No air conditioner upstairs in townhomes!

If you enjoy sleeping and working in a room over 80F degrees or spending the nights on the sofa downstairs, the townhomes are your place to live! Look closely when you visit, most townhomes have either a portable air conditioner (yes, sounds like a jet engine taking off, like the other review below) in the master bedroom window or they only allow window units in the rooms in the back (so future residents don't notice it). We have our thermostat on 65 and the master bedroom is still marking 80F! ...
We requested that it be fixed many times and their answer was "There is nothing else we can do". Well, there is: fix that issue in the townhomes or be honest before renting to the next resident.

The location is probably one of the best I’ve seen in the Memphis area if you are wanting to be close to downtown.. yet still in a safe area. Moving in was a breeze and it was already spotless before move in. Great if you are looking for a safe, clean, pet friendly apartment.

Our move-in process was very easy. We knew exactly what we wanted and the staff helped us navigate available properties and were excellent communicators throughout the process. They showed us multiple floorplans and let us take the measurements we wanted prior to moving in. Since moving in we have loved the location and the amenities, especially the fire pit, outdoor lounge area, and the proximity to the Wolf River Greenway. I have been living at the Arbors at River Oaks for two years now. I have not had any complaints. The location is very safe, next door to a hospital district and located right near the main interstates in the city of Memphis. It is also located right in the center of everything. It takes me 15 minutes to get to any part of the city that I would like to go to. The residents are really friendly and are always looking out for their neighbors. This is really a great community!

The location is fantastic. Quiet, safe, green area. Close to everything. Management is about average. They are very kind and polite, but not the fastest in getting things done. Same goes for maintenance. Overall a good place to live.
