I have been living here for several years. Management/Maintenance at that time was great! Management was professional and Maintenance kept all areas clean! Management would leave any notification on your door in a ENVELOPE! The Management that is in place right now is UNPROFESSIONAL, INEXPERIENCED! With the amount of rent that is being collected from each renter, MANAGEMENT AND MAINTENANCE should be much much better!

We have had nothing but issues since renting. The apartments are very transient. Numerous tenants have mentioned that they are trying to get out of their lease. The "management" office is terrible to deal with. We caught them in numerous lies. Fake, fake, fake. They will be nice and accommodating until you sign the bottom line. RUN

Do NOT rent from these people. Pest control doesn’t come in when they say and as a result we had RATS come in through the coat closet and aside from having pest control come in once every few days Management did NOTHING to help us. At least EIGHT rats were trapped by Bug Out in our tiny one bedroom apartment. They refused to let us out of our lease with two months left even though the apartment was uninhabitable and we had to move to get away from any health hazards the rats may have caused. Not ...
only that, but they tried cashing a cashier’s check twice and when it didn’t go through the second time they tried to charge us a NSF fee and blamed our financial institution when it was the fault of the apartment complex instead of taking the blame themselves. In addition to all of this they will nickel and dime you for every light bulb or broken blind that have to be replaced simply through use. Parking is awful and there are not enough spots to accommodate all residents or any guests they may have. They also claim to be a dog friendly community, but there were always complaints about the dogs in the complex. Rent also fluctuates so you never know exactly how much you’re going to owe from month to month. They charge for water/sewer, etc. based on how many residents they have and spread it out among everyone instead of charging one flat amount. There are so many better apartments in Pensacola and these aren’t worth what they want to charge in rent. They’re old, run down and musty, even the “newly renovated” apartments, which ours was. Do yourself a favor and steer clear of this place.

This place is overpriced and the stuff is extremely rude. They are unhelpful and unresponsive. The community is going down hill and the apartments are falling apart. There are better places to look in town. Also a personal story: our AC unit caught fire. Prior to that we went three or four days that same year without AC.

The location is the only good thing about this place. Even with that the apartments are old and cost a hundred and fifty bucks a month more than they are worth. The laundry facilities are terrible, parking is a pain, and the staff is obviously condescending. There are much better apartment complexes in Pensacola that I would recommend looking into.

crazy water bill

I have lived here for a year and the water bill magically increased. The office said there has been a water leak for a year and they just noticed. my bill was almost 100 bucks and its just me living in my apartment. my new water bill is now 70 bucks a month. I don't have a washer or dryer in my apartment. I am home about 4 hours out of the day because i work and go to school at night. they charge us by the sq footage of our apartment, which I am confused on because i don't fill up my ...
apartment...hmmm. They gave a credit of 15 bucks and think that did something. a neighbor of mind said the same thing happened the year before. when i moved in my apartment was dusty and dirty but i didn't complain, i just cleaned it myself. the staff brushes you off with a smile. this is the only complex i know that charges for water. the worst complex ever!!! lets see if there's a water leak next year.

Thank you for your feedback. We understand the water situation was extremely frustrating. The management team worked diligently with Emerald Coast Utilities. After aggressively researching the issue, ECUA found not a water leak but that one of the two water meters on property was not registering the water consumption. Therefore, the residents where only being charged for the water consumption based on one meter not two. Unfortunately, ECUA had to replace the broken water meter. Now that both meters are working properly, Cordova Regency is actually being billed for actual water consumption from both meters. The apartments are not individually metered, therefore the water bills are calculated based on apartment size and how many residents reside in the apartment. The management team sent out multiple notices and emails to keep our residents informed of the situation. Our management company issued credits due to the high water increase. After conducting a recent market survey, it was found ...
that 97% of the apartment communities in Pensacola charge for water. We apologize you where unhappy with the cleaning of your apartment at move in. I have been very happy living here for 5 years. Surprisingly quiet. Very fast and friendly maintenance team. Allow pets. Love the layout. They are updating the apartments with some flooring, kitchen countertops, tiled backsplash, & bathroom fixtures. While it is very pretty, I am hoping this doesn't increase the rent as it is already slightly on the pricy side. But you get what you pay for & this place is nice.
