Here 4 years. Going downhill.
December 12, 2025I've lived here for almost 4 years. The maintenance crew is a revolving door. I currently have a maintenance request open for almost two weeks to get a leaky toilet fixed. A window they promised they would replace when I moved in April 2022 has never been replaced. On top of that, they are charging new fees on top of my rent starting this year, all of a sudden it's 100 bucks more a month. Great place to live
July 5, 2025We had a great experience living here! The office staff were exceptional - Kristen, in particular, was friendly, professional, and helpful. Both the move-in and move-out processes were smooth and hassle-free. The office team was very clear and transparent about all the policies. The apartment itself was clean and well-maintained. Maintenance Requests Closed Without Being done
June 6, 2024I'm a resident here for over two years. I am very unhappy with how maintenance requests are handled. I submit maintenance requests, they are closed without any work being done or any communication as to why. I call the office, they are sympathetic, but evidently have no authority to hold their maintenance staff accountable.Property Manager Responded

Not Well Run. Lots of Turnover. Maintenance optional.
July 5, 2023I've lived here a few years. The office and maintenance people have completely turned over since I got here. They can't keep good employees. Maintenance requests are optional, sometimes they close them without completing them. Even so they jack the rent up every year at renewal. Our First Home
October 11, 2017I lived in my apartment at Berkley Manor for 2 years with my husband. It was our first home as a married couple. During that time, our lives saw many visitors, witnessed much laughter, and exerienced some deep loss. Our cozy apartment could not have been a more perfect place to live life at the start our our marriage. The community was always clean, safe and welcoming. The staff is extremely kind and helpful. A Place to Call "Home"
September 14, 2016My boyfriend and I moved to Berkley Manor at the beginning of summer. We've been here about 3 and a half months now. Just graduating from college, this is the first apartment we have rented. I wouldn't have wanted to rent anywhere else! It is such a safe community, being gated, and there are automatic lights throughout the complex, as well as on the exteriors of each building and individual apartment, so you're never coming home in the dark! If you order a package, it can sit outside of your door ...for a week and no one will bother it. Everyone is very respectful of each other's property. I don't have to be in constant worry about whether my package will be safe when I get home from work. The staff is super friendly and helpful, and even though there are so many tenants, they still know you as a person and remember your names and what apartment you live in! It really shows that they care about you and not just your money. If you ever have any issue, they are prompt to help you get it resolved. The neighbors are friendly, and mostly all say hi in passing, or at least smile. Most people here have dogs or some kind of pet, since there isn't any breed or size restriction! Yet another plus, since most places only allow small dogs, and we have a Lab mix. There are "doggy clean up stations" placed throughout the complex for you to pick up after your dog. The only annoying thing is, not everyone picks up after their pets, even though Berkley makes it so easy for you to do so. The majority of people, however, do pick up. As far as the actual interior of our apartment; BEAUTIFUL! Very spacious, very clean, very much like home. I believe they even put in new carpets between each tenant which is wonderful! Having laundry in-unit is another huge plus. Appliances are basic and standard, and they get the job. In each building, there are storage units that you can rent out on the bottom floor. We rented the small one, which is $10 a month to store our bikes, snowboards, camp chairs, and patio furniture in, and we still have plenty of room in it for more stuff! Even though we are right up against Freedom Road, it's super quiet! We never hear any noise from the road, but we are so close to so many things! Cost isn't as bad as it seems, in all honesty. For the space and amenities we get, the price is so worth it! You can get cable included in your rent which is nice. The pet rent per month is cheap. Absolutely Terrible
August 2, 2016I wouldn't recommend this property to my worst enemy. Every month ended up being more and more money. At move out they slapped "fees" wherever they could to get more money. Very minimal parking, especially at night and spaces were never tended to in the winter. The office workers always had an attitude and were never helpful. Highly Recommend
June 30, 2016My husband and I moved here last August in between selling and buying homes. We started with a 3 month lease then switched to month-to-month since we were house hunting. We have rented our fair share of apartments (5ish)and Berkley Manor is BY FAR the BEST apartment we have rented. We were in the pet friendly 200 building. It's close to Freedom Rd but oddly quiet inside. The office staff is super nice and the maintenance team is quick. No bugs, great pool that you can use at any time (swim at ...your own risk), fun gas outside fire pit, safe atmosphere since it's gated, friendly neighbors that say "hi". They even pick up your garbage if you leave it outside your door on garbage night. No dog restrictions, which was awesome since we have a giant Labrador Retriever. The only negative is that the water bill seemed a bit high. We had a drip fixed but I suspect there were more since it was so high (about $75/month for the 2 of us). UPS DELIVERED WHILE SHE WAS AT WORK AND SOMEONE STOLE IT OFF HER FRONT DOOR PORCH AREA AND THE OFFICE STAFF SEEMS CLUELESS. THIS IS VERY WRONG. NEIGHBORS SHOULD NOT STEAL FROM EACH OTHER.
