  • Rough few months. Too little capital investment to simply maintain property

    I’ve lived at Citizen Park long enough (4 years now) to see both the positives and the persistent problems. Please read the entire review - pros & cons. I'll revisit this review in 3 months. Pros: The location is outstanding — walkable to everything that makes the Central West End vibrant and enjoyable. While here for less than 2 months, the current on-site management team (people at the building every day working and communicating with residents) has been engaged, responsive, and appears to ...
    have a thoughtful plan to move the building back toward the “luxury” standard that was originally marketed. Cons: TLDR: luxury rent for an amazingly subpar experience. The property is operated by Asset Living, and for as long as I’ve lived here there has been little evidence of meaningful capital investment in the building’s infrastructure — until the current hot water crisis forced action. The hot water issue has been ongoing for years and has been unreliable for more than 75 consecutive days recently. Imagine not having reliable hot water in the dead of winter. Instead of addressing the root problem earlier, it appears temporary fixes were used for far too long. In addition to the hot water situation, Wi-Fi has been inconsistent, at least one of the three elevators is frequently down, common-area TVs (lobby, gym, clubhouse) have not been operational for 4 months, and 24/7 on-site staffing — as advertised — has not consistently been available. These aren’t cosmetic issues; they’re core service expectations. The building has strong fundamentals and a great location. But sustained underinvestment in infrastructure has created a gap between “luxury” branding and the lived experience. If ownership commits to real, long-term improvements — not temporary patches — this property could live up to its potential.

  • You could call it a luxury building 5 years ago but not anymore!

    Citizen Park markets itself as a luxury apartment building, but despite charging luxury rent, it has been anything but luxury, at least in the past two years. The building suffers from neglect and is heavily mismanaged by Asset Living (a property management company with a 1.9/5 rating). For instance, we haven't had reliable hot water in the building for over 70 days (acknowledged by management on December 9th). The water temperature has been either cold or lukewarm in the morning hours when ...
    most residents take showers before going to work. This has been happening during a very cold winter this year. It took the building management over 20 days to make any attempts to repair the water boilers, and those repairs failed to fix the hot water problem for over two months.

  • Not worth the expensive rent to live here

    I have lived at Citizen Park for almost five years now. The building was a great place to live when I first moved in, but I no longer feel that way and want to share my experience and thoughts for anyone considering living here. -Unreliable hot water for over 80 days now, which has been especially frustrating during a cold winter. This means having to take many many showers with room temperature or lukewarm water, or if only ice cold water is available, then having to rearrange my schedule ...
    around that (workouts, going to work, etc). It also means not having hot water for things like dishwashing or properly sanitizing things. There were similar problems with hot water availability two years ago and I have heard from other residents that the hot water problems date back to as early as 2018. -Security is sometimes an issue - for example, the package room doors and the parking garage door are sometimes left open and unattended, which means that anyone from the outside can enter the building. -The elevators and the coffee machine in the lobby are not infrequently broken. -Building-hosted social activities have markedly decreased in number over the past year or so (unclear if this is an attempt to save money or it's because management doesn't want to spend time and effort organizing them) -Building amenities like the clubroom, fitness center, pool area, grills, etc have declined over the past few years in terms of equipment, like functioning TVs The cons, especially the hot water situation, have been poorly handled by management and ownership (including Asset Living management company) for months now. The compensation we residents have been offered for putting up with this hot water situation is disrespectful and does not reflect the gravity of the situation. To be blunt, it seems like management/ownership spends more time sending out emails filled with meaningless apologies about the many inconveniences we residents deal with and spends more time responding to honest reviews in an attempt to negate them than actually taking responsibility and compensating residents properly and respectfully. Making and saving as much money as possible and doing damage control seem to be priorities, rather than preventing or quickly and meaningfully addressing building problems and doing right by residents by providing what residents pay for and compensating them appropriately when that is not possible.

Now, in 2026, the entire building has experienced severe hot water problems lasting OVER two months, and they are still ongoing. Communication from management was limited for much of this period and has only recently improved. I am not confident that these issues, along with several smaller ongoing maintenance concerns, will be ...

    Management and ownership are laughably bad. Three months without hot water and management promises to bring in an interior designer (???) and offers insultingly low compensation for what was literally months of services non-rendered coinciding with the coldest months of the year. Despite weeks of trying we have not been able to get into contact with or told who the actual owners are and have instead been left to deal with powerless middlemen third party managers.     No hot water for two months... in the middle of winter and winter storms. This apparently was not an emergency to management so they sat on it for two months and still not fully functioning. Did not respond well to tenant concerns. All of the regular agents also left. Amenities are not taken care of and definitely not luxury living/amenities for example the coffee machine is frequently broken.... Area is nice so this is unfortunate but you can rent nearby at the numerous complexes which have hot ...

    Citizen Park is marketed as a luxury residential community, but unfortunately it does not live up to this promise. Management & Service: There is extremely high staff turnover, unreliable office hours, and poor availability. Important information is often communicated very late, sometimes without any possibility for follow-up questions. Promised actions are rarely carried out.     residents often have to follow up multiple times to receive a response. Living Quality: The furnished apartment contained old and damaged furniture that does not match the advertised standard. Additionally, there were significant hot water issues over several weeks, which made daily life — especially for families — very difficult. Conclusion: The actual living experience falls far short of what is marketed and priced as “luxury.” Asset Living appears to manage the property with a strong focus on profit rather than the needs and well-being of its residents.

