    • Don't. Do. It.

      March 29, 2026
The most recent bad thing to happen at this complex is while I was moving, the kitchen sink backed up. This was at least the 5th time it happened. Since I was in the process of moving, I hadn't been there for several days and came home to it. Who knows how long it had been like this, but I could smell it before I even opened the door. The sink overflowed with disgusting water and greasy black "stuff" and ruined the carpet, flooring, a lot of my stuff, and a couple of cabinets. Maintenence ...
unclogged the sink a day or so later, but did not clean anything. The last three times this happened, they called in carpet cleaners. This time....nothing. just kept telling me I had to have my apartment, including the carpets, professionally cleaned before I moved out. I called two companies who said they would not clean carpets since it was a maintenance issue, somethingabout liability. And I don't feel I should have had to clean them after this mess. We also went without a working toilet 3 times... once for up to 6 days. In a ONE BATHROOM APARTMENT. Hence the reason I counted down the months until I could leave. There was nothing luxurious about this place. 10/10 do not recommend. And this is just the tip of the iceberg. So many things are wrong with this "luxury" complex. I cleaned the best I couldn before tirning in my keys, which took three times as long since I could only handle being inside for about 10 minutes at a time due to the mildew stench. I know they're going to hold back my security deposit and I don't even know that I care anymore. I'm just so tired of dealing with this place. I will say, Nick and his office staff were very nice. Too nice to work for a place like this.

Hi Angela, We’re sorry to hear about your experience and appreciate you sharing your feedback. We’re glad to hear that Nick and the office staff made a positive impression during your time in the community. We do want to clarify that our records show that any service requests were addressed throughout your residency, and our maintenance team responded accordingly. Concerns like plumbing issues are taken seriously, and when reported, we work to resolve them as quickly as possible. Regarding move-out charges, these are based on the condition of the apartment at the time of inspection and in line with the lease agreement. If you have questions about your final account or charges, we’re happy to review them with you directly. We understand that your experience did not meet expectations, and we appreciate you taking the time to share your perspective. If you’d like to discuss anything further, please feel free to reach out to the office.

    • THIS IS NOT LUXURY LIVING — BE WARNED

      October 10, 2025
Thinking of moving here? Don’t. What they show you during the tour is not what you’ll get. My actual unit had chipped paint, dirty floors, old appliances, and poorly done repairs that took months to complete. Common areas are just as neglected — mold, peeling paint, and overgrown weeds. Maintenance is a nightmare. Staff and maintenance teams constantly turn over, and requests are either ignored or half-done. One example: they cut a hole in my bathroom wall, patched it weeks later, and never ...
painted it. Hidden fees are constant: “Utility” fees ranging from $100–$180/month with no explanation $15/month parking + towing threats for guests without passes Renter’s insurance requirements kept changing without notice, leading to unjustified “non-compliance” fees Unsafe Conditions: Especially at 1970 Oberlin — broken gutters cause flooding and ice buildup at the entrance, creating serious hazards. Reported multiple times. Never fixed. Move-out fees are a money grab. I was charged over $700 after leaving, including $500 for carpet replacement despite no major damage (I have photos). Final Verdict: This is not “luxury living” — it’s poorly managed, overpriced, and stressful. I would never recommend Fieldpointe of STL. I have receipts for everything if management tries to dispute it. Prospective renters take heed...All these review can't be lies.

Hi Katina, We’re sorry to hear about your experience. Our property manager reached out to schedule a move-out inspection so that any concerns could be reviewed together and to ensure everything was clearly communicated before finalizing your move-out. Any charges applied were in line with the lease agreement and reflected the condition of the apartment at that time. Utility costs are based on usage, and our parking guidelines are designed to ensure there’s adequate parking for all residents. We’re always happy to answer any questions or review details directly; please feel free to contact us at (314) 434-0113.

    • AWFUL Place.

