Despite the rent increasing by $200 in the past two years, there have been no noticeable changes to the buildings or management in that time apart from redoing the siding last year. The bath/shower water heater consistently takes about ten minutes running before it heats up. The air conditioning/heating in the units work about 50% of the time; in winter, your apartment may be colder than the building hallway. I know multiple residents who had to have their pipes fixed/changed, after which the ...
holes in their walls/ceilings were just left there for months. The residents are now the ones cleaning the stairs/hallways, and while they are being paid for it, it's not enough given the state of the place. Their 'inspections' consist of walking in, saying they should replace a light fixture or a smoke detector, and then leaving and not doing that. I know a resident who lived there for three years and had their apartment inspected maybe once in that time. All this and there are maybe three fulltime employees that I can see. The leasing office is constantly closed during their stated operating hours. Multiple times vehicle or emergency contact information has been lost. There is no transparency about anything and any complaints are met with "we'll look into it" and absolutely no follow-up. Recently they tried to say that you had to renew six months in advance or forfeit your lease. They only accept online payments now despite their old rent deposit boxes/rooms still being up and unchanged. Someone stole my bike and their security camera didn't catch it despite being right next to the bike rack.

I moved out of this apartment on Aug 1, 2024, completed the move out card as instructed, and was told that my security deposit would be processed. It has now been over a year, I still have not received my deposit back.
During this time, management has given me conflicting and confusing answers. One person told me I had to wait for a former roommate to move out, even though my lease had already ended and another tenant had paid their deposit to the management. Another person was very rude and ...
told me there was no deposit on record? They are pretty good liars! Without any deposit who would let people to stay? and how is that my responsibility if another new tenant paid their deposit or not? I have moved out after my lease ended!

Management doesn’t care about the tenants. Had to have our ceilings repaired and left a huge whole in the ceiling of our bathroom through which the tenants above us could see us in the bathroom. Wasn’t able to use bathroom for days.
WiFi isn’t useable.
Maintenance charge is way more than it should have.
Management knocked on our door and asked us to clean our floor mat that was outside our apartment like WTH?
Maintenance guy can be very rude.

The apartments are nothing fancy, but nice, clean, and safe. The free wifi is pretty slow, but useable. I appreciate how many utilities are included. I only pay electric, and the units are quite energy efficient, so it doesn't end up being too much. There are a lot of families with kids, which can be noisy at times. It's nice to have management on site if there are any concerns. I haven't had to put in any maintenance requests yet, so can't speak to how quick they are to respond. They are very ...
quick with snow removal though! The laundry room stays clean but the washers and driers are expensive to use. If I were staying in Mankato I would probably renew my lease.

Don't plan on saving money on internet. The free WiFi is completely unreliable. They really need to find a better service provider or just stop listing it as an amenity.
