I lived here for 2 years. All I can say is the price for a 1 bedroom apartment is not even worth the rent. No dishwasher, washer or a dryer. They filed a lawsuit against me before I even was able to move out. They’re pushing so hard to give rent. Plus when I gave them my keys, pool passes they I get my security deposit taking off $30 because they said they never got their pool passes when I physically went into the leasing office and gave them the pool passes directly. Plus the maintenance ...
doesn’t bother fixing your apartment issues. It’s not worth the rent, not worth giving them the money. They act very friendly over the phone but they’re a very shady, and sketchy place of business. Don’t bother renting here. I guarantee you’ll find something cheaper and worse looking and still have a better experience there than you will at Waterford.

They tried charging me $267 for not giving them a 60 days notice that I was moving out when my lease expires. The minute they call me to explain the situation, I immediately filed all the necessary "paperwork" and they still charged me $267

I was required to pay $400 JUST to apply for an apartment, which is inappropriate business practice. Most places in York only require a $40 application fee. I was informed that if I decided not to take the apartment that I would receive the $400 back via check. After I told them I didn't want the apartment, they went back on their word and said I will not be getting the $400 back. When I tried to discuss it with them they were unfriendly and discourteous. I felt like just a money-maker for them. ...
They did not even give me a proper tour; they just handed me a piece of paper with the address on it to see it by myself. Renters beware.

We lived at Waterford for a year and had no complaints. The management and staff were very professional. The grounds and amenities are kept spotless. When we looked at the unit we were going to rent it smelled badly from the dogs which the previous tenants owned. We told the leasing agent my wife had bad allergies and we were very concerned. She told us they would deep clean the carpets and if any smell remained they would replace the carpet. When we moved in the carpets had been replaced. ...

So we moved out and made sure the place was spotless because we wanted our $760 deposit back. They decided to give us $22 back instead because they had to do a "full apartment carpet replacement." Totally wrong. There was no way they had to replace the entire carpet and it conveniently cost most of our deposit to fix. We're not even the only ones this happened to! Seriously don't live here unless you enjoy being cheated out of your money. The leasing people were nice but the second you move out ...

I have lived in a variety of units here at Waterford for going on 3 years now and am about to move into a Townhouse. The girls that work in the office are lovely and we always have a great experience when we have to go in. Maintenance has always been prompt the very few times we've needed them. And if you take care of your apartment (regular cleaning) and properly clean when you move out you will have no issues getting your deposit back.

Trust me, I thought the bad reviews on this place were fake at the beginning, but after a year here this has been a nightmare. Management squeezes every cent out of tennants, and don’t even think your going to get your deposit back, I haven’t heard anyone that has moved out say the got it, they make up fake charges. They WILL blame you for anything and everything. Listen to me when I tell you, stay away from this place.

So I paid a security deposit of $400. Therefore I expect the security back. But they over charge changing th carpet which wasn’t bad at all. They should do there best to minimize expense but just because of to their benefit they decided to change the whole carpet. Keep in mind when I rented the apartment those carpets were not brand new!!!!! About to call the leasing office to dispute these charges.
