Would have been 5! We did enjoy it BUT... BEWARE!
June 14, 2024Was a great place to live (we actually enjoyed it!). Office staff was friendly, maintenance was awesome. Move out is a complete and utter nightmare. With all the competition in the area (people are flocking to the 2 new developments), they are penny pinching and refusing your deposit - don't count on receiving it back. They gave us paint to fix any imperfections and then charged me for fixing the imperfections...doesn't make sense? They take pictures trying to make things look damaged so they can ...charge. We've heard the same from current residents who are also trying to move out.. Nothing is refundable even though you think it is. Like I said, we enjoyed our time there - I would have given 5 stars. It cost us over $800 to move out - after living in a 1 bedroom for only one year with NO damage outside normal 1 year living.Property Manager Responded

Facade hiding a nightmare
June 18, 2024I've spent the last three years at Botanic Waterside, watching it devolve from a well-managed residence under previous ownership to a poorly maintained cash trap under the current management, which seems more interested in flipping the property than in resident satisfaction. Do not be fooled by the plethora of 5-star reviews from new residents who have yet to experience the full range of issues that come with living here. Upon moving in, I was initially impressed by the promise of new appliances ...and a beautifully presented complex. However, the quality quickly revealed itself to be abysmal. My dishwasher required attention five times and yet never functioned properly throughout my stay. The refrigerator failed multiple times as well, each incident leading to a total loss of my groceries. Essential utilities like water pressure became a daily gamble, often so low that taking a shower was impossible—an inconvenience that, absurdly, the management never addressed effectively. The common areas such as hallways have been utterly neglected, lined with dirt and debris, reflecting the overall disregard for maintenance and resident experience. Furthermore, be prepared for an onslaught of fees. Despite normal wear and tear, your deposit will likely vanish, with additional charges such as a $30 move-out fee, which proved to be an excruciatingly painful experience to even pay. Despite sending multiple emails to the entire management team, including the property manager, I received no responses. This reflects the overall inefficiency and poor customer service that plagues this complex. Don't be surprised if your deposit is gone and you owe $1000; regardless of normal wear and tear. Additionally, the rent structure is a bait-and-switch scheme. While I understand that rents can increase, here they are raised dramatically each year regardless of rental market trends that might justify lower rates. Dishearteningly, you'll find that new tenants in identical units are paying significantly less, as the management seems not to adjust existing residents' rents downward when market conditions would warrant it. For those considering Botanic Waterside, I urge you to look at other options in the area. While the property itself is attractive, it is catastrophically mismanaged, and your money can undoubtedly be better spent elsewhere.Property Manager Responded

Amazing place
November 29, 2023Botanic waterside is the place for me. It feels like home. Who needs a backyard when you have a community that offers everything and more? We just renewed our lease for another 15 months. I love the idea of having a nice and well equipped gym, nice pool that feels like a resort, a theater you can reserve and have a great time with family and friends. There's a nice social room where the management team is always planning community get-togethers for us to meet your neighbors. By the way, the ...maintenance guys are so COOL! They are always on top of everything.and we've never had any problem that wasn't solved by them - quickly!! Thank you guys for keeping this place a gem!!! We love it!Property Manager Responded

AMAZING PLACE TO LIVE!!!!
March 31, 2023Purely spectacular, and the staff is beyond professional and attentive to resident needs. The office staff, led by Elizabeth, is on-point; she can be seen fluffing pillows at the pool in the morning, touring prospective residents all day long, and handling resident needs as the day ends. Attention to detail is her specialty. Maintenance team member Jermaine is also professional, prompt, respectful, and efficient. Just moved in a week ago and COULD NOT BE HAPPIER!!! There are many choices in ...the area, and this should be your ONLY ONE--no need to look further for a future home!Property Manager Responded

June 23, 2021Davis Property buys, leases up the property and then sells to anyone. The new management deserves a medal as they were able to take a gorgeous property and turn it into section 8 in record time. The garbage room is often overflowing and the walls and elevator are filthy. Good luck trying to get back water from the kitchen sink. Run from this overpriced property!Review from Apartments.com
