November 7, 2023I just renewed my Fourth year at Barham Villas. I wanted to share my experience with everyone here, starting with the great manager Stacy and her office team, friendly, responsive management staff, professional and friendly. Not to forget the maintenance team. As usual, the response was quick and efficient. Maintenance, under Saer's supervision, is always done quickly and perfectly. Barham Villas is one of the best places I've ever rented. It is a very peaceful neighborhood and area. It is the ...cleanest and well-maintained area and one of the best in the surroundings. Overall Great Apartments!
April 29, 2020Barham Villas Apartments is a very great place to live! The apartments are clean and affordable. The rooms are super spacious and are all up to date. Laundry rooms are also easy to use and never had a problem with. Parking spaces were great as well. Management and maintenance was very professional and they responded fast with any questions you may have. Also, Business Manger Stacey Thammavongsa is great! Dog friendly, felt like a neighborhood.
August 9, 2019Lived there for a year. No real issues. Not a bad apartment for the price. Parking can be an issue, but that was true for most of the places we looked. The assignment of the garage and parking spaces seemed kind of random, but I don't know if the new folks adjusted that or not. The garage was narrow, but having one at all was a pretty big plus. The owners changed while I was there. I don't think the new folks had all the information they needed at first. That was glitchy, but it got a lot ...better. The maintenance guy lives there and takes care of it as such. The office staff responded to any issues I had as best they could. They're all pretty on top of things as long as they're aware there's a problem. They're renovating, and the newer ones are quite a bit nicer than the older ones. The three bedrooms have very little cabinet space and the kitchens are more cramped than the two bedroom, but I think the renovated ones expanded the counters, which will make a big difference. The AC is only in the living room, and the bedrooms in the three bedroom feel none of it. If you are going to run portable units, you may need to be creative to avoid tripping a circuit. Most of the year, it's not much of an issue. Moveout went smoothly, and I got my deposit back quickly-minus a cleaning fee, which was more than fair. Overall, nice place, friendly people. Great Place to Live
July 20, 2019I have lived in Barham Villas for a little over two years and am completely happy here. The place is clean and quiet! Maintenance is very responsive and has tended to my small issues very quickly and efficiently. Wasted our time and money
July 17, 2019We had been told a fair price for a 3 bedroom and that if we applied the same day, our application fee would be waived. Well, we encountered a glitch for the application and couldn't complete it in time and it took FOUR days until we could reach someone to talk to (mind you, we called multiple times a day). And while we had already paid the application fees and holding deposit, they canceled our application without warning, so we had to apply and pay again. And then, a day later, the price we ...were told went up $300 dollars because of a 'computer glitch' and they wouldn't acknowledge the price we were originally told and that they wouldn't refund the application fees that we were told to be 'waived.' Really busted our hopes and ruined our expectations for a community full of potential. Needless to say, we will be taking our business elsewhere.Property Manager Responded

March 16, 2017My husband and I have lived at Barham Villas for over 3 years now and we love it here. The management is awesome and the maintenance staff is always pleasant, when ever I am in need of things to be repaired or done in my apartment I call the office and I know that it will get taken care of within 24 hours. I also love the things that they do for the residents, like breakfast on the go, and drawings and bbq'so things like that. I highly recommend Barham Villas.....Review from Apartments.com
Perfect North County San Diego Location
October 8, 2015The Barham Villa Apartments are the perfect place to live in the North County San Diego area. They are close to California State University-San Marcos, Miramar and San Diego with all its attractions and beaches. The pool area and BBQ area are perfect for gathering with friends to relax in a great outdoor space. The on-site manager and maintenance staff are very responsive and helpful. Everything on our move-in punch list was handled promptly which made settling in easy.Review from Apartments.com
