New management has been awful
December 11, 2025All reviews prior to October 2025 are accurate but the complex has been taken over by a new management company FPI management and they are awful. Since they’ve taken over the complex is going downhill quickly. The trash is getting crazy. We have Valet and they do not pick up the trash daily any more. My neighbors trash has been blocking the walk path for days and there is trash in front of so many doors is gross. The pool isn’t clean often enough and the leasing office is always closed or locked ...and closed at 5. You can never get in contact with the manager and the office workers when they are there don’t know much because it’s always a temp worker who’s not knowledgeable about anything. When you put in work orders they get deleted And not taken care of. You have to put in work orders multiple times before they come and fix anything. Also this complex does not allow transfers or upgrades. If you need a bigger unit you are not allowed to transfer units you would have to pay to break the lease then resign another lease. Why would anyone pay to break a lease and sign with the same place. It’s ridiculous All other apartment complex allow you transfers. also this place isn’t gated and anyone can walk in including the homeless that hang out across the street. So don’t move here!!! Great to be back!
February 4, 2025This will be my second time at Esplanade Apartment Homes. Moved here the first time in 2006 and was here for 6 years with my children. Moved back now that my children are adults and on their own because I loved everything about living here. The new leasing staff is so Amazing, especially Arianna!! Don't expect your security deposit back
February 6, 2023They will charge you an "apartment cleaning" and "carpet clean/repair" fee, even if you showed them photos and a video proving the apartment was thoroughly cleaned when you moved out. Their own words - "we charge every resident this, no matter what". We even checked the box on the move-out form that said we’d like to schedule a move out walk-through and no one got back to us to schedule one. Parking is a mess (hardly ever any spots for guests). And, they put locks on the doors to the dumpsters ...without telling anyone that the amenity key is used to open those - by their own admission, they did not effectively communicate that and resulted in people just throwing trash over the fence, hoping it lands in the dumpster. Great place to live
February 6, 2023First, I want to say about the leasing office. Kathy Morris, from the leasing office, is one of the most cooperative and kind person I've ever met. If you visit here, you get free Starbucks coffee and hot chocolate. Everyone from the leasing office is super friendly. It's been one month since I lived in this apartment. It's nice to have a quiet evening with friendly neighbors. We have a dog park and duck pond within 10 mins' walking distance here. Also, the main shopping malls are 5-7 minutes ...away, which is very convenient. Everything is nice here, and I am willing to live here as long as I have a job in Riverside.Property Manager Responded

January 15, 2020I have mixed feelings as I approach my (second) lease renewal date. Originally my plan was to stay here for a year as I took a new job in the area. I figured that this would give me enough time to get to know the area before buying something more permanent. I never thought that I would choose apartment living as a permanent solution. It's beautiful here. The grounds are kept up, Big mature trees +++, friendly staff +++, and quick to reply to any issues +++. I have days to decide. It may be ...too hard to leave.
