Dirty, Poor Management, Unsafe!!!
August 20, 2025If you value cleanliness, safety, and any semblance of competent management, run, don't walk, away from Belle Vista. After 4.5 years there, my stay is thankfully at an end. Since Dayrise Management took over a couple of years ago, the decline has been remarkable, fast, and sad. What was once a nicely landscaped and well-maintained community is now a disgusting free-for-all. Residents treat the community like a garbage dump and a dog toilet. Despite repeated complaints, management did absolutely ...nothing about it. Occasionally, they’d send out a weak email reminding residents to pick-up their pet’s waste but, since there are no consequences, no one does it. Walking the filthy stairs and breezeways to my unit became a constant source of disgust and frustration. People loitering on the stairs, smoking and leaving butts everywhere, pulling up in the parking lot and unloading all their fast-food garbage on the ground. There were at least four murders at Belle Vista during my time living there, which speaks volumes about the lack of safety and quality of tenants. Management's communication following the most recent murder was delayed, evasive and deliberately vague, failing to even mention the fatality at all. The Leasing Office staff are consistently rude, exceedingly unhelpful and act as if your concern and presence are an inconvenience. There is a high turnover of office managers. The office is impossible to reach by phone – even during business hours when they are in the office. If you have an issue that requires their attention, you’ll need to make time to go into the office. If you go in, be patient, take a few deep breaths, and be prepared for the treatment mentioned. The valet trash is inconsistent. The pool is repulsive. During the summer months, the area around the pool is usually occupied by loud people smoking weed and playing vulgar and explicit music. You don’t want your kids there. The entrance to my building smelled like an entire dog kennel; the constant stench of dog waste from my neighbors' patio is nauseating. The gate in the gated community was consistently malfunctioning, and the security measures at the clubhouse were insufficient to prevent theft of my packages. Management provided no assistance and recommended that I file a claim with my renter's insurance. For me, the final straw for me was seeing a masked individual with a gun outside my door at 1:30 am one night. At that point, I feared my life at Belle Vista.Read MoreReview from Apartments.com
DO NOT MOVE HERE!!!
May 22, 2023Do not move here the apartment complex lacks security, which causes a lot a car break in I’ve literally been here for one month. My car has gotten broken into twice every morning I get up I see a new car window busted out and literally the apartment complex does nothing about this last night. It was a pool party until almost 1 AM no security on duty and I believe that the people that broke into my car doesn’t stay in their neighborhood, but they had access to get in because the gates are always ...open. No cameras around the neighborhood for safely nothing just leaving us to fend for ourselves. If I would’ve know how bad the car breaking was, I wouldn’t move somewhere else, but of course they do not tell you that when you applying for apartments.Property Manager Responded

MOLD, THEFT, and SHOOTINGS
March 28, 2023STAY AWAY! MOLD, THEFT, SHOOTINGS, and RENT DISCREPANCIES!!! I am a current resident here and have only been living on this property for 3 months and it’s been the worst experience of my life. To start off, the apartment was dirty when we moved in. There was mold in my toilet and on the ceiling of the master bedroom. Several appliances were broken but the maintenance team came in and replaced them quickly. Every month there has been unexplainable additional charges to our rent. We’ve had to call ...and stop by the office every single month to have them addressed and removed. Recently I found layers of mold on my bedroom window, called it in, and no one came to look at it. My car got broken into in front of another resident’s surveillance camera and no one would help me get footage…turns out TWO cars were stolen within the same week. The front office stated that they just leave crime to the police and there’s nothing they can do. There are constant shootings on property and people who don’t live here walk over and hang out because there’s no security at all. The gate is always broken. This place is a literal nightmare. Love my apartment
March 23, 2019I just moved in 2 months ago. I see that the management is trying to improve the property. I can’t wait to see what is coming. Side note- I wish the residents would clean up after themselves. The staff maintains the property, but some residents don’t take pride in where they live.Property Manager Responded

August 31, 2017I was a resident of Bellavista apartment Lithonia Georgia apartment 712 I had to break my lease due to the fact that I had mole very badly in my apartment I had to throw away several pairs of shoes and some clothing because of it. the mole had spread throughout my whole apartment I put in several work orders and they were addressed by the maintenance team but it just kept coming back I asked management what are they going to do about it and they told me I need to leave my air-conditioner on. My ...neighbor told me she asked management and they told her it was mildew. I only live there for 6 months and decided to break my lease. Poor and Incompetent Management
June 21, 2017My mother lives at bellevista apts and has had numerous issues with another resident and has taken these issues numerous times to the manager with nothing being done to resolve!! My mother pays her rent on time and does not bother anyone and yet this manager has called her basically a liar!! Needs to make improvements
August 27, 2015This apartment building actually looks nice on the outside and has the potential to be a great apartment complex, but improvements need to be made. First improvement - Security...Security is a huge issue for me because my car tag was stolen off my car and other cars have been broken into. The complex is a gated community but the gates are not working half the time, and there is a chained linked fence that is broken and many unwelcome guests enter in that way. Also they should get a 24-hour ...security officer to secure the premises. Second- Grounds keeping...they grass is always cut and looks nice but trash is everywhere. I pay $21 a month for valet trash pickup (mandatory), they pick up garbage but leave a trail of trash behind them. Third- Pest. There are these small centipede like worms that will not leave no matter how many times pest control comes out to spray and the office workers act like its nothing (they show no concern or care at all) which is my fourth and finally improvement- Office staffing. The office staff could be more friendly, courteous, and caring about the problems their tenants are bringing to them instead of acting like it is no big deal (anytime one of your residents are not happy it should be a big deal) If the apartment complex could at least fix these issue my rating probably would go from fair to excellentRead MoreReview from Apartments.com

August 2, 2015The neighborhood is very quiet. The quality of the apartments is very well built. I had an issue with the garage disposal and maintenance was there the same day. They replaced the entire disposal unit within only a few hours. They are under new management and they have upgraded parking lighting,new asphalt,and a doggie park. July 20, 2015Me and my live in these apartments for over 10 years and we have bee trying to move it seems like we are stuck the apartments will not move us they don't care our Air conditioning went 2 times and it took over a week to fix it in the summer 95 degrees outside they didn't care....it will be a blessing to move and win a free rent for a year....it will help us save to get a big house....me my three brothers my granny and grandmother will be grateful if we win....thank you!!Review from Apartments.com