      March 11, 2025
If you'd like to live in an apartment where the ceilings are so thin that you can hear your neighbor's every move, this is the place for you. One adult male lives above me, and his steps shake my walls. I've had to remove all wall decorations as they fall off when he walks. The noise is constant—stomping, scraping, pounding, and dropping heavy items. I have filed several noise complaints, only to have them all ignored. The one time I spoke to a manager, they told me to call the cops. So, it's ...
either have the cops at your place every day, causing a neighbor war, or just deal with it. I've tried talking to him, and he obviously does not care. He is home 24/7 The neighbors next to me are also extremely audible, as the walls are as thin as paper. You will hear their conversations plainly. Luckily for me, the one who was screaming racial and homophobic slurs has moved out. They lived below a family with a child who would run from one side of the apartment to the other—something I could also hear from my unit. Over the past few years, they renovated all of their apartments to have wooden creaky floors. Unsurprisingly, after that, people started moving out. If you take a walk past the units, you'll notice that most of the apartments are now vacant. I plan on posting a full review once my lease runs out, detailing the ABUNDANCE of problems in this apartment complex. I will also be adding a video of the audio from my living room. One last thing: If you're quoted a price here, plan to add about $150–$200 for nondescript "utilities" tagged onto the rent.

      August 31, 2024
The apartments itself are okay however when I moved in there were so many issues. I didn’t have hot water for like 10 days. My toilet was and still is leaking after 2 months of living here yet they still have the audacity to charge full rent among other things. Be prepared for disappointment

    • DO NOT RENT HERE!!!

      October 9, 2023
If I could leave 0 stars I would. I’ve been living here for 2 years now and this place has done nothing but gone down hill ever since. I was moved into a 10 year old apartment with all old (new) appliances. All of the lining in my apartment isn’t attached to the walls and my toddler can freely pick it up. The previous family who lived in my apartment left a garden in the patio and now my backyard looks like a forest. I was fined for this garden I DID NOT PLANT. Even after being previously told ...
they would take care of the issue by the previous manager Deborah. All the floor pieces in my bathroom are literally just glued together. My doorknob has been broken for 3 weeks and when i called concerned due to my autistic son being able to get out. I HAVE NO HEAT AND ITS BEEN COLD ALMOST EVERYDAY SINCE LAST WEEK! I have to use my stove to heat up my house. i was told i should tell him not to unlock the door…. We've been charged underlining fees that are not in our lease. Our heat does not work. Our front door has a water leak. My Autistic son on multiple occasions has been able to find screws, cement pieces, or nails in his closet. theres holes everywhere in the foundation of our doors. All of the closet doors have fallen off the closets. Our dish washer doesn’t work correctly. Mold issues in the bathroom. Spider issues. Our car was hit in the parking lot while we were sleep. my car was shot in the parking lot and hit as well! I DO NOT RECOMMEND! VERY UNPROFESSIONAL AND NO COMPASSION WHAT SO EVER

Destiny, I am sorry to hear you are so upset. In response to the weeds that are overgrown on your patio, when I met with your husband, he gladly agreed to the upkeep of chopping down the weeds on your patio. The previous family did not plant a garden and unfortunately since the area is enclosed and part of your patio, you would be the one responsible for keeping up with the weeds and overgrowth. We never fined you for not keeping it up, although I can see it is time to trim them again. Please put a work order in to have the cove base re-glued, we were unaware it was coming away from the walls. We apologize for the delay in the doorknob being repaired, the doorknobs just came in today and we will be over to repair the doorknob today. When I spoke with you last week, I was happy to hear that in the meantime your deadbolt was working properly so you were able to lock your door with the deadbolt lock. I will ask our Maint Supervisor to check your heat today but you did not ...
submit a work order for this, so we were unaware it was not working. Also please submit a work order for the water leak under your front door and the closet doors that need repaired. We have tested your dishwasher several times and it works to the best of its capacity. You cannot leave built up food on there as it is just to disinfect the dishes and not rid them of large amounts of food. The mildew in your bathtub is something that you would need to maintain, it is a cleaning issue and not a mold issue. I have added you to the list for pest control as we were unaware you had any kind of spider problem. The exterminator will be there tomorrow Oct 12. I just went and inspected your vehicle and I do see some damage to the back right end quarter panel but do not see any bullet holes. We have never had a report of a shooting of any kind here from you or any other resident. We are very sorry to hear about your cat, but we require all pets be kept on a leash when they are outside and monitored by their owner at all times. Please let us know if you are having any other issues we can address?

