Sedona Springs is anything but a good place to live. Excess charges that are not accurate yet when they agree with the issue they don’t fix it or refund you. Water was out for days, no heat for weeks, seldom do you have warm water when it does work. Infestations of roaches are never remedied. They explain they can’t keep a maintenance or pest control (they don’t pay bills). It is constantly a struggle to get them to pay simple things like your utility bills as stated on the contract. service interrupted because of lack of payment. Watch your deposit vanish when you plan to move. (Transfer to new apartment) They keep all of it by charging you extra days and then say it was an accounting error. It has been 5 months, only partial refund. -Current Tenant

Do not rent here. My lease is at the end, and it couldn't be sooner. I have had 18 work orders, and I haven't been here a year. They range from no A/C, no hot water, and a quarter inch gap at the bottom of my door. Currently in the middle of January I have no hot water and there is no update to when it will be addressed. The thermostat does not work I have to turn the entire unit off or on depending on what I want. A working thermostat is for "upgraded" units. The bug problem is absolutely ...
ridiculous and had I known that this was an issue I never would have signed a lease here at all. I tried to give this property the benefit of the doubt and it was a mistake. Do your homework and avoid this place

I have lived here since 2019. From day 1 I’ve had problems with the chiller unit, leaky floors, roaches and more. I signed my lease in March and have been waitin since then for maintenance to fix my garbage disposal and broken light fixture. My kitchen sink is now completely stopped up and has been so for almost 2 months and I keep getting the runaround. I have contacted the main headquarters and nothing. I have contacted the main office and nothing. I give up

I’m moving now, they tried to raise my rent by $200 and didn’t tell me, just sent my lease over VERY LATE and it had the increase in it. Not to mention they didn’t respond to half of my emails asking if the rent was going up. Horrible people. My walkway to my second floor apartment had a board that you could almost fall through, I had to ask twice for maintenance and their fix was to buy an inch thick piece of plywood on top of it so now it’s a tripping hazard instead. never know who the people are in there. Always different. If I could leave negative stars, I would.

Management does nothing to notify residents of issues in the complex. We’ve been here 2 years and we constantly don’t have power, our water gets shut off with no notification and they consistently try to overcharge our rent saying it was just a technical issue.

I'm renting a studio that was refurbished before move in so it's pretty though still some cosmetic damage. Had some issues with roaches and my lights when I moved in but, maintenance took care of it pretty quickly. Everyone at the front desk is very friendly and helpful. They also put on social events pretty frequently so that's nice. However, they could be quicker to resolve issues with the payment in the laundry room and fixing the pool filters. Hidden fees and THEY PAY FOR 5 STAR REVIEWS

I had a year lease and I left as soon as it was up. There were roaches and so many fees they don't advertise online. They just stopped responding to work orders, and they delete bad reviews of them claiming they are fake. 1) Why would someone be motivated to make a fake review? 2) They pay damsen rewards for 5 star reviews. Not just a review, 5 stars. That is just sad. Also, those rewards points are worthless. They incentivize you to do community events and pay on time, and then redeeming the ...
rewards for apartment upgrades results in nothing, I tried redeeming multiple times. On my way out, another resident came up to me and praised me for leaving "this dump". Stay away.
