Amazing apartment!

The property is well maintained and beautifully landscaped although a few areas need some TLC. The property team is so amazing, and they are super helpful. I had an issue with my water heater and the maintenance team came out the same day to fix it. The ladies in the office are very personable and relatable and I enjoy having conversations with them each time I visit the office. I would recommend this place to anyone.Property Manager Responded

Steer Clear of Park at Vinings
January 29, 2026 - Reseña de Apartments.comI lived at Park at Vinings in Smyrna and highly recommend looking elsewhere. This community is poorly maintained and managed from top to bottom. The front gate is always open, so there’s essentially no security. Outsiders come in regularly to wash their cars, and I even saw homeless individuals using the gym, which has been full of broken equipment for over a year.The condition of the community is awful. The smell of marijuana is constant, water lines burst every few days causing service outages, ...and residents are still charged for the wasted water. We were even billed for “damage” to an old cooktop that was already over eight years old. It seems management will look for any excuse to deduct from your security deposit, so document everything carefully.The amenities are a joke — the pool stays closed even in summer, and the gym rarely works. Roaches are common in the apartments, and the property landscaping is neglected. A large tree limb from a dying tree fell on my car, and management denied any responsibility or compensation.There’s no real space for kids to play, and when children bring bikes, management has been known to confiscate them instead of offering solutions.Overall, Park at Vinings is unsafe, unsanitary, and extremely poorly run. While we respect every resident’s right to express their experience, we feel it’s important to clarify a few points for accuracy and context. Regarding the charge for the cooktop, this fee was applied due to documented physical damage beyond normal wear and tear. The age of an appliance does not negate responsibility for damage caused during residency, and all charges are assessed based on condition at move-out, in accordance with the lease agreement. We always encourage residents to review move-in and move-out inspection reports, which are provided for transparency. As for the broader concerns mentioned, our team works continuously to address maintenance issues, landscaping, pest control, and amenity operations. While occasional disruptions can occur in any community, we take reports seriously and respond as quickly as possible. Access control, ...utilities, and amenity availability are all managed in line with local regulations and utility provider policies. We also want to clarify that personal property damage caused by weather or natural events is not something apartment communities can insure or compensate for; residents are encouraged to carry renter’s insurance for this reason. We regret that your experience did not meet your expectations, but we stand by the fairness of our policies and the efforts of our staff to maintain the community for all residents. If you believe there was an error in your final account statement, we welcome former residents to contact the management office directly so concerns can be reviewed appropriately. ROACHES
September 27, 2023 - Reseña de Apartments.comThis apartment complex has a major roach problem! They advertised weekly pest control, however cockroaches quickly infested my unit. I found one on my toothbrush. Multiple in my dishwasher. ON MY PILLOW NEXT TO MY FACE. One night I counted 20 roaches just in my bedroom! I put in request after request for pest control treatment, only for everything to be blamed on the vendor. They said they would change vendors and I should give them another chance, so I did. The new pest control did not come at ...the scheduled time (which was important to me as it was difficult to get off work), and so I had to spend my own money to buy bug killer, bomb my own apartment, and shelter my animal from the chemicals. Even though I pay a monthly pest control fee. Finally the vendor came weekly 2 or 3 times, and I saw the cockroaches decrease. Problem solved, right? Nope. It's been about a month now, here I was thinking pest control was coming weekly while I was at work, and here come the roaches again. I again requested pest control, except now I'm being told that I'm on a waitlist for pest control. I have to wait 14 days for pest control to get around to me. "Pest control is by request only." I guess I'm buying more bug killer. Think Park at Vinings will pay for it? Probably not. I may have the cheapest rent in the area, but I get what I pay for. Please do yourself a favor and find another apartment complex. Also, when the property manager responds with "Please call us so we can address your issue," I want it noted that I have talked to Laz and Brandy multiple times about this. Brandy has at least been kind, though ineffective, but Laz has been rude and downright confrontational. In fact, he was actually the one who said pest control came weekly when I originally toured the complex in April. I am tired of talking to people who cannot or will not solve my problem. Cameras needs to be installed in the main places like every corners where stop signs are there in the community and should be in working condition. Since cameras are not installed and entrance gate is not working 3-5 robberies in the last 3 weeks , people lost their valuables.
