The maintenance staff is great. They are responsive and thorough and do very good work. Mike and Ray and both very friendly and helpful. The office staff at 360 is great too. They respond quickly to issues and suggestions. Very pleasant to work with and really work hard to make the community beautiful, safe and welcoming!

Unfortunately, our experience fell short in several key areas related to property management, maintenance, and neighbor relations. Key Issues: • Persistent maintenance deficiencies and slow response times, including inadequate attention to common-area upkeep and unit repairs. • Poor enforcement of community rules, which allowed ongoing neighbor ...
disputes (including unauthorized chemical spraying in yards that posed risks to pets, trespass, and improper waste disposal). • Overall sense that the property prioritizes minimal compliance over resident satisfaction and habitability. While the location and some amenities were convenient, the combination of these issues made the community feel poorly managed and ultimately led us to provide notice and relocate. We would not recommend Shearwater to others seeking a well-maintained, peaceful rental environment. Can’t get ahold of the main office if you ever want to. Once you move in they don’t care about your experience. The manager even said she only cares about commissions.

Overall, this is a great community with excellent staff. However, move in could have been more enjoyable if it weren’t for a strong urine smell requiring carpet replacement.
