THE NEW COMNUNITY MANAGER WEAPONIZED THE POLICE

DONT MOVE HERE! NEW MANAGER HAS NO CONFLICT RESOLVING SKILLS AND WOULD WEAPONIZE POLICE ON TENANTS AFTER PHYSICALLY VIOLATING THEM. This place have gone from bad to worse in the last year! Been living here with my family for couple of years and to see a beautiful complex with so much potential due to it location and size has deteriorated because of the tenants and lack off proper upkeep by the management is alarming.
The common areas like the walk ways are filthy and people are actually leaving ...
their garbages on the staircases for wild life to trash all over the place. If you are lucky, you might even step on urine in water bottles while walking in/out of apartment. There are build up of nasty food stains and dirt on the walls/stairs of building 4. Pests like roaches and bugs crawling all around the walls in the staircases. Due to people leaving trash everywhere , raccoons come out in numbers and they will definitely chase you lol(funny but not really).
People leaving bags and bags of garbage all over the compound and the little trash can by the car wash ports. Tenants with dogs not using leash or retractable device when walking with them. At night all you smell is heavy smell of Smoking, even though this is supposed to be a "smoke free"community.
The gym is always dirty, people leaving used paper towels and used bottles every where but the trash can. Not enough equipment. and I just went there today at 8am and the doors from the outside to access the gym are closed and I couldn't open it with even my key fob. I waited till 8:30am to see if other residents may have access but each person that went by couldn't.

The property is beautiful and in a great location. Not too far from the city but not too close. I’ve been living here for 2 months and I love it, great staff and the amenities are definitely the best part! Like who else has a car wash on site?! THEY DO!

Let me start by saying that the new management staff is amazing and understanding, they go above and beyond to resolve any issue. Maintenance is super fast with your requests & the pool is open all year year, which is amazing!

This place is trash since the new management company took over. They don’t clean the breezeways, they don’t do their job, they don’t do anything. I imagine they sit around all day scratching their heads without a clue how to run this place. Everything here is dirty now, the dumpster area, junky cars, sketchy looking people come and go whenever. The maintenance is unprofessional and so is the office staff, they don’t even have maintenance wearing uniforms. They want to raise rent not 50 not even ...
100 but 200 dollars LMAO they are crazy this place ain’t worth more than 500 anymore. I could spend that type of money renting at a nicer place. This place is just junk that’s all I can say.

I have been living here for over 2 years . It was a nice place until the new property management took over. ALDEN PARK suck. Your car and apartment will get broken into. The pool is always locked or broke. They don't answer the phone. Maintenence doesn't fix anything on time. I have never written a review here before. I had a good experience in the beginning with Cortland , ever since Alden park took over I had a terrible experience.
1. They did not prepare for the transition at all.
2. The pool was closed for 2 weeks and they had a sign up "the pool is closed for cleaning will open tomorrow." But they knew it wouldn't be cleaned in time and lied"
3. Trash Valet was canceled for a week. Theses amenities are included in rent but no credit was given for the ...
inconvenience.
4. My move out was a very stressful process, they lost my 60-day notice and tried to penalize me for it.
5. It been over a month since I moved out and I haven't received a finalized statement.
6. They never answer the phone or even emails.
7. I have to drive there again because they haven't sent my deposit and they wont anwser the phone for an update.
It not worth it, seek elsewhere.

Yes the apartments LOOK nice at first. That is until you have nasty trash all over the property. I’m talking, a woman’s sanitary pad stuck to the wall. The people that reside here can be so loud and they like to throw parties…my parked car was wrecked into because of a drunk driver downstairs. The most infuriating part is that it is impossible to get ahold of staff. I’m currently freaking out bc it’s the 6th of the month and I noticed that rent hasn’t been withdrawn so I want to be reassured that ...
I won’t get charged a late fee on something that is not my fault and it is impossible to get on the phone with someone. I had another valid concern regarding my 60 day notice. This is the worst apartment complex I’ve ever moved into and that’s saying something considering that I’ve been a renter for over 10 years. The neighbors are the worst. Extremely loud and manager will not take action to allow us to have a comfortable living space. There is no sleep as they don’t sleep until 3 am just to wake up at noon and start again the next day. Our AC broke 3 times already within 5 weeks. Maintenance has only applied temporary fix even when I’ve described what the solution is ...
they hesitate because it’s apparently not worth the budget. Property manager listens but no action. Dog won’t hunt. Don’t move in here and go pay high rent somewhere else.

While most of the neighbors are wonderful and friendly, the management of the property is lackluster.
First, the trash is a huge problem. While the trash pick-up service is easy and convenient, many residents do not follow the rules and leave their trash out at all hours (and in unapproved containers) which attracts raccoons. Therefore, there is constantly trash strewn throughout the hallways. It's gross to come home to other people's garbage throughout the complex. Management could easily ...
enforce the trash guidelines and charge fines (per the lease,) but they simply do not. If you have dogs, be aware that they can easily get into the remnants of trash, including unsafe food and bones.
Secondly, crime is noticeably increasing. Lately, there have several cases of car wheels and tires being stolen as well as a few car break-ins. The call box at the front gate was destroyed recently, and the gates have been inoperable and left wide open since. Even the second gate is broken, so both entrances to the complex are open without any security 24/7. There seems to be no rush to repair the gates even though criminal activity is greatly increasing. Furthermore, it seems that management has a "hands-off" approach to the problem. When my neighbor's apartment was burglarized a few months ago, management seemed apathetic, even refusing her request (per the sheriff's office) to post on the resident's webpage asking the neighbors for any helpful footage of the burglars on nearby Ring cameras.
Finally, the amenities offer too little for the number of residents in the building. The gym and the pool both are quite small for a complex with 10 buildings. While the pool area is nice, the pool is always busy and very loud. It's very common for residents to play music quite loudly at the pool. The gym is fine if you're only looking for basic equipment: some treadmills, bikes, and free weights.

A place to really call home. Family and kid friendly and respectful neighbors that actually greet you. Overall a safe and pleasant place with amazing natural habitat surroundings, excellent interior/exterior apt amenities, and friendly staff and management.
