ROACHES
September 27, 2023This apartment complex has a major roach problem! They advertised weekly pest control, however cockroaches quickly infested my unit. I found one on my toothbrush. Multiple in my dishwasher. ON MY PILLOW NEXT TO MY FACE. One night I counted 20 roaches just in my bedroom! I put in request after request for pest control treatment, only for everything to be blamed on the vendor. They said they would change vendors and I should give them another chance, so I did. The new pest control did not come at ...the scheduled time (which was important to me as it was difficult to get off work), and so I had to spend my own money to buy bug killer, bomb my own apartment, and shelter my animal from the chemicals. Even though I pay a monthly pest control fee. Finally the vendor came weekly 2 or 3 times, and I saw the cockroaches decrease. Problem solved, right? Nope. It's been about a month now, here I was thinking pest control was coming weekly while I was at work, and here come the roaches again. I again requested pest control, except now I'm being told that I'm on a waitlist for pest control. I have to wait 14 days for pest control to get around to me. "Pest control is by request only." I guess I'm buying more bug killer. Think Park at Vinings will pay for it? Probably not. I may have the cheapest rent in the area, but I get what I pay for. Please do yourself a favor and find another apartment complex. Also, when the property manager responds with "Please call us so we can address your issue," I want it noted that I have talked to Laz and Brandy multiple times about this. Brandy has at least been kind, though ineffective, but Laz has been rude and downright confrontational. In fact, he was actually the one who said pest control came weekly when I originally toured the complex in April. I am tired of talking to people who cannot or will not solve my problem. They obviously have not had roaches for roommates.Property Manager Responded

September 18, 2023I am amazed that this supposedly has an average of 4 stars. Maybe something happened recently with Management? But, I see other reviews of non-responsiveness. I applied and they never replied to our emails and phone calls
March 17, 2022I applied for an apartment there. They haven't replied to my emails and they haven't returned my phone calls all week. Thankfully I also applied to another place at the same time. The other place responds to emails and phone calls as you'd expect, and they approved me in 2 days. FYI my credit is perfect and I make more than enough so be very careful if choosing to apply here, at least have a backup plan ready to goProperty Manager Responded

Not safe place to stay here
December 5, 2021Main Gate is not working for almost 3 months & its not fixed yet but its a gated community.... Management is not taking action to fix the gate. Cameras needs to be installed in the main places like every corners where stop signs are there in the community and should be in working condition. Since cameras are not installed and entrance gate is not working 3-5 robberies in the last 3 weeks , people lost their valuables. Each incident occurred during day time, when the people go out for shopping or ...small outing and incident happens immediately within 15 to 30 mins after they go for shopping/outing. Best Place To Call Home
June 29, 2020I lived here for 3 years and loved the little forest oasis in a busy area of Smyrna. You would never know that 285 is across the street from the entrance to the community. Some mornings watching the squirrels play in the trees and able to walk around without being run over was always a pleasure. This is a place you can call home and have easy access to major highways and shopping. The staff is always personable and professional. Don't forget the maintenance staff which is always ready to fix ...any issue you have in your apartment. Be it user error or not. If you want a place that is relaxed, close to everything, and bonus of a great staff look no further than Park at Vinings!Property Manager Responded

May 7, 2020My family and I currently are unable to live in our apartment due to water damage that has been consecutive for the past three years mildew is forming and we have two little children and the property manager is not using any sense of urgency to help resolve this matter. I was told that I cannot withhold rent for any reason even though I wanted to use it to apply towards hotel fees. Please do not stay here!! You will regret it!
