There is no gas or other utilities on premises. - Smoking: no smoking of any kind. - Drug use: no illegal drug use of any kind. - Pets: cats and dogs up to 45 pounds are allowed but decision to permit a pet is up to Owner's discretion based on breed and behavior among other considerations. - Deposit and Fees: a refundable deposit equal to one month's rent will be collected and retained by the Owner for the duration of the lease and will be returned, less any deductions for repair and maintenance, if any, at the end of the Lease Term. There are no rental or application fees. - Lease Term: leases can be no shorter than 6 months; leases of 9-12 months are preferred; longer leases will be considered on a month-to-month basis. If lease begins earlier than the first of a month, it will be prorated for that month. - Subletting: subletting is prohibited. - Rent: will be due monthly, no later than the 5th day of each month. Tenant will be required to pay Deposit and first month's rent upfront. - Payment: Venmo, Zelle, ACH, or Check will be accepted. - Premises: premises is a 1 bed and 1 bath condo, rented in as-is condition, and includes limited fenced outdoor space shared for enjoyment with others. The unit is partially furnished; it includes: an island, limited living room shelving, bathroom shelving, bedroom dresser with mirror, and bedroom shelving and credenza units for Tenant's enjoyment. - Occupancy: maximum of two occupants in the unit is permitted. - Tenant and Owner Maintenance Roles: Tenant is to maintain the Premises in good working order and is required to return the Premises to original condition at the end of their Lease Term at Tenant's expense (typical minor wear is allowed but will be evaluated by Owner). Major repairs, if required, will be performed by Owner at Owner's expense. - Other: Tenant will additionally have to abide by all rules and regulations outlined in the Condo Bylaws, a copy of which will be provided to Tenant.