  • No Hot water for 3 months

    I wish I lived elsewhere. I've had too many days coming home from the hospital to ice cold showers and wishing I showered in the hospital call rooms. Hot water reliability has been a problem since 2018. I had to boil water on a stove to bathe myself. Most days I shower at my gym. CONS: -No hot water for 3 months. Constantly being "worked on" and "fixed" and "ty for your patience", except it is 2/25/2026 and we are still dealing with this issue. -Lack of communication from apt complex about hot ...

Residents had to ask each other in the elevator if anyone had any idea wtf was going on. -It took the residents calling a resident meeting to discuss these ongoing issues amongst each other until the management team actually brought someone to the complex to look into the hot water issue. Prior to this, it was either radio silent for weeks or emails about "ty for your patience". Seems like they freaked out and actually went into action after the residents banded together to discuss. -Feels like the management is more worried about the optics of all of this than the residents that reside here. Even their comments about "weather did not permit hot water people to come on site"... the problem was occurring several weeks before the weather conditions they are referring to and should not have delayed anything if having no hot water was treated like an emergency in the first place. A reply below states they called a meeting to discuss our problems...false, the residents demanded a meeting with them to discuss our issues. Google reviews left by residents mysteriously disappeared for a few days before reappearing (unsure if they're getting flagged for some reason but seemed shady to many residents). -Washer dryer has ruined many of my clothes (ripped them apart, hooks and buttons get ripped off after getting stuck on the edges). They called the company to look at it-- nothing was replaced or fixed, clothes get ruined every wash. -Garage door takes literally 2-3 minutes sometimes to open and requires me to step outside my vehicle to open the door -When elevators are down (which is often), it can take 7+ minutes to call an elevator. I've had to go up and down 10 flights PROS: -CWE is a great area to live, there are a lot of other apt complexes in this area -Staff is all nice

  • Poorly Maintained

    79 days without water being reliably hot. They just bought a new coffee machine, it broke right away The garage door has never really worked well. Residents reached out to owners of the building who refused to meet with them and instead sent the management company that has been failing to do their job instead of hearing from us directly

While this process took longer than anyone would have preferred, the system has now been stabilized and hot water has been consistently maintained. The new coffee machine referenced was replaced as part of an amenity update and is currently operational. Like any equipment, it may occasionally require service, but it remains available for resident use.   • Building decline due to poor management

    This building advertises itself as “luxury,” but over the past few months it has not lived up to that standard and is no longer worth the price. It’s especially disappointing because the area is great, the staff are friendly, and it truly used to be a wonderful place to live that I would recommend to friends.     has been going over two full months without reliable hot water. We had very little communication while this was going on, and the boiler was not replaced for 2 months. Even now, hot water has remained intermittent and residents don't know when this problem will be fully resolved. Management downplayed the issue by stating that since one of two boilers was operational, temperatures averaged 90–115 degrees and were “inconvenient”. Ninety-degree water in winter is not adequate for showering, and 115 degrees does not properly sanitize dishes or laundry (which require 130–140 degrees). Hot water is a basic necessity, not a luxury amenity. Unfortunately, this reflects a broader pattern of deferred maintenance and cost-cutting, with residents having to demand a meeting with management to discuss all the issues (broken elevators, broken garage door, no plowing driveway after snow storm). Collectively, this all points to declining standards, delayed responses, and prioritizing cost savings over resident experience — all while charging premium rent. If you’re paying luxury prices, you should expect reliable utilities, safe conditions, and proactive management. Unfortunately, this building no longer consistently delivers those basics, though I hope it does again one day. Until then, there are several other well-managed luxury options in the CWE at similar price points that provide far better value.

  • Disappointing experience

    Management can be slow to address maintenance problems and some repairs have not been long-lasting or fixed the issue. The hot water boiler for the entire complex has been broken for ~ 3 months leading to lukewarm water for all residents, with poor communication until residents complained. Positives include generally nice amenities (when working), friendly staff, and the location is excellent and feels safe.   • No reliable hot water for almost three months

    I moved into this building five years ago, and at first I truly enjoyed living here. I liked the neighborhood and the amenities, and most of all I felt that I had a good relationship with the front office and could trust them to handle any issues that came up. Unfortunately, the facilities and services have significantly degraded during my time here. Basic utilities like hot water are only intermittently available, and there have been recurrent problems with water pressure and maintenance of ...
    common amenities such as elevators and the parking garage. The building management often provides assurances that problems are fixed, only for them to recur a day or two later. The most urgent issue is the lack of hot water, which has not been reliably available across the building for almost 80 days, and which we can't rely on to do dishes, wash laundry, or take showers. As of now, residents don't know when this problem will be resolved. It really saddens me to leave a review like this--I used to feel nothing but peace of mind living here. I'm looking for other places to live now. You should too.
