EXTREMELY POOR MANAGEMENT AND UNFAIR MAINTENANCE CHARGES

My experience with Cascades at the Hammocks has been extremely disappointing, and the way management has handled my recent maintenance issue has made it significantly worse.
A toilet tank in my apartment suddenly failed at the bottom corner and began leaking. The toilet was not struck, abused, or misused. More importantly, I have photographs of the inside of the old tank showing extensive long-term deterioration, heavy mineral buildup, staining, and corrosion of the internal components. This was ...
clearly not a toilet in pristine condition.
Despite the obvious deterioration of the fixture, management placed a $159.99 charge on my account for replacing the tank. I was never told before the repair that I would be charged, never provided an estimate, and never given an explanation establishing that I caused the damage. Maintenance simply replaced the failed tank, and afterward I discovered the charge on my account.
What has been even more unacceptable is the lack of communication from management. I have repeatedly attempted to contact the property manager to discuss the charge. Calls and messages have gone unanswered, and even after being told I would receive a return call, the promised call never came.
If management believes a resident damaged a fixture, there should be evidence supporting that conclusion—not simply a bill handed to the resident after an old, visibly deteriorated plumbing fixture fails. At the very least, a resident deserves an explanation and the courtesy of a response when disputing the charge.
I understand that things break in apartment communities. What I do not understand is expecting a resident to pay for a deteriorated fixture while management repeatedly fails to communicate about why the resident is supposedly responsible.
The $159.99 is frustrating, but the larger issue is how residents are treated when they question a charge. Being ignored after repeated attempts to resolve a legitimate concern is incredibly unprofessional.
Based on my experience, I am extremely dissatisfied with the level of customer service, communication, and handling of maintenance-related charges at this property.
