The community itself is safe, peaceful, and generally quiet. Maintenance is 10/10—always helpful and professional. However, the leasing office is the biggest issue. They are not supportive when life happens and will make things harder instead of working with you.
Brittany specifically left a bad impression. She starts off overly nice to get good reviews and commissions, but once you’re locked into a lease, the attitude completely changes. Zero empathy, zero humility. Please don’t fall for the ...
fake friendliness—it doesn’t last.
They charge extremely high fees on top of already expensive rent. On top of that, they give very last-minute notice for pest control and community events. Pest control has even entered units at inconvenient times without proper notice.
Not everyone in the office is bad—Mr. Willy is the BEST part of this community. Always genuine, friendly, and proud of his work. Unfortunately, the rest of the office staff brings the overall experience down.
If you plan to live here, make sure your finances are beyond stable because they will not work with you during hard times. Once you sign the lease, you’re on your own.

we have been here for few years and it has gone downhill and gets more expensive for no reason.
Few things to keep in mind while moving in :
1. Current management staff is very incompetent. If you call the office for something, always expect to get their voice mail nd don't be surprised if you don't receive a call back. There have literally been times where cockroaches were crawling on our bedroom wall above us while we slept and you can see them crawling all over in the patios and bathrooms. They charge whooping amenity fees on top of the rent like trash\pest control\, etc etc which costs more than $100/month, but Breezeways always smell like marijuana and look so dirty, Dog poop is everywhere, and you can even see trash over some places. Not sure where all the maintenance money is going and even this keeps increasing every year

My smoke alarms triggered daily for 2 months before they came to replace them and when they did roaches were running down the maintenance guys arm it wAs disgusting. Every window in our apartment has mold in it, they sprayed windex on it and told us in order to get rid of the mold we need to “open our blinds in the morning” EXCUSE ME? There is literally water coming in from all the seals in the windows and that’s the solution? The apartments are spacious but they are certainly not well kept. Walls are paper thin, we hear our neighbors arguing about their meth addictions every day. Every time we use the washer and dryer, our entire apartment smells like sewage and gets fogged up. We are almost always afraid to put in maintenance requests because the maintenance workers always belittle us and give nonsense temporary solutions. The renovations they’ve been doing around the complex have taken entirely way too long, and people are having to park on the grass and street due to parking not being accessible due to these extensive repairs. People who do not have handicap stickers park in handicap parking all the time, and due to this my disabled grandfather could not come visit me. DO NOT MOVE HERE, I cannot wait until this lease is up!!

Signed a 15 month lease for a one bedroom apartment. i have since moved out(less than two months now). Thought i would write a review because of how incredibly helpful the front office was with any questions/maintenance request that i had. to start, For example, i noticed that the hot water wasn't working when i initially moved in. After contacting the office, they had maintenance bring in a NEW water heater and installed within 3 days of the original problem. The kitchen sink started leaking ...

The property is maintained daily as i see the guys ride around on golf carts everyday to keep up with the appearances. I also liked the fact that it is gated. Only negative i would say i had is parking would be a hassle sometimes if i got home late and everybody was already parked for the night. Also, even though it rarely happened the trash would sometimes get super full of trash to the point it would be spilling out of the trash area. moving out was super easy and the whole process was super transparent with the front office sending a detailed report of what you were charged for and any final fees.

It is our top priority to ensure that the gates are working as they should. If there is ever an issue with the gates, it is always responded to immediately. I have been living here for 2 years. I have had bad experience with them to fix things. If your stove is broken it takes them sometimes 4-5 days to fix it. My husband and I have been renters at Shiloh Valley Overlook for 7 years, and we've found much joy and comfort in living here. The location is perfect - just off I-75, nearby to shopping of every type (there's a Costco literally down the hill), and with a beautiful touch of nature. (We're also right next to Kennesaw Mountain, for nature lovers and hikers!) Our neighbors are considerate, the grounds are kept neat, and we've really enjoyed making our home here.

pets - we have two cats, and the related pet fees are both reasonable and appropriate. Maintenance workers are courteous and attentive, as are the leasing office staff. There's also a well-maintained pool that families take advantage of every summer, along with tennis courts and a small exercise room.
