff is careless, and money hungry. 4 units in our building have already vacated due to the insane rent increases. SJPD says the crime in this area is common. You won't get help from the staff or the cops. just a "oh yea you should already know this area" If you plan to never leave your apartment, love bugs, loud neighbors, domestic violence cases every night, and your car broken into - this is your spot. Happy w/our decision to move to this community
December 12, 2021My son and I had the pleasure of meeting with Sr. Community Manager, Sabrina for a tour. After viewing the model, the community and working w/Sabrina we were sold! We had so many questions before signing a lease and Sabrina answered each question timely and professionally. Prior to our move-in date the leasing office staff reached out to confirm the date, next steps and even coordinated a designated time for us to pick up our keys...it was seamless! Despite other reviews, our unit was clean and ...even smelled really good upon entering. I've submitted 2 maintenance requests and they were attended to within the promised time. Pros: - comfort - friendly neighbors - well kept community - affordable - community perks Cons: - should've moved here soonerProperty Manager Responded
