PROCEED WITH CAUTION!
August 19, 2025SPARE YOUR SAFETY AND HAPPINESS, DO NOT LIVE HERE. This was by far the worst apartment I have ever lived in. BEWARE of the “5-star tour” reviews and listen to someone who actually lived here. Safety & Neighborhood: Rated a D- MINUS neighborhood online. As an avid runner, I was harassed by men in the complex and along Pear Ridge. After too many scares I had to drive to Plano just to run. Gunshots happened multiple times, including at 4 PM on a Sunday INSIDE the complex that forced me to run for ...cover. Gunfire at night was constant. Fights broke out in the hallways at all hours. Noise & Disturbances: The pool was overrun with non-residents blasting loudspeakers every weekend into Monday morning. Fire alarms went off multiple times a week, often at 6 AM Sundays or 2 AM weekdays. They are painfully loud, I had to hide with my dogs in the closet with headphones to dull the noise. Cleanliness & Maintenance: Broken-down cars with no plates everywhere. Trash left in halls, trash chutes overflowing into the garage. The whole complex smells like garbage. Contractors left junk in the halls for months. DOG POOP EVERYWHERE. Residents let their dogs roam unleashed, causing fights and safety issues. Security: My truck was broken into and nearly stolen 2 weeks after I bought it (only saved by a kill switch). Management did nothing and showed zero empathy. I had to park at a friend’s house for 6 months. Gates were constantly broken, I personally saw random men breaking them open three times. Apartment & Living Conditions: The interiors were cheap and falling apart. Maintenance entered unannounced. Filters filthy, master tub peeling before move-in and never fixed. I documented a spotless move-out, yet they charged me $500. I’m contacting my attorney. Living here hardened my heart. I cannot believe I lived among such unsafe conditions. Noise, fights, filth, and fear were daily life. I beg anyone, especially young women, DO NOT move here. It is dangerous, and there are far better options nearby for the same price.Property Manager Responded

January 27, 2025While the staff is friendly and helpful, the surrounding communities have made the stay at Gramercy sometimes difficult. Often, there are cars driving by with music blaring or there are people playing loud music into late hours. Additionally, the fitness center is often used by non-residents and there are trash throughout the community.
