March 6, 2026Aqua Palm Bay is a quiet community. Close to the beach and downtown Melbourne which boasts with many quaint shops for everyone shopping pleasure. Night life is jumping. Aqua itself, is clean, safe and offers food trucks and resident events. I would certainly recommend this location to all who ask. February 15, 2026Aqua has been the perfect place for my family and I! The apartments don’t feel like “apartments” they have such a cozy, home sweet home feeling. The 24/7 maintenance is top tier. The property just recently went under new management and it has made such a positive impact on the community! Although there isn’t a playground here this location is surrounded by parks and only 10 minutes from the beach! The pool here is immaculate! January 21, 2026Josh from maintenance is great but, unfortunately he’s the only good thing about the complex, the other maintenance man doesn’t know how to fix anything every time he’s came he’s been unable to properly complete the job, the office staff sends out emails about the complex like clean off your patios don’t speed but it’s all just empty threats they aren’t fining those who don’t listen, I’ve lived there over 2 yrs now and not once have the gates ever closed, again the office sent an email 2 months ...again stating they were going to be up and running and they still are not. There is people who walk their dog around the complex and don’t clean up after it and when they do they pick up the poop and then leave the bag on the lawn, the office does nothing to enforce the cleaning up after your pets. The compactor is always breaking or over flowing with garbageProperty Manager Responded

December 28, 2025Maintenance is very responsive and nice. The neighbors are friendly. They do events through the month and have food trucks on Fridays. Only downfall is people don’t pick up after their pets, cockroaches, and gates haven’t worked for years and they were working on it. Although they did say they replaced the gate and are working on new fobs a month or two ago.Property Manager Responded

December 18, 2025Proximity to beaches is nice. Apartment complex is well maintained appearance-wise but lacks in security. We have been waiting 6 months for the gate system to be fixed. The pool was an awesome amenity in the summer but unfortunately isn’t heated and so it isn’t much of a perk during the winter months. The apartments are pretty poorly insulated against noise and we can hear everything our neighbors do at all hours of the night. The garages are a very nice option and the staff is super kind and ...cheerful. The gym is a wonderful perk for us and we use it daily. Overall it’s a great place to live short term but we wouldn’t want to live here permanently.Property Manager Responded

November 23, 2025We have lived here 3 1/2 years and have seen 4 managers come and go. As with most apartments, there are pros and cons. Pros and Cons: Nice 3 bedroom apartment with newer appliances but dark cabinets. Maintenance is always quick to reply. Pool area is nice but has outdated furniture and not a secured area for residents and their guests. Many outsiders frequent the pool. Package delivery is in the process of being updated. Finally there are gates at the front entrance, but still not currently ...operating. Even though smoking is prohibited on the premises, there are numerous butts on the grounds. Area is safe and quiet except for the train that goes right by our apartment. Good gym equipment but no yoga room. Pet friendly complex. Storage units/garages available at a monthly rate. Valet trash collection is mandatory at $25 a month, not optional. Plenty of parking. The clubhouse has a nice pool table and lounge areas but it is only open during normal office hours and closed on Sunday.Property Manager Responded

October 15, 2025Can be difficult to get in touch with the property management office, the package room where deliveries are supposed to go to is frequently a mess, the key fob situation has not been addressed and the front gate is open at all times. There is a lot that needs to be improved, and it seems like lip service any time you ask about these issues.Property Manager Responded
