Not what I expected
April 8, 2024I moved in December 2023. Had to move in a day after I was supposed to. They were late cleaning the carpet. When I did move in the carpet smelled like wet dog. You could smell it as soon as you walked in the door. I reported it to the office. It took them least 2 months to come replace it. It had to be replaced because it was so soiled with animal urine. I lit candles and had plug ins and I could still smell it. My rent is more every month than I was quoted. The staff have been nice but I can’t ...wait until my lease is up.Property Manager Responded

August 13, 2023We’ve been here for 15 months with 2.5 months left on our lease and we cannot wait to leave. Our AC hasn’t worked properly from the beginning. We’ve had 5 open maintenance requests in a month and it’s currently pushing 90 degrees in our unit. No one picks up on the emergency line. Total disregard for the tenant. Packages stolen, filthy pool, exercise equipment broken. There are much nicer complexes in town for the same amount of money.Property Manager Responded

Would move if I could
September 29, 2016I have lived here for one year. The rent is going up $30 per month. Seems the rent should stay steady or go down since the complex is 14 years old. The spiders are everywhere! I have spider webs 2 or more feet across on my patio and over the doors. It is a constant task trying to get rid of them. Security? Not really. The main gates are usually open. Within a few months of living here I had the air let out of my car tires. I think it was by an employee. The positives? Convenient to ...most everywhere in Waxahachie. Grounds are maintained well. So glad to be gone!
July 10, 2016When I moved in my apartment was very dirty, the windows and window sills were covered in fly eggs and there was mismatched paint on the walls. It is advertised as a gated community but the gate was never closed but maybe 10% of the time. The breezeways were so disgusting and dirty with cobwebs and trash. I lived above an employee of the apartments and dealt with really loud music and parties at all hours of the night. The office staff was friendly when you paid your rent on time, but the ...moment you had a question or a problem they acted like you were the worst part of their day! If you live here be ready to hear your neighbors every time they flush the toilet, wash dishes or clothes. There is such a problem with bugs that you could never really enjoy the patio for very long, not sure what the monthly exterminator charge was for, my spiders and bugs were very immune I suppose. Nice, quiet community!
September 17, 2015I have lived here for 10 months now and I don't have any major complaints. It's a pretty large complex but very quiet and nice. They just redid the fitness center which is nice and always clean! The property is next to a lake which is nice. I was originally told I would get a lake view but that didn't end up happening although I will say where my unit is now is wonderful! We face the fire station and there is seriously always a good parking spot open! I live on the second floor in a large one ...bedroom. The bathrooms are large and the have plenty of cabinets. And the desk nook area is very handy. We have a lot of spiders(like a whole lot), lizards and frogs outside of our door and in the stairway but none inside( kind of weird but we also spray our door twice a month so im sure that helps). Walls are pretty thick we can't hear our neighbor or anyone above or below us talk, but we can hear the people above us vacuum and do laundry. Typical apartment noise I guess. If you are looking for an apartment in this area I would def do a tour. The staff is very nice (I've really only dealt with Ms. Brenda and maintenance guys)! Unfortunately I may be moving when my lease is up though (sad face) my commute is pretty bad but I like my apartment and the area so I'm torn.Property Manager Responded

Blue Lake Villas
August 13, 2015I have lived here since March 2015. My apartment is wonderful! The staff is very friendly and tries to help out. The maintenance crew not only responds quickly, but tries to teach you how to maintain your stuff to avoid future issues. My pets are happy here too!