    • I regret I signed a lease here.

      May 30, 2023
Even after reading negative reviews I was so dumb to rent an apartment here as it was close to my work place. Our first day experience was horrible and sharing our experience here. We were told our apartment inspection is done and ready to move in but after moving in basic cleaning also not properly done. To start with we can’t even move our things during night before there were no lights in the hallway and stairs. It’s completely dark and people may get physical injury’s if they fall down from ...
stairs. And dish washer is not working Dryer is not connected. Toilet keeps moving if we sit on it. Water is not draining in the bath tub Ceiling fans are not even clean and has piles of dust on it. Kitchen cabinets are completely filled with grease and sticky. The towel holders in restroom were just placed as show case. They fall apart when you place a towel The wents were dirty and doesn’t feel like breathing proper air. The floor vibrates when the AC is turned on When I went to the manager to complain about things she said I need to talk the front desk people and when I went there they told me to raise tons of maintenance requests which doesn’t make any sense. I asked how this apartment is rented in first place without doing proper inspection. I was told inspection is passed and everything looks good but that’s not the case. And most importantly the answers you get from the staff is too bad and I regretted why I rented here.

    • The will not repair anything and will not respond to emails or calls

      March 6, 2023
The worst living experience of my life. No functioning drier for 11 months, the amenities were under construction for most of our two year stay. They never respond to emails or calls, even if its the upstairs apartment leaking into your apartment. And you better never try to leave, even if your contract has ended because they will just keep charging you rent.

    • Management

      January 11, 2023
Management is a mess. No communication between future residents and leasing office. Had to call multiple times to ask information about apartment details. Took for me to walk in and ask leasing agent for information.

    • Stay Away - Management is horrible and place is falling apart

      November 16, 2022
Prior to 2021 when management changed, the property was great. The new management (JRK) who took over is horrible. They fail to respond to work requests in a timely manner even when it poses a safety risk. September 3, 2021, I placed a work request for a board on my deck that was beginning to rot as they had not resealed the wood. I had to place the work order again in December 23, 2021 and March 8, 2022 for the same issue as still not addressed. They suspended my work order for this in April ...
as they were waiting on replacement boards to arrive, but apparently fixing a deck that likely should have been condemned was not a priority as it was not until July 14, 2022 that they finally "fixed" the rottenest board. Though they left several other soft boards that still posed a safety hazard preventing me from feeling comfortable using my deck. By the time they finally addressed my work order and that for my neighbor's adjoining deck, there was a hole several inches wide through the deck that let you look straight down onto the 2nd story deck below. Honestly, the decks should have been condemned. It is unacceptable that something that posed that much of a safety hazard took over 9 months to address and then they only did the minimum fix replacing the rottenest boards. Almost all the tenants that have lived there for more than a few years are leaving the complex as it has fallen apart since JRK took over. Do not let the "newly renovated" wooding they use make you think the place is nice. They are just covering significant wear tear issues with temporary fixes that may only last a few months. If you are expecting a management company that will actually address you needs or the come wear and tear issues associated with living in an apartment complex that is over 40 years old, you will want to steer clear

    • Not Worth It!!!

      November 8, 2022
We’ve lived here for 5 months and are already looking to move out. Maintenance never fixes anything, despite saying that they have. We have had numerous leaks throughout the apartment, including the bathtub not being installed properly (which lead to water pooling beneath the tub and leaking into the apartment below us). The apartment was dirty upon move in and was never fixed despite us asking multiple times before we moved in. Random hidden charges and fees that are not told until you’ve signed ...
      the lease.

    • WORST EVER APARTMENT WE HAVE EVER LIVED

      May 20, 2022
The management of this complex is awful. Customer Service is infuriating. Made us leave the office when trying to talk about different charges. Many hidden fees and no empathy to tenants. Takes months and months to resolve any maintenance issues. I would not recommend this apartment for anyone.

    • BEWARE!

      May 13, 2022
I have never lived anywhere worse. It is NOT worth the price. Management is EXTREMELY dishonest, and rude. Trust me, I have also lived at the Pavilion apartments across the street. Do yourself a favor and rent there instead. I cannot wait for our lease to be over, this place is disgusting. The pictures are FAR from accurate.
