Constant Billing Errors and Poor Management
September 7, 2024I have been living at Dwell Vienna Metro since spring 2019. When I first moved in, the property was managed by a different company, and the experience was excellent. The former property manager, Richard, truly went above and beyond to meet the needs of the residents. Unfortunately, in January 2022, the property changed ownership and management, and things have gone downhill since then. Since the new management took over, I’ve experienced constant issues. They’ve repeatedly mishandled my lease ...renewals, increasing my rent by 6-10% each time. On top of that, they’ve made billing errors that led to late fee charges on rent that I’ve paid on time. I’ve had to deal with delayed responses to my emails, some taking days, while other issues can take weeks or even months to be addressed. The management doesn’t seem to care about the residents' concerns, and their service has become increasingly unreliable. Holidays and office closures are excessive, leaving issues unresolved for extended periods. One of the most frustrating issues has been with my water and sewer bills, which have been incorrect for the past several months. Despite my ongoing attempts to resolve the problem with management, nothing has been done to fix it. In fact, things have only gotten worse—they’ve now added late fees to my account for a bill I am disputing and have paid on time. I feel like no one is taking my concerns seriously, and it’s been incredibly stressful to deal with these repeated problems. Living here used to be a great experience, but under the current management, I can’t say the same. July 9, 2024One of the most incompetent companies I’ve ever dealt with. They frequently tread the line of breaking their own lease agreement, and take advantage of residents on a regular basis. Great Place!
November 7, 2021I moved to Dwell about a month ago and couldn’t ask for a better place to be. Initially Teresa provided the tour a few months ago, with detailed information about the property as well as apartment availability, she was great and professional. I wasn’t quite ready to move from my previous location, so I came back a few months later. When I came back to lock in a lease Rich was there to help assist me. Rich was great, he also provided detailed information and helped navigate me through the ...application and move-in process. Within a week I was a new tenet at Dwell. The property is beautiful, the area is quiet and it’s so close to many restaurants and stores. I have made dwell my new home, in a short period of time. Comfortable and Convenient
July 7, 2021Living at Dwell Vienna Metro has been great! The area is beautiful and everything I need is just around the corner. The apartment is comfortable and easily accessible. If there ever was an issue, I'd send a quick email to the property manager, Richie, and the issue was handled promptly and discreetly. Awesome apartment, even better staff
July 6, 2021My husband and I were looking for a new apartment and Dwell Vienna was the one. Great location with walking distance to everything you need. The apartment is one thing but to us it was more important to be able to work with the staff and Richie - the property manager was amazing and so helpful! We are expecting a baby this year and I had a hard time picturing how all the baby gear would fit, but Richie was so patient with us and walked us through all the options helping me visualize how we can ...make this our new home! Loved my time there!

Great Place to Live
February 29, 2020I’ve lived here for several years, and with an exception of about 6 months when management changed, I have been very happy. The property manager they brought back, Richie, is amazing, and he is the only reason I decided to extend my lease. Most people here are families, professionals, and all very nice people to have as neighbors. I love that I know people on the elevator, and we talk with each other. GREAT LOCATION / NICE PLACE TO LIVE
February 29, 2020I have been living here since 2017 and I love love this community. The property manager is an AMAZING person, his name is Richi. He always is willing to help you with a great attitude. The neighbors are very friendly. The apartment has a beautiful kitchen, granite counter top, hardwood floors and stainless steel appliances. Beautiful green areas. The community is very safe. The LOCATION is excellent. Walking distance to the Vienna Metro Station (orange line- Fairfax County, Arlington, D.C. ...Maryland), SAFEWAY, Starbucks, UPS, Walgreens, CVS, Michaels, PNC, Wells Fargo, Capital One, Micro Center and more. Great complex for commuters with excellent amenities
February 28, 2020Although we have been a part of the community for 4 months, I can happily say that we made the best decision by moving here amid a plethora of options near the orange line. The employees are very nice, attentive, and helpful. When we encountered issues with the apartment dishwasher and plumbing, the problems were addressed very quickly. When a leakage was discovered in the apartment above, staff communicated immediately to ensure everything was right in our apartment. We really appreciate the ...promptness with which situations in the complex are resolved. Overall, the place is great! We constantly use the gym that, although small, still has everything we could possibly need. The free coffee in the club room has basically become a morning ritual for us and tastes great. The neighborhood is great for commuters given how close it is to the metro and the Pan Am Shopping Center right across the street is very convenient!
