Not a great place to live
November 18, 2023I moved in here very excited about this community, it was small and seemed quiet and I thought I would love it, but it’s came with some problems. First off when I moved in my apartment was disgusting. It was clearly not fully cleaned before my move in. There was sticky stuff all over the floor in the living room/dining room, and broken glass on my bedroom carpet. I scrubbed my living room floor with a swiffer 4 times when I moved in and the swiffer pads were still coming out black. My A/C has ...went out 3 times since I’ve been here, and each time it’s gotten fixed but clearly something isn’t being done right if it keeps breaking this much. The last time they came to fix it, after it was “fixed” it started making an extremely loud terrible humming noise when it was running to the point that it kept me up some nights because it’s right outside my bedroom window. I have to reset the fuse box in my apartment often because the outlets in my kitchen will randomly go out. My bathroom ceiling is warped and there’s a hole in it that seems it used to leak, I put in an emergency request and it never got fixed. The dog park is so small no size dog really has room to run around in it, and it’s very unkept. The “valet trash” that I pay for is a joke, half the time my trash doesn’t get picked up, and the entire complex only has one compactor, that seems to get so full and overrun with trash that it attracts rats. Yes actual rats. The pool was closed most of the summer, never got to swim in it once, and I haven’t gotten to use to fitness center either because according to my neighbor it’s closed most of the time too. When I moved in here and signed paperwork I was told that my unit is subject to flooding but no flooding has happened in it, but less than a month after I moved in my neighbor told me that the woman before me moved because her unit had flooded, and the warped cabinets in the bathroom would suggest that that’s probably true. And to put the cherry on top the maintenance staff is extremely hard to reach, my kitchen light went out MONTHS ago and I’ve put in 3 maintenance requests for it, and it has still yet to be fixed, and when I put in a complaint I was just told “we tried to come by, and no one answered.” So I just gave up. I’m not usually the type to write an essay about disliking the place I lived because I understand some things are out of the staffs control, but I’ve had a terrible experience living here and I can not wait to move.Property Manager Responded

Offered Amenities Not Available
June 19, 2023While I am generally satisfied with my apartment itself in that it’s a nice place to live & has a great floor plan, I am beyond frustrated that I have been here for over 2 months, and they still have not installed my washer & dryer. It is perpetually back ordered. We have a beautiful pool that is still closed, and a lovely fitness center that is also closed. I’m certain all these amenities are factored into the rent, but I have yet to be able to use them. I was thankfully give a bit of relief for ...the W/D situation. I also do not appreciate the additional ~$40 fee that gets added to my rent each month for processing. That was not disclosed in the agreement! As I said, the area is lovely, and the floor plans really are great. I’m just extremely disappointed with the lack of amenities that I’m undoubtedly paying for each month. They also only have one maintenance guy, who is great. But you can imagine the backlog of service calls this creates…I wanted to give a better review, I truly did, but some things need to seriously improve first.Property Manager Responded

March 18, 2023I moved in and within the first month my hot water heater went out a total of 10 times before they decided they will have to replace it. That night after they came out to fix it my hot water heater started leaking while I was at work. It flooded my apartment and also had the apartment Below me flooded. I had to take a cold shower for over two weeks since the hot water heater they ordered got stolen. My labtop computer came up missing while I had mx coming in and out all the time. I was told that ...they go through background checks and was only offered $150 off my rent. We had bad storms and the chimney straight flew off the building and landed on the sidewalk. There is dog poop everywhere. Would not move in here at all.Property Manager Responded

Second Time Around
October 13, 2022Second time around leasing with The Arbors on Forest Ridge; the staff has been excellent! Ashley G. has the best customer service and went above and beyond to answer questions and keep me up to date throughout the leasing process. My apartment wasn't ready when I signed the lease, but Ashley let me know the minute I could tour my new space and walked through with me to address and fix any issues before move-in. Ashley, Erica, and Vanessa addressed every question and concern immediately. ...Maintenance has quickly responded and completed tasks within the next day or two. The property is beautifully maintained, quiet, peaceful, and a better value than my last apartment complex. Many restaurants close by around 183 and 121 area, a water park and baseball fields at Bedford Boys Ranch and located across the street from Bedford Public Library. The only issue is the trash compactor because there is only one for the entire complex, so an additional dumpster would be beneficial. Many thanks to the leasing office and maintenance crew for resolving issues and taking care of your residents.Property Manager Responded

This apartment screws you over upon moveout.
July 31, 2021I left my apartment in almost pristine shape after living there for 2 years. I then get a bill saying I owe nearly $800 in damages and for a key replacement I NEVER received. I managed to get an itemized list from the apartment totaling $500 that included items such as "normal wear and tear" as the industry would call it and they are still trying to charge me for it. This apartment will milk you for every dime you have if you move out. DO NOT LEASE HERE. They say I can dispute the amount but do ...not give me an option as to how to go about doing so. This management company is by far the worst I've ever had to deal with upon move out. Do not lease here unless you want to be screwed over in the end.Leer MásReseña de Apartments.com

December 31, 2020My husband and I have enjoyed living at Arbors on Forest Ridge for about 1 and 1/2 years. The grounds are kept exceptionally well and any problems that may arise within our apartment are quickly taken care of by maintenance personnel. We like the valet trash service and our own covered parking spot is very close by. At times I would like for it to be a bit more quiet but apartment living just isnt the same as owning ones home. We really like our apartment! Its comfortable with one large bedroom ...and a good sized study. Our living room and dining room are separate and the kitchen is great with a wonderful walk-in pantry where the washer and dry are kept. The bathroom is quite large with a sit down vanity area I enjoy a lot. The fireplace is an added pleasure and we use it often. Arbors on Forest Ridge has a pool which is well serviced and it is beautiful! There is also a lovely gas grill for everyones use.
