April 20, 2026This is the hidden charm of a home apartment that has been 2025 upgraded 100% from outside to fully upgraded kitchens and bathrooms with only 3 story outdoor corridors to use steps vs 10-20 floor high-rises causing you to use elevators daily...to inside looking fabulous. The location is highest in elevation - flood proof last 30 years and is 25 -35 minutes from Bush or Hobby Airport and 5 minutes from Downtown Houston as well as in the middle of Montrose and River Oaks (5-10 minutes from great ...restaurants !) across the Buffalo Bayou and close to Memorial Park for outdoor activities. Noisy Apartment
March 4, 2026I lived at Cortland River Oaks and unfortunately had a very frustrating experience due to constant noise and ongoing construction. For a large portion of my time living there, there was frequent loud construction noise that made it very difficult to relax or work from home. The noise would often start early in the morning and continue throughout the day. It felt like there was always drilling, hammering, or heavy equipment running nearby. What made it more frustrating was that there was little ...communication about how long the construction would last or when the loud work would be happening. As a resident paying premium River Oaks rent, I expected a quieter living environment and better transparency from management. The apartment itself and location are nice, but the constant disruption from construction significantly impacted the quality of life. If you are someone who works from home or values a peaceful environment, this is definitely something to consider before signing a lease here.Property Manager Responded

Amazing Location
October 31, 2025My husband and I toured 7 complexes along the buffalo bayou. The access from these apartments is by far the best. Plus the complex itself is lush and green and excellently maintained. It’s perfect for our dog. And our leasing agent, Stephanie, was great. She wasn’t pushy like some agents at other communities. The entire staff is wonderful. Great choice near Buffalo Bayou

October 7, 2025I toured 14 managed apartments in Houston and I'm so glad I chose Cortland River Oaks. I think it's the best neighborhood to live in Houston if you care about walkability and easy access to the city offerings. There is a good share of younger people living here, but the community is quiet.
