Perfect location just a short walk from University of South Carolina campus. The building is exceptionally well-maintained and secure, giving you real peace of mind. What really makes this place stand out is the management - Brandi was absolutely amazing throughout our entire stay. She was incredibly helpful and responsive to anything we needed.

The staff is quick to respond to any work orders. Couldn't be a better location for people attending USC while also liking the downtown area. There is a construction site right across the road also some occasional pests/bugs.
Overall, the management is doing everything they can to improve the experience but some things are out of their reach.

1321 Lofts has an excellent location in Columbia. Almost everything is walking distance + soda city market on Saturdays is right there!
Amenities have everything you need, and leasing office and maintenance is EXCELLENT!! They respond to your requested within seconds, everything gets done within 24hours and there is always someone ready to help!
Never felt unsave in the building and the people who live there are all nice to issues.
There is some stuff which is beyond control of the building ...
such as the construction happening right right next to it, but obviously cant blame that on the apartment.

Nice Apartment, Great Location, Service Not So Much

My apartment is a nice apartment, the location is great, but there are consistent failures to make timely repairs and respond to repair work orders.
Additionally, the move in process is disorganized, unprofessional, and overall awful.
Once you've moved in, as long as you do not need assistance from the office, the experience of living here is quite pleasant. Hallways and common areas are kept with a reasonable level of maintenance.
The only significant complaint that I would have about my ...
apartment itself is the laundry machine that is provided. During the tour, expectations were set that the machine would take about four hours. But in my experience, it takes on average six hours, and up to eight hours, to do one small load of laundry. While having anything at all in the unit is a plus, these machines are truly awful. If you try to open it after pausing during the drying cycle, or soon after cycle completion, it locks and will not let you open the machine until it completely cools down.
Lastly, some of the staff are pleasant people, kind, and helpful. However, some staff are rude, unprofessional, and uncaring.
In one specific instance, I went in person to the office to get assistance with a work order that was not being acknowledged via email (the designated and only way to submit work orders) and the staff member kept interrupting me over and over again telling me that I had to do things that I had already done, which they would have known had they taken the time to listen to my two minute explanation of the problem I was facing.
Overall, this property is ok. I love the location, and the facilities available are good. Poor service from the staff really holds this apartment building back from being great.

Brandi, the community manager, at 1321 Lofts is amazing! She is on site & helped me find the correct apartment for my needs. This is a great location with spacious apartments. I like all the amenities within the apartment besides the 2 in 1 laundry unit that works slowly. I had some issues with the laundry unit when I moved in but maintenance has been excellent till now and replaced my unit within 2 days. I don’t really care for the pool or gym much, you’ll probably have to get a membership ...

If you’re new in town, need a place close to downtown on a short notice, look no further!

There are so many better places to live in Columbia especially with the price you’re paying. My experience with 1321 Lofts was not good, not even decent. Experienced stolen packages, rude management staff (Loida was fired but the fact that she was incompetent and hired in the first place says a lot about Capitol Places), slow internet-the free internet is SUPER slow, thin walls and loud neighbors (imagine your neighbors kids being super loud at 5am every. single. morning.), terrible parking ...
options (their lot was sold out and the 7th floor in the Marion garage took a long time to enter/exit), 4ft pool is disappointing, the sandwich shop next door needs to invest in bulletproof glass because there was a point where it was broken every week, loud residents and illegal activities, 2in1 washer/dryer takes 4 hours to wash 1/2 load of laundry, and SO much more! Honestly I lived in a college dorm for 3 years and this “luxury” apt is on the same level. Don’t expect much from here because there’s not a lot to offer, my advice for you is to move to an apartment that offers and VALUES you.

I had lived in another building owned by the same company and saw the new opening as an opportunity to have a new apartment with the same great service. If I could go back I think I'd rather have stayed at my old apartment as this place has been disappointing to say the least.

appearance of everything not exactly the luxury finishes listed. Nothing is flush and many things are mounted uneven or poorly with the pencil markings still just left from construction. Also the combo washer/dryer takes ~6 hours to wash and dry a load. The windows are all painted shut and unfunctional but they were not closed tightly or sealed properly and I can fish wire through the gaps outside on every window in the apartment (there's a lot). So for anyone with allergies, a fear of bugs, or a aversion to having your money drafted straight outside this may be an issue you should check before moving in. I am sure as I live here longer the imperfect/poor finish work will be less irritating but, for a brand new luxury apartment this feels like every other college apartment in the city.
Some residents are also a huge problem in my opinion. The dogs here are either unleashed and uncollared (illegal as it should have a rabies tag), others work all day and their small dogs explode at the sound of well just about everything, or jump at my dog who wants nothing to do with anyone unless there's snacks involved (she is a rescue and I feel her progress to feeling safe is hampered by untrained dogs and innatentive owners). Also you will be told that the only college students are graduate students they don't check this in any way and younger residents have had multiple parties who's music can be heard 4 floors away in the hall.
Last note is the two churches' bells near the building both ring either every 15 or 30 minutes so 6 times an hour 24 hours a day there are chimes which are not only unnecessary being that modern clocks are a thing they are all off by different amounts of time and make for a lovely dissonance whether you're enjoying your morning coffee or trying to sleep at 3am.
