Throughout my lease, there were consistent health and safety concerns that were either ignored or poorly addressed: The pool and hot tub were frequently out of service for extended periods, sometimes weeks at a time, and when open, often poorly maintained. Broken gates left the property unsecured for days or weeks, creating easy ...access for non-residents. I personally experienced homeless individuals sleeping behind my vehicle inside the parking area—an ongoing concern for both safety and liability. Maintenance delays were common. For example, it took repeated requests just to get someone to inspect a failing A/C unit during extreme heat. Communication from management was consistently vague, slow, or dismissive. Promises to “follow up” or “work with you” often led nowhere. There are better-maintained, better-managed, and safer communities in the area at the same rental rate or less. Only fulfilled 1/2 move-in promotions

I will be honest that they’ve honored the free rent, however we have been here almost half the time of our lease and we have not seen a TV nor have they been in communication or responsive on when we will be receiving the TV. April 19, 2023 - Review from Apartments.comWith the previous issues we’ve have for almost a year from the constant gate issues that resulted in safety concerns for us tenants, and amenity issues, we now have routinely plumbing issues and yet hours of disruption. It would be nice to have all these issues resolved at reasonable efforts that don’t involve any major inconveniences for us. With the amount we pay in all service charges; it seems the level of maintenance is always at a minimum level that requires maintenance almost once or twice ...a month of water being shut off or the main building alarms going off all hours during the day and night. I've contacted maintenance at the very least 3 times per month. Sometimes things get fixed, sometimes not, only to call them back. Not a good place to live
September 14, 2021 - Review from Apartments.comThis has been a hassle since we moved in here, we walked through the apartment before moving in and put it on the walk through sheet that we get from them and they made a copy so we should've have a maintenance guy to take care of it right away but we did all that after signing the lease unfortunately. We have been having ac problems, toilet problems, pipes leaking, closet doors aren't opening or closing well, squeaky doors, some of the blinds bended.. so far... We made lots of requests for ...maintenance person to come and fix all the problems we have going, does it happened? a big fat NO. WE have sent request to the office about it, complaint about it and through rent café but apparently they don't care just the rent we pay here. I am just waiting until we move to a better place because this is not fair for us to be paying this much when we have broken or messed up things going on and NOTHING has been resolved. June 2, 2021 - Review from Apartments.comI wish I could give 0 stars. I've never met a front office staff that is more rude and unprofessional than this one. Any question or concern is taken as a personal attack on whoever you're speaking to and everything is always your fault. I called because I've been feeling sick and noticing a strong metal taste in my water recently and asked if they could possibly test it for contamination since they've been doing work on the water lines. The lady told me and I quote "we're not water testers" and ...then continued to tell me to stop drinking it or let it run... I explained that it's been a new thing and I've lived here for 12+ months and haven't had any issues until recently. I've been showering, running the dishwasher, and doing laundry so you'd think I would've "let it run" long enough. I will now be buying a water testing kit and testing it on my own. I've never been more excited to move out of a complex. The city of Phoenix acknowledges the issue with the taste and odor of the water and they have released a written statement and FAQ which addresses these concerns and recommends running the water a bit or adding lemon to improve the taste. We have a water filtration machine onsite for our residents to use due to this reason. This water is not Arcadia Cove's water, this is the water from the city of Phoenix. The front office staff seems like they hate everyone and are very unhelpful. I had major refrigerator issues for several months and lost multiple fridge-fulls worth of food. It took physically going to the office several times over several weeks for them to fix the issue. During my latest maintenance request, the staff person left my patio door open with the air conditioner on, left my ...apartment unlocked and unattended for at least 15 min but probably longer, and let numerous bugs (mosquitoes, moths, flies) into my apartment through the open door.
