Very nice property…
October 24, 2025The property was breathtaking. The people in the community were very pleasant. All of the beautiful dogs walking with their owners were simply amazing. My experience in my search at this property for an upcoming home was delightful. The property manager was very helpful, friendly and informative. October 24, 2025As a resident of CoHo since 2020, I have absolutely enjoyed the strong since of community, the office and maintenance staff, the close proximity to the Northside Beltline, the community amenities, and so much more! My husband and I have put off purchasing a home for the last two years, simply because we have enjoyed it here so much. The frequent resident functions makes engaging with neighbors and staff so easy. The landscaping is always well maintained. Our dog loves it here as well, especially ...with the fenced-in backyard area! I would strongly recommend this community to anyone looking to live in the Buckhead area that prefers comfort and cozy over shiny and new. 0/10 worst experience of my life!
October 22, 2025If I could give this place zero stars, I would. I had a lease here for one week — and that was more than enough to realize how utterly disgusting and mismanaged this complex is. They handed me keys to a filthy, neglected unit that smelled like mold and rot. The air was heavy and unbreathable, there was rust in every sink, rusted door handles and stoppers, watermarks and ceiling cracks, filthy fans, and broken blinds. It looked like it hadn’t been cleaned or cared for in years. After I ...complained, management sent out “cleaners” — twice — and both times the unit was still filthy. No attention to detail, no concern for livability, just an empty attempt to check a box. When I raised the ongoing issues, they brushed me off and refused to refund my deposit, even though the unit was never habitable in the first place. To make matters worse, I was told not to submit maintenance requests for the first month because it would “lower their rating.” That’s not just shady — it’s manipulative and dishonest. Any complex that asks tenants to hide problems rather than fix them is waving every red flag imaginable. There’s a reason they’re throwing around move-in bonuses and still can’t fill units. They’re desperate, and it shows. Don’t be fooled by the photos or the sales pitch — this place is a health hazard masquerading as an apartment complex. Run the other way. Save your sanity, your money, and your health. This was, hands down, the worst rental experience I’ve ever had.Read MoreReview from Apartments.com

Ideal Location, Great Staff, A Couple Thorns
March 30, 2022CoHo is an overall good place to live. The location is great - situated between Buckhead and Midtown - and having the Northside Beltline so close has been the highlight of my experience here - I walk with my dog every day on the trail. I absolutely LOVE having a little backyard and have a garden and patio table too! The staff is always kind and welcoming, and the Maynard and Ivan in the maintenance team are awesome! However, be prepared to pay exorbitant water/sewer bills! I pay two to three ...times here than in other Atlanta/Fulton County properties I have lived (and with less occupants and one less bathroom). Water bill for a 2/1 apartment is $100-$150 a month!! Management has no explanation or solution. Also, walls are very thin - typical of apartment living so not a huge problem for me, but if hearing your neighbors up at 3 am on a weeknight is a no-go, don't rely on the complex to really address the behavior.Read MoreReview from Apartments.com

Don't plan on having a parking spot
July 24, 2019I really want to love this place. Let me clarify. I love the actual home, love my neighbors, love the area. but the management is ridiculous. The parking is supposed to be by permit only, but at any given time there are numerous cars parked there without permits. We were told we would be booted if we didn't have a permit and guest should park along the road. We have been told to "find" parking, or park on the street. If I am a paying resident with a parking permit, I should not have to "find" ...parking. Especially when there are non-community members parked in the space directly behind my building. Not to mention you may get a ticket for parking on the street. The parking is a huge issue but the fact that I have taken this to management numerous times only to be told there is nothing they can do, or "I don't know what to tell you." We have lived here 3 months and they have gone through management and staff a couple of times already. Our smart home device also never works, yet nothing has been done about it. We pay for pest control and trash pickup. Neither of which do we receive. Our sewer bill is 4 times our water bill... Again, I would feel differently if management made an attempt to resolve these issues, but that haven't. Venterra has ruined the upsides to COHO
August 22, 2018We lived here for almost 3 years, so we saw several property management companies over our time living at COHO. While each of the companies had its issues, our experience with Venterra certainly made us happy to leave when we did. Not only did they significantly increase rent, they also started charging for many of the items that were previously free, or increasing existing charges. Then when we moved out they sent us a bill for several hundreds of dollars for unsubstantiated damage/cleaning ...charges. They have been solely concerned with grabbing as much money as possible from tenants since they took over. This is sad, because we had previously enjoyed living at COHO. Despite the old/small layouts of the apartments, the location and the overall experience of living at that location was great. Don't let them sell you on the pool
July 6, 2018It's now past July 4th and the pool is still not open yet. They have offered nothing in compensation to the residences for paying for an amenity that we don't get to use. Yes the pool renovation needed to be done but they waited until the week before Memorial Day to start the work while the pool sat there looking like an eye sore all winter.
