This property is great I have lived here for about 2 years now. We have had several managers , but all have been great to work with. If I had any maintenance issues it was taken care of right away. I really have nothing but good things to say about the staff and property manager

Disgusting
July 21, 2022
If you like cigarette smoke coming through your vents and cockriaches coming in kitchen bathtubs fixtures and under walls this is the place for you. Was in a short term lease from out of state thank God! Charged monthly for pest control for them to be scheduled and not show up, office made excuses. I bombed the apartment 4 different times to try to resolve. No solutions offered to seal any exposed plumbing. I will save you all from seeing the disgusting photos.

LOVE this place!!

We just relocated from Colorado to Texas, tented, sight unseen. We had a few glitches along the way with our move (not the complex) and when we arrived in Webster, TX, we were treated just like queens! Angie, Trina and Natasha, along with the maintenance crew and our neighbors have been both amazing and helpful. They truly have made us feel welcome as well as experience the southern hospitality.

This is a nicely updated quiet apartment community. I had been at the Terrace Villas for almost a year when my lease was up. I had made up my mind to move to The Hamptons just a mile down the street for better pricing. I was turning in my notice to vacate to the office when I met Yvonne the manager. Yvonne inquired about my reason for leaving, she was genuinely interested in accommodating my needs and together we came up with a better solution. I have lived a Terrace Villas for over 5 years. I have to say, the changes that have been made are excellent! I have stainless appliances, granite counter tops, and wood vinyl throughout my apartment. I love the creek and the family of turtles! It's a peaceful environment and a great place to come home to!

Rat infestation, Terrible Management

DO NOT LIVE HERE, WE FOUND A RAT IN OUR APARTMENT 501, AND YVONNE THE LEASING MANAGER DID NOTHING TO HELP US! Not only did she try to turn us away when we told her, but she has had nothing but an attitude with us since we presented the problem. Corporate never answers their phone. We had to pay for hotel and relocation all on our own, and they offered nothing to help us even though we couldn’t live in our apartment. We were good tenants and always paid our rent on time. In the end we had to deal ...
with a huge rat, no help from the leasing manager, or corporate. Don’t spend your hard earned money here unless youre okay with rodent and pest infestations.

  We take all resident issues very seriously. Once the issue was reported, it was immediately addressed the same day. The resident refused entry to our maintenance staff to resolve the issue. Pest control was called and all holes were sealed. We offered a transfer to another unit, and also offered to assist in paying for the hotel. Although pest control found no evidence of rodent activity, the situation was treated as if there was. A Corporate representative met with the resident in person and gave several options. She requested that he respond to her personally to her cell phone, the resident never responded and moved.

Nice place for the money very quiet

Well worth the price. I have lived in Clear Lake since 2010 and have been on four different apartment properties. All of them were nice. I moved into Terrace Villas in 2015 and just renewed for another year. I am just going to tell you I read the reviews, and some are right especially the older ones. But in the last year I have seen some nice changes. For one maintenance has improved drastically. In October I called the office and spoke to Yvonne and told her I was having dishwasher ...
issues. Bam one day later fixed. We had a building light out in our area, it had been out for the last year. Soon after Yvonne got here, I noticed she was walking around at night. I told her about the light and next day it was fixed. Hopefully, this manager and her maintenance men will be here for a while. I love what is going on with the new changes and really appreciate seeing the manager walking around the property. That never happened before. All my neighbors are very nice, and the property is quiet. The apartments inside include upgrades that I really love like the double pain windows (low light bills), granite counters, stainless steel appliances and ceramic flooring. I've been at this complex for a couple of months now, and this apartment is by far the worst as far as management goes. The so called property manager is never in the office, never returns calls, and on multiple occasions I have overheard her talking bad about the other maintenance staff and the leasing agent, Ms. Lauren, even though Ms. Lauren was always available and very helpful with any problems that have risen about our apartment. And for all intents and purposes was always easier to reach ...

The manager here is the worst person I’ve ever met. I feel sorry for the maintenance and other office staff that have to work with her. The manger neglects the office for hours on end. The poor girl trying to run the office in her absence does what she can it seems like and she follows up, maintenance does a wonderful job completing works orders. I’ve been told by serval residents the manger won’t order materials needed to complete jobs. She doesn’t return phone calls, and will actively avoid ...
residents and their complaints. I have sent in complaints to upper management as well. Please find some other place to live because if you have an issue it will NEVER be dealt with. My opinion is if they got rid of the mamnger this place would be a lot nicer. Can’t wait to move out of here.

After moving in 4 months ago I would have to say I’m impressed. When I came to tour the property I was shocked with how many different floor plans they had to choose from! The front office staff did a wonderful job taking the time to answer all of my questions and working with me during the move In process. Mrs Elena new manager...me and other tenants have complained about certain tenants that making me and other uncomfortable... Tenants that have 4 violation of the lease...nothing has not been done about it....I pay my rent every month on time...But if we get violation toward the lease after we have been warned I would have been avicted and out of here...everyone has to follow rules or be removed.... Worst apartment I have ever lived in, everywhere smells because they allow dogs poop all over the place and the apartment is roaches infested. Poor maintenance they never answer you and Chester the office manager is mannerless. Waste of fund . Worst apartment ever.
