THE REDLANDS - 2BR/2BA Home plus separate office - $2250 all utilities included (except gas) - 2 dogs allowed. My preferred move in date is the beginning of November although I can have some flexibility. Half of a duplex in a safe and quiet residential neighborhood in the Redlands (81507). Plenty of storage! Property owner pays electric, water, irrigation water, sewer, trash and high-speed internet (Hulu and Paramount + subscriptions included). Features include: 1. Unit has 2 bedrooms and 2 full bathroom, 1400+ sq feet. 2. Large remodeled kitchen with stainless steel appliances, granite countertops and a pantry. 3. Separate dining area with additional kitchen cabinet storage. 4. Stacked washer and dryer in unit. 5. Separate large office space. 6. Large, private fenced yard with a covered patio, grass, and 3 mature trees. Owner maintains the sprinkler system with irrigation water. The tenant must maintain the yard to include cutting the grass and weeding on a regular basis. 7. Storage shed in the backyard. 7. Entry way coat closet, a linen closet in the bathroom, and a separate hallway closet. 8. One car garage (extra deep) with storage space towards the back. Additional off-street parking for up to 2 additional cars available for tenants. 9. Property interior was just improved with all new light fixtures, ceiling fans, paint, switches and outlets, door hardware, etc. 10. Up to 2 dogs are allowed on the property at no extra cost. 11. New LED lighting throughout the unit and existing window blinds and curtains 12. Ring camera system on the property for additional security. 13. Cooling is provided by an evaporative cooler, with ducting into each bedroom. 14. Heating is provided by a high-efficiency gas boiler. Tenant pays for gas. 15. By move-in, the duplex will have all new roof, siding, and gutters. I prefer that you contact me directly before submitting an application. Please let me know how many people and pets you have, and also your ideal move in date. I do have some flexibility with move in. Please also remember that I need to give my current tenant at least 24 hours notice before a showing, so please plan ahead. Rental approval subject to a credit check and background check. Prior rental references required. $2250 includes most utilities. Property owner pays water, waste water, irrigation water, electricity, garbage and provides 5G high-speed internet (free Hulu and Paramount+ subscriptions as well). Renter pays only for gas only. No smoking on the property. Tenant has one garage stall for parking with a remote garage door opener and there is room for an additional car to park off street. The duplex is undergoing major renovations so the entire exterior of the house will be redone prior to move in. There will be new siding, roof, and gutters in the property. Many interior updates have already been done but are not reflected in the photos. Up to 2 well-behaved dogs can be considered on the lease for no extra monthly cost. An additional $250 security deposit is required per pet in the lease. The property owner must meet the dogs before agreeing to a lease. No aggressive or dangerous dogs.
