June 25, 2025I have good and bad things to say about Hampton Farms. The maintenance staff is amazing and gets things done quickly. Now the bad. When I moved in, the apartment hadn’t been cleaned and smelled like smoke. When I asked to switch units, they said I’d have to pay thousands to break the lease. Only after I threatened to leave entirely did they let me move. If you rent here, make sure to see (and smell) the unit first. The new unit was still musty but better, so I stayed quiet. They spent a lot of ...time and money on the clubhouse, which was always empty except for staff. It felt like they prioritized their workspace over fixing real issues. It was also loud during construction, and we couldn’t use the pool that summer—though there is another pool on-site. In winter, they didn’t clear snow or ice from the parking lot. It stayed icy for weeks, and I slipped multiple times. The worst issue is the stairs to upper floors. They’re falling apart. A friend had one break under her. Check them out during your tour. Again, more money went to the clubhouse than resident safety. The dumpsters are another problem. Trash is often left on the ground, and in summer it smells awful and attracts flies. No one showed me how to use them or where they were, which might explain the mess. The staff is friendly—until money is involved. They didn’t tell me I needed to sign a 60-day notice to leave, even though I was in the office the day it was due. I ended up paying two months’ rent for nothing. Read your lease carefully—they’ll use it against you. For what you pay, you might as well live somewhere newer on the KY side of the river.Property Manager Responded

Major property improvements are currently underway, including the replacement of stairs, stair risers, retaining walls, and more. While the Phase I pool was temporarily closed during clubhouse renovations, our Phase II pool remained open for resident use. We’ve also taken steps to improve waste management: our pest control partner now treats the areas around the trash compactors regularly, and we provide a property map at move-in that shows all compactor locations. Great location, excellent apartment!!
October 11, 2023I have been living at Hampton Farms for a little over 3 months now, and I already call this place my home! I got relocated due to work and was worried about finding a good location for a reasonable price. When I toured the complex with my boyfriend, I immediately fell in love with the open floor plan and renovated appliances! It is about 10 miles away from my workplace in Cincinnati and is a great price for the living! The team is personable and friendly, and the residents are respectful and ...welcoming! BEST APT IN KENTUCKY!
August 10, 2021We lived here for about 3 years and I can't recommend this place enough! The maintenance staff was always efficient and treated us like family. They knew us by name and give great recommendations for jobs/places to eat ect. The office staff is equally amazing, friendly and the complex is absolutely beautiful. They put a lot of work into the move-in process and upkeep overall. Through the year, they hold resident events like food trucks and holiday after parties. In the winter they are quick to ...put down pet-friendly salt and make the walkways safe. In the summer, the lawn is always kept in pristine shape and flowers are put throughout the complex. Any time I had family over, it was so cool to point out the pools, flowers and scenery and everyone I brought mentioned how pretty it was. This is a great and affordable place for everything that you get. The walk-in closets, large bathrooms, great balcony/ lawn area and all the parking space is mind blowing from what I've seen in Kentucky. Wonderful & Cherished Stay at Hampton Farm
April 12, 2021We really enjoyed stay here and experience is wonderful. We are leaving Hampton Farms with lots of cherished memories. One thing I really like is quick response on maintenance requests. Attention is paid to every small request and handled quickly as well. Staff is very cooperative, polite and helpful. Also the natural ambience is very nice in Hampton Farm. This place is horrible

Horrible
February 15, 2018Lived here for two years. The first year was okay but when management changed it went downhill. The water pipes are terrible and are constantly breaking. We had our water shut off at least 15 times in 3 months and it never seemed to get fixed. They will barge into your apartment at 11 pm and start drilling to fix problems without a heads up. They lose rent checks frequently and are very rude as a staff. I would not recommend this place for anyone.Review from Apartments.com
HORRIBLE
June 18, 2017Lived here for three years, in two different apartments. The staff, Tracey and her other henchmen are of no help. If I had a problem, they would never answer the phone. It was always difficult to get maintenance to visit my apartment. THE PLUMBING HAS BLACK MOLD in the older apartments, which they clearly have no desire to fix. And they will swindle you out of every cent in that security deposit and make up reasons for it. Great First Apartment
August 21, 2015Hampton Farms is a great place to live, especially for students and young adults. I have been here for 2 years and have never been anything but satisfied with both apartments I've lived in and the management team. The apartments are a little bit dated (mostly the kitchen) but there are newly renovated models available! The complex is more expensive, being close to a college campus, than other options in the area, but it is very safe and close to the interstate/downtown Cincinnati, which is why I ...choose to pay a little bit more! Hampton Farms Cheap at an expensive price
August 7, 2015The main reason I moved into this place originally was because it was close to the local university, had a nice pool, laundry access, and was within walking distance to a couple restaurants, grocery store, and a place to get a hair cut. Once i moved in however there were a few things that I am not thrilled about. First off they allow no pets, which is fine, but there have been occasions in the past where the owners would accuse me of having a dog. Their maintenance emergency line is the same as ...their in office line, so when one night when my oven caught fire, or the other time when my upstairs neighbor was leaking water into my apartment, I had to wait till the next morning or until the first Monday until i could even call it in and even then it takes an additional day just to have someone look into it. In the six years I've lived here it has seemed to start going down hill at a rapid rate and I can gladly say I will be moving once my lease is up and I graduate.
