Charged $300 for wear and tear. No invoice. No description of damage. Collections threatened from day one.
June 24, 2026 - Review from Apartments.comIf you are considering living here, read this first. I was charged $300 for two blinds upon move-out, described as "custom-made" and damaged beyond normal wear and tear. I have attached the photos they provided as "evidence". You can judge for yourself whether this justifies full replacement. Over multiple email exchanges, management could not describe the specific damage in writing, could not provide documentation proving the blinds were custom, and when I requested an invoice, admitted they ...did not have one, meaning I was charged before the replacement was even completed or documented. Draw your own conclusions about how this management company operates. And if you really have to live here, document everything before you move out, photograph every inch of your unit, and know your rights under the Chicago RLTO before signing anything here. p/s: What makes this worse is that none of this came after any prior notice or conversation. Their very first communication after my move-out immediately threatened collections and credit bureau reporting if I did not pay within 30 days. Whether this is intentional or simply a failure in their notification system, I don't know. We provide residents with information regarding potential move-out charges, including pricing guidelines for damages that exceed normal wear and tear at the time notice is provided. The blinds referenced are custom-sized to accommodate the floor-to-ceiling windows in the apartment home, and the amount charged reflected depreciation rather than the full replacement cost. Our post move-out notices contain standard language regarding outstanding balances, collections procedures, and reporting requirements so residents have all relevant information available and can make informed decisions. We believe in being transparent throughout the process, and this information is sent consistently to all residents as part of our standard move-out communication.
